Project Brief

Location

Boulmer is a small fishing village located on the North East coast, 40 miles north of Newcastle upon Tyne. The journey typically takes between 50 to 60 Minutes by car depending on traffic. The A1 is the most direct route and quickest route to reach Boulmer from Newcastle rather than taking the A189 and A1068, which follows the coast.

Beach View is the only road that travels through Boulmer. It is a quite road that is mainly used by the residents of Boulmer, with a small proportion of its use by motorists passing through on their way up or down the coast. Boulmer Road is adjacent to Beach View and connects Boulmer to Longhoughton, another small village nearby.


History

Situated in Northumberland coastal Village, Northeast of England, It is one of the first lifeboat stations of the area and one of the oldest stations in England. It was founded in 19th; August of 1825 by the duke of Northumberland and the place has a historic of over 230 lives rescues in the coastal village area. The lifeboat station became not affiliated of the official charity of rescue services (RNLI) in 1967 and the activities of coast guard became independent in the village since then. The surrounding area, which composes the scenery of the Boulmer Village, can be described as a small community inside the county. The fishing tradition is the one of the most important commercial and industrial activities in the area. The area has an average of 30-35 buildings, around the coast. They are all connected by one road, which provide access to the other neighbourhood areas. Today the community also has a RAF base of the control system force and an Air Surveillance headquarters that places the Search and Rescue Squadron to help on the coastal guard at the sea. Surrounding Building

The houses around the village seemed like the lifeboat station in tram of style and material of use, which might effect by the weather condition of the area and the age as well. Dense stonewalls and sloped roof with a maximum 1-2 levels, seemed like performs well with the wind and rain, so that’s why this style was a typical model in that time. Surrounding Building

The lifeboat site has irregular geometrical shape, the approximate site measurements states in 60.55m North, 41.72m South, 26.79m East x 24.45m West. The existing building is mostly in the South side of the site which is gives a good opportunity to extend and reuse the space within no need to extend the boundary.

The nearest post office to Boulmer is in Longhoughton (1 1/2 miles) west of Boulmer with The nearest supermarket (6 miles) west in Alnwick. As for schools, the nearest nursery/first school is in Longhoughton. there are 3 primary schools in Alnwick as well as a high school and another high school in Amble, 6 miles local bus service for the costal road is X18 The nearest train station is 3.5 miles to the south situated in Alnmouth.

The existing building is constructed of sandstone rubble masonry. The current plan is divided into three buildings with the central building opening out towards the sea. The central building has an open roof space, giving a total which is supported by thick timber trusses and rest on the top of the existing walls. The other building, to the south is opposite the neighboring property; the other extends to the west making the back of the building. The services on the Boulmer lifeboat station are limited, with only an electrical supply.


Site Access

The life boat centre sits on Beach Road, it is a relatively small country road which may be an issue for any large plant used for construction. However there is very little use of this road and congestion will not be an issue. Right in front of the site and across the road is section of land which may be used for a turning area. To get to Boulmer there are a number of large A and B roads which will be useful for any plant/materials being transported by road.


Weather Conditions

Sun path The sun path changes throughout the year, being shorter in the winter and longer and shallower in the summer. This means that different amounts of light will be shining on the lifeboat station and will have to be taken into consideration if there is lots of glazing to be added. The different amount of light will mean that there different amounts of solar gain. In the summer, the lifeboat station may overheat if there are large areas of glazing and in the winter, lower solar gains mean the building will be cold. This means that cooling and heating systems will have to be considered when choosing the amount of glazing should it be added. The sun paths indicate that photovoltaic panels would be a viable solution to generate electricity for the lifeboat station. The gable end of the station faces east, meaning that one side of the pitched roof faces south. This is the prime area for PV panels.

Weather Conditions

Weather prevailing The average maximum temperature in Boulmer is 12.2째C and the average minimum temperature is 5.9째C. Temperatures in Boulmer can range between 0째C in January and 20째C in August so heating and cooling systems have to be considered in order to keep the internal conditions comfortable. The North Sea affects the temperature in Boulmer, keeping it cooler. The type of insulation and the glazing systems will have to be considered. Glazing that is very good at retaining the heat in the building will have to be used, but it must also be able to let heat escape in the summer months by being able to open. The lifeboat station is subjected to strong winds, prevailing from the southwest. Strong winds increase the load on the building so if the building envelope is to be added to, then it must be capable of withstanding the high winds for many years without failing. Careful consideration of materials is needed, as is the nature of the construction. Spray from the sea has to be considered too when converting the lifeboat station. The spray contains salt, which is damaging to many building materials, particularly mortar joints. The mortar joints decay due to the salt attacking the lime in the mortar, meaning they will need repointing in future. This has to be taken into consideration when deciding on materials to use in order to reduce the likelihood of decay and also future maintenance.
