STAGED TO SELL JENNY KROPP KNOWS AN INVITING DESIGN CAN BE A GAME CHANGER.
Staging is an art. Those who have a knack for it can bring a blank canvas to life with just the right touches. Stager Jenny Kropp’s keen sense of space and style helped her make a business out of a natural gift. A former professional volleyball player, she uses that same work ethic and competitive winning spirit when staging homes. “I love the instant gratification,” she says. After flipping homes for many years with her husband, Jenny and her unique style caught the eye of local real estate agents. She launched Simple Coast Staging and quickly became the go-to source for new agents, homeowners, builders and developers looking to sell a home. While many sellers might fix up some aspect of

a property prior to sale, they don’t always consider

hiring a stager. While it’s an added expense, the return on investment can easily make the difference between selling over list price and securing multiple offers. “My husband tried to tell me we didn’t need to spend the money to stage when we sold a year ago,” Jenny says. “The statistics are real, and I see it work every week. People fall in love with a home that is turnkey.” For Jenny, staging is all about strategy. To position a home to sell, she offers tips on painting, organizing and decluttering; a clear plan for laying out furniture; and recommendations for repairs and qualified handymen. She may also purchase art and furniture and choose flooring, tile, backsplashes and lighting to create a win. Designing an environment to capture great photos is an integral part of a listing. But creating the right vibe when people walk in is equally important. Jenny makes a point that staging isn’t decorating. It doesn’t have to fit your taste as a seller; it just has to be the right mix so the new owners can visualize the space as their own home. A buyer isn’t looking to buy your house; they want to buy a house that fits their lifestyle—a place they can call home. Jenny prefers a subtle yet sophisticated coastal theme for her projects. She typically works with a neutral palette, such as white, beige and blue. “They allow your eye to take in the whole space at once,” she says. She likes white for walls and dated or worn cabinets that need a refresh. Paint is a relatively inexpensive fix that opens a space and sets the backdrop for great staging and better photos. Her custom-designed couches, coffee tables and accent pillows create her signature look. Keeping everything in pristine condition can be a challenge as products are moved from the warehouse to homes more than once. Fortunately, the new owners often purchase her pieces, allowing her to easily refresh inventory. For Jenny, staging a home is not one-size-fitsall, and that’s where the magic happens. It’s really about intuitively deciding what piece— whether part of her own inventory, something new or something already in the home—will allow the place to shine. She’s aiming to get the highest sale price for her clients by setting the scene for success. Perhaps that winning, competitive volleyball spirit on the court or sand is never far behind. ¢

ennifer and Glenn Cole knew they landed somewhere special when they bought a house on a charming walk street in Hermosa Beach. “Most people on this street, they don’t leave,” Jennifer says. “It’s like nirvana.”
The Coles bought their house—originally on a single lot—
in 2001. Roughly 10 years later they purchased their neighbor’s house and began making plans to build a new home on their now double lot. During construction (the project took nearly two years), they lived in a house they purchased across the street. So yes, they love their little slice of heaven by the beach.

The Coles’ home is by no means small, but it does possess a sense of intimacy. There are so many little nooks to settle in. It must have been an incredible project to be a part of. “It always makes the design process much more efficient when you have clients as design-savvy as Jen and Glenn,” Olivia notes. “Both Jen and Glenn are very creative, offered great ideas, provided outstanding feedback and always pushed the limit of our own creativity.” Luis says. “That is not something that we get from all of our clients, and it resulted in a home we all feel very proud of.” ¢

egan Dufresne opens the door to her home with two pint-size chihuahuas at her feet. The brother-and-sister duo, Tito
and Frida, were welcomed by Megan and her husband, Joe Dufresne, shortly after the 2020 quarantine began. Located on a large lot in the lovely Lunada Bay area of Palos Verdes, the couple’s Spanish-inspired abode is filled with charm and imagination. Sun-filled and airy living spaces contrast beautifully with dark wood accents. Unique pieces from around the world add drama and interest to the home’s décor. As the founder and principal of MC Design, Megan has been helping South Bay residents and business owners with their interior endeavors for years. So when the couple originally purchased their property on Lunada Bay, they were less focused on the house itself and more on the location. The original home—built in the 1950s— had undergone multiple transformations, none of which were particularly remarkable. Megan knew they would have to take it down to the studs to make it what they wanted. “Literally the day we closed I pulled a permit,” Megan says. She was ready to take on the project. However, Megan hit some roadblocks when she began searching for an architect. She would describe her vision for the home, only to be met with doubts as to whether or not her plan would work. “They thought it wouldn’t flow,” Megan explains. “I said, ‘Don’t worry about me; I’ll figure it out.’” And that’s exactly what she did. “I did all the drawings and worked directly with the builder,” she says of Steve Den Besten. “He was amazing to collaborate with. And now we work together all the time.” As for the flow of the home, Megan nailed it. The single-story layout has the master suite and guest quarters brilliantly tucked away from the main hub of the house. made from doors found in Mexico. “I had it made by a company in Phoenix,” Megan notes. “I have a real door obsession. Every time I travel, half the pictures on my phone are of random doors.” Should something catch your eye that’s not an antique or a one-of-a-kind treasure Megan discovered while traveling, it’s likely a custom piece she designed herself—like the mirrored doors in the guest suite or the stunning green chairs in the sitting room off the kitchen. “They’re mohair and gold leaf at the base,” Megan says. “And they swivel so you can see the view.” That view is the home’s lush outdoor space with a three-sided infinity pool and even a peekaboo glimpse of the ocean. The deck, bocce ball court and firepit make it an ideal space to entertain. The pool house is currently doubling as Joe’s office and has its own bathroom and outdoor shower. The Dufresnes have created a sanctuary they adore. It was, however, a true labor of love. The project took nearly three years to complete. But today, when home is more important than ever, they’re beyond grateful for the space they’ve created. ¢

For Mark Saffell, beauty lies in the yin and yang of art and architecture. Mark’s furniture creations marry the timeless architectural detailing with thoughtful functionality and design for today’s living. “I always loved the scale of furniture as a creative piece and the fact that there is this intimacy in the way you interact with it,” he says. Mark grew up in Florida as a surfer. Right out of school he attended a vocational school for boat building and boat design with big dreams to build a vessel and sail around the world chasing surf. As much as he loved building things with his hands, he later realized the gypsy life wasn’t for him. He switched it up and enrolled at Ringling College of Art + Design in Sarasota, Florida, to study interior architecture. In his mixed media art classes, he enjoyed making furniture and won a few competitions for his designs. While studying he also worked for interior designers and architects and thrived in this environment. After living as a waterman in Florida for most of his life, Mark set his sights on moving to a big city. After considering Chicago or New York, he was eventually lured to Los Angeles because of its proximity to the ocean. The South Bay lifestyle allowed him to be a working professional as well as a surfer. Mark gained valuable experience working for several renowned architects and design firms such as Sussman/Prejza. Mark enjoyed making one-off pieces of furniture, several of which made it into museums such as the Gallery of Functional Art in Santa Monica and some notable retail stores. Referred by a friend, he was able to land an interview for a job with renowned industrial designer Donald Chadwick, one of the top designers for Herman Miller. Mark got the job, and it was in this small studio that he received an elite industrial design education and met his current business partner, David Ritch. The pair began working on very innovative

projects, including the Aeron chair for Herman Miller. It was also during this time that they began their collaboration—designing simple

wood chairs and upholstered pieces. Mark and David departed the studio and formed their own company, 5D Studio. Today they have a diverse portfolio of designs and clients. Their design work, which includes seating, tables, desks, workstations and systems furniture products, received top awards from i-D Magazine, IIDEX and the IIDA, as well as winning best of show at NeoCon and IDSA–Designs of the Decade. Their work has been featured at the Cooper Hewitt Smithsonian Design Museum and the Pasadena Museum of California Design. Mark describes his natural aesthetic as modern, inspired by art, architecture, nature and Japanese culture. “We do a little bit of residential design, but we design mainly for the contract market focusing on furniture for the office and the health care and education sectors,” he says. “The beauty of office furniture is that the way we work is constantly changing, especially now. We are always presented with new challenges, and we like to think of ourselves as problem-solvers.” Since the pandemic, most companies were forced to reduce their real estate in office space. “It’s always been interesting to see how residential design influences the office world design,” says Mark, “but now with COVID-19, it will be interesting to see if the office is going influence residential design.” In the health care sector, there is often a huge disconnect between beautiful, modern, state-ofthe-art hospitals and the dated furniture inside. These design challenges prove even greater when considering social distancing requirements. 5D Studio is currently designing a tandem seating piece in which seats move across a wall to fit in a formation that accommodates a small group of people or family arriving at the doctor’s office together, yet it separates them from the next patient. The goal is not only to problem-solve but to create something functional, comfortable, performance-driven and aesthetically pleasing. In the education sector, the designers will be creating more easily mobile nesting pieces, as kids may need to move to different areas of the classroom to accommodate social distancing. “I am a furniture designer. A chair has been done, I will be the first one to admit it, and it’s not rocket science, right?” says Mark. “But to solve a problem while creating something beautiful and truly unique … that’s an accomplishment.” ¢

eir Serota opens the door of her family’s home with a welcoming smile. The stunning custom build located on an expansive lot in the Manhattan Beach Hill Section is striking, even
from the street. To say it has curb appeal feels like an oversimplification. Still, Peir is warm and casual as she and her curious kitties greet her guest at the door. Anthony Laney, founder of Laney LA and the architect behind the Serotas’ gorgeous new abode, is also there. But before any pleasantries are exchanged, it feels absolutely necessary to stop everything and discuss the 40-foot tree in the foyer. Peir had seen an image of a home in Japan with a tree inside the main living space, and it stuck with her. Building a house around a tree and essentially bringing the beauty of nature inside her home became the inspiration behind the project from its onset. The decision of what type of tree, however, didn’t come until later. “I wanted a certain look. I wanted it to be airy—no dense foliage,” Peir notes. She and Laney consulted with Rob Jones from Jones Landscapes who took them to Tropics in Hollywood. “They’re like tree whisperers,” Peir says. “They’re phenomenal.” They landed on a Brachychiton species, and as hoped, it complements the space flawlessly. What they hadn’t anticipated was how beautiful the tree would look at night. Illuminated from below by the lights set in the floor, the leaves of the tree cast shadows on the ceiling like a living piece of art. Walking through the home, there’s a palpable sense of space and light. High ceilings and countless windows play their part, but it’s the generous accessibility to open air that merges the indoor and outdoor elements so well. Built around a courtyard boasting a massive pool and jacuzzi, a gas fireplace and firepit, pop-up television and ample seating for lounging or dining alfresco, the house has balconies and doorways leading outside from nearly every nook. The pool room, with custom built-ins crafted by Design Support to feature uniquely sized pieces acquired after years of travel, has fully retractable doors that open to a large front deck and the courtyard. The first-floor office opens to a large patio. Even the hallway leading to the kids and guest rooms is designed with ease of outdoor access in mind. “For every door, there is a corresponding connection to the courtyard,” Anthony points out. Once you’ve found your way to the courtyard, an outdoor staircase allows easy access to the large upper balcony at the front of the house. “The outdoor stairs are something I feel very strongly about,” Anthony notes.

Being able to head from one level of outdoor space to another without having to go back inside is a lovely convenience, but it’s the view at the top of the stairs that makes the biggest impact. “When it’s not hazy, you can see from Santa Monica to Catalina,” Peir points out. The floor on the first level of the home is raised 6 feet in relation to the sidewalk, enabling a peek of the ocean. But it’s the view from the upper deck that’s the real showstopper. To take full advantage of the view, the home has a reverse floor plan, with the main living spaces located on the second level. Step inside from the upstairs balcony, and your eyes are immediately drawn to the ceiling. “It’s a hemlock wood,” Anthony notes. “We worked really hard getting

the right tones. The home has such a calm, quiet balance of natural tones—it’s easy to ruin that with wood that’s too orange, too red or too yellow. To say we labored over the color is an understatement.” “Anthony and his team did an incredible job,” Peir says. “It’s perfect. This is a modern home, and this makes it feel warm. You just feel cozy.” In addition to the ocean-facing balcony, the second level has a balcony that faces the courtyard. From that outdoor space the air feels impossibly still, and you can even sneak a glimpse of the ocean by looking through the house and out the front. Of course, looking out over the courtyard is quite lovely in and of itself. “Everyone knows you need an ocean-facing view with floor-to-ceiling windows—nobody gets that wrong,” Anthony says. “But I think what we’re passionate about is what we call the inward-facing view. It should be worthy of design. It’s the view of the house from the house, the short views that I think a lot of homes miss. It’s the variety that keeps you interested.” There is no shortage of variety or reveals in the Serotas’ home. Peir, an avid supporter of Los Angeles-based artistry, has curated an incredible collection of pieces—all unique with their own stories to tell. The chairs in her dining room—designed by the Klein Agency—were originally inspired by Auburn, a Los Angeles restaurant that unfortunately had to close due to COVID19. The chandelier hanging in that same dining room is

hat began as a “small refresh” project for Lawrence Amato and Cyrus Kane’s Mediterranean coastal home evolved into a complete remodel once they partnered
with their designer, Kelly Miller. The original scope of work changed substantially when Kelly and her talented team at KeyVision Interiors shared the redesign and architectural possibilities for their property with realistic virtual 3D renderings and animation. The original footprint of the 20-year-old home remained intact due to the existing post-tensioned foundation. “We could not cut into it because of the integrated rebar, so we worked around it along with the existing pipes and drains,” recalls Kelly. The master bath was extended, and a bedroom, office and art gallery were added downstairs. New metal-clad windows were installed, and the exterior walls were resurfaced with smooth white stucco capped with a red tile roof. The environmentally friendly landscape design included drought-resistant succulents (a reminder of Cyrus’ hometown in Cyprus), a Peruvian apple cactus relocated from Palm Springs, artificial grass and a Madagascar tree-lined terrace. A linear fireplace and a stately basalt and limestone water feature complement the ambience of the exterior. The grand glass pivot front door beckons visitors to step inside. As guests ascend the glass-railed modern staircase, they are greeted by a breathtaking, backlit, blue onyx feature wall reminiscent of the nearby sea. The second-floor landing reveals Catalina views framed by walls elegantly appointed with dark wenge wood paneling with metal detailing in the main living spaces. Light neutral porcelain tile flooring, textural limestone on the fireplace and rich Phillip Jeffries and Elitis wallpapers balance the dark wood tones. The interior custom doors have a bronze mirror finish and are complemented by two-toned polished nickel and bronze hardware from England. Elegant furnishings by Minotti, Natuzzi and Thomas Lavin are accessorized with sculptures and other original art gallery finds accented by luxury lighting from MASS Beverly in Beverly Hills. A 500-bottle glass wine cellar is a centerpiece that invites label browsing and wine lovers’ conversations. “Integrating the design aesthetics on this project, such as the complex lighting details and installing stone slab work on the walls after the wood paneling was in place, was challenging

They produced creative concepts that they brought to life with exquisite renderings, and the final product is over the top,” says Cyrus. “We could not have selected a better company to redesign our home or a better contractor to make it all happen. They all truly love what they do.” ¢

ocated on the upper corner of a Manhattan Beach walk street, Cynthia and Jeremy Clarke’s modern custom home is hard to miss. The exterior of the house has a blue hue
that pairs beautifully with the home’s design and otherwise neutral palette. “It’s a playful modern,” notes Michael Lee, principal architect and founder of Michael Lee Architects. “It has more color than a lot of modern houses, which I think was a huge home run.” And ultimately that’s a decision he credits to Cynthia and Jeremy. “It’s a perfect example of how collaboration can be so fruitful. I think it’s incredible.” The landscaping, expertly curated by Rob Jones of Jones Landscapes, adds pops of green and earthy tones along the house and up the stairs toward the main entrance. Elevated from the street and flooded with natural light, the second-floor entry feels spacious and inviting. “We wanted to bring in as much light as we could,” Cynthia says. “A lot of times with a long, skinny lot, the entries are often dark, small and not very interesting,” Michael adds. “That’s why we have this giant window here.” Sharing the second floor of the home is a master suite with an ocean-facing patio, guest and children’s bedrooms, and a laundry room. “Michael suggested we have the laundry room on the same floor as the bedrooms,” Cynthia says—a pro tip the soon-to-be mother of two was grateful to receive. All in all, the home has five bedrooms, with four on the second level and one on the first. The ground level of the home has an office (or fifth bedroom) and a large family room that opens to a patio facing the walk street and a clear pathway to the sand. “We have no yard,” Cynthia says, “but Jeremy always says our yard is the beach.” What they don’t have in the way of a yard, they

J
ohn Karpowich is a beloved fixture in his Hermosa Beach neighborhood. At 87 years old, the former quality control and mechanical design engi-
neer worked on the Thor missile program at Vandenberg Air Force Base and flew in a KC-10 Extender demonstrating in-flight refueling. He is longtime friends with just about every neighbor and even his mail carrier, Alan. After all, the Massachusetts-born father of two has lived in the same house five blocks from the beach since 1971. When his wife, Gretchen, passed away three years ago followed by his sister-in-law, Dorothy, a year later, his life as he knew it took an unexpected turn. While helping his two nieces sift through keepsakes and ephemera at his brother’s house, he had an epiphany. “My nieces came across so many things that they didn’t know what they meant to their mom and dad, and I thought it was a good chance for me to go through everything with my own children,” says John, who at the time was living alone. His daughter, Sonya, and her boyfriend and business partner, Chris, were living in North Carolina where they ran their business, Aspect Health. John’s son, John Jr., was residing in Denver. “My wife and I traveled a lot,” John shares, “and we picked up things from all over and it meant so much to us. That was an impetus.” Following a series of conversations with his children, they decided to join households and turn their father’s home into a “legacy family beach house.” Sonya and Chris would move back to Hermosa Beach full-time and travel east for work as needed, and John Jr. would remain in Denver with his wife but make more frequent visits. “We came up with the idea that it would be a place where memories could be expressed visually to friends who came to the house in the years to come,” explains Sonya, “but with memorabilia that we all understood and could send the stories forward.” Realizing the existing dated beach cottage required a major overhaul to accommodate their needs, they turned to Team USA and pro volleyball player-turned-interior designer Kristin Hildebrand,
