CASUAL AND COLLECTED While we were styling this scheme, we joked that Indiana Jones’ super-chic daughter would live here. The feel is casual but deliberate, with every element having a backstory. The photography over the mantle is a slightly moody and unique reference to the coast, while the vintage rug and pillows ground the look and add an elevated touch. The fabrics and patterns play off each other without anything feeling too decorated. The driving force here is layering. COASTAL CHIC Sure to be a reader favorite, we brought in blues, whites and tans to keep the look bright and fresh for this scheme. The stars of this space are the two custom-designed roman shades and the oversized porthole-inspired mirror. The large mirror anchors the fireplace and brings in a darker color for depth and interest. The linen cushions and natural fiber rug add texture, and the vintage camel-colored leather ottomans are an unexpected addition of color. The goal here was to make the space coastal without anything feeling too kitschy, and the end result was a chic and sophisticated seaside retreat.

I think we kind of broke all of the rules. It’s traditional, but it’s fun.” The transformation initially began after Kate reviewed Alanna’s Pinterest board and magazine tear sheets to assess style. They chose a neutral wall color: Clunch by Farrow & Ball. “Every room ties together, and we didn’t want to have a ‘green room’ or a ‘purple room,’” adds Kate. For consistency, they chose a neutral palette to build on and then layered color and pattern. “Alanna was very open to things being fun and fresh, and Kyle wanted the house to feel bright and open and cheerful,” Kate shares. “He trusted us, and he would see everything and be involved.” For the project, it was important to combine a budget-splurge ratio including high-end fabrics from Tilton Fenwick from Duralee, area rugs from Pottery Barn and West Elm, abstract artwork by Michelle Armas in cheery pink and orange sherbet tones, and bold pieces such as a coral-hued Chippendale-style chair from Wisteria. “The house is a mix of high-low,” adds Kate. “There are quite a few catalog items, and not everything is custom and ready-made. In the entry, we chose a super-fun bench from a catalog [Wisteria], and to save on some of the costs we made a decorative, non-functioning Roman shade. It’s a great way to use less fabric.” High-traffic rooms include the kitchen and breakfast nook, living room and the kids’ playroom. “We built the breakfast nook as an informal space for dining, but also for the kids to use it a crafts table with storage underneath,” says Kate, who custom-upholstered the banquette with an outdoor fabric for easy cleanup and added a fig leaf-patterned wallpaper by Peter Dunham. For the playroom—with Restoration Hardware papier-mâché animal busts made of recycled paper, and striped FLOR tiles instead of wall-to-wall carpet for easy removal—Kate spotted a zebra-printed wallpaper by Sissy+Marley on Instagram and settled on a safari or world-inspired space for the children that wouldn’t lean too girly or too masculine. “Not too many people would let you do zebra wallpaper and wouldn’t spend the money to make a playroom extra special, but it was a 30-second decision,” says Kate. “The kids love it, and they were running around so excited when they first

saw it. They love that they can play in their teepee, and they love that they have their own space. I think it’s a winwin for everyone.” “Each room uniquely captures a little piece of our family dynamic,” Alanna adds of sentimental objects strategically placed throughout the house, including her mother’s Waterford crystal and china and first pieces of furniture she bought with Kyle in the dining room. “Family and friends can relax in the formal living room and reminisce through photos. Our kids can create their own little world in their whimsical playroom, and we can entertain in our dining room yet play board games with the kids in the breakfast nook. In many ways, our home is also very sentimental and incorporates important moments to us from the past in every room.” Upstairs in the master suite, Kate created a tranquil, sophisticated sanctuary for the couple with a subdued palette of soft whites and violets. “We used a metallic, floral wallcovering for some texture and interest and did a lot of different layering of fabrics and textures with violet hair-on-hide lamps, velvet pillows and woven wood shades,” says Kate. “It’s a little getaway like a resort, and it’s just a space where they can stop and say, ‘We’ve been parents all day, so let’s just take a breath and enjoy our space.’” Alanna reveals her favorite room, though, might just be the formal living room. “It’s the perfect spot in the house to truly relax,” she says of the room appointed with a coffee table from Restoration Hardware, a metallic jute rug and drapery by Rogers & Goffigon. “All of the details of the room pull together nicely to create a Zen-like refuge from every day.” “I love that this house doesn’t take itself too seriously,” adds Kate. “It tells a story, and I like that even the formal living isn’t formal, and every room gets used and gets enjoyed. That’s the most important thing.” n

idden off the windy route of Palos Verdes Drive in Rancho Palos Verdes is a 1.4-acre lot with stunning panoramic views and a little piece of history restored to meet the needs of today’s modern family. “This whole area used to be a ranch,” explains Kave Niksefat, “and
this house was originally the ranch house.” Kave and his wife, Betsy, bought the property from its
second owner in 2011. Originally built in 1951, the home hadn’t been updated since then. The landscape was heavily overgrown, and there were many upgrades needed. But the Niksefats were game to take on the project.

“We liked the original house,” says Betsy. “It was very livable. We knew we didn’t want to keep it as-is for the long term, but we liked the structure and the bones of the house.” The major selling point, however, was the view. From the moment you turn off the main road, head past the gate and down the private drive, there’s a sense you’re tucked away, hidden among the hills. However, it’s not until you walk through the house and gaze from the multitude of windows lining the home that you see the expansive views the property has to offer. “This is why we bought the house,” Kave notes. As part of the remodel, which began in May 2014 and ended in April 2015, the Niksefats went to work on both the interior and the exterior of the home. “We fenced in everything and redid the landscaping,” Kave notes. Out went the overgrown foliage—a mix of tropical plants and native landscaping taking its place. Helping the Niksefats realize the outdoor vision for their property was landscape architect Jamie Schwentker of Schwentker Watts Design, with additional work by Costa Verde Landscape. The result: unobstructed panoramic views, family-friendly vegetation, charming pathways to stroll along and an expansive haven for the family’s two friendly pups to patrol. Tall hedges in the front of the property lend to the private, tucked-away feel of the home. Like the yard, the house went through its own transformation. What began as a 1,793-square-foot ranch house has since evolved into a modern yet family-functional, 2,576-square-foot abode. And while they didn’t completely scrape the original home, “we came pretty close,” Kave explains. “We kept a lot of the existing foundation as well as the original roof lines and 50% of the original walls. But the house was stripped down to the studs.” Pictures of the original property reveal an almost time-capsuled, black-and-white kitchen, heavily dyed red oak floors, and tiny bathrooms that left much to be desired. But there was still a lot of potential in the original framing. “A lot of the shape and feel [of the home] have stayed the same—just with changes in the surfaces,” Kave notes. Helping the Niksefats transform their property while maintaining its original charm was architect Kevin Oreck. Kave says, “We chose Kevin based on his history of modernizing older homes while staying true to the historical design of the original building—and for his ability to maximize the utility of relatively small spaces.” The exterior of the home plays with texture and color, mixing stucco with stone and redwood. With the exception of the bathrooms, the interior flooring is exclusively white oak, juxtaposed with walnut accents on the walls, cabinetry and built-ins. with mid-century modern décor adding to the elegant sophistication of the space. The kids’ rooms (Kave and Betsy have two adorable daughters with quite possibly the most gorgeous red hair imaginable) are minimalistic, with deliberate pops of colorful accents and statement pieces. “We’ve been working with Bailey O’Neill of Edit Interiors and Homepolish to assist with our interior design,” Betsy says. Also adding her expert eye to the project was art consultant

Jennifer Klos of Collector House Inc. Connecting the girls’ rooms is a massive Jack-and-Jill bathroom. “They have the biggest bathroom in the house,” Kave says. A bonus room with a full bathroom attached currently serves as a playroom for the girls, though Betsy and Kave could see it evolving into a study room or possibly a guest room in the future. The master, like all the rooms of the home, boasts incredible views of the property. Vaulted ceilings add to the light-and-airy feel of the room. His-and-her showerheads in the master bath sit under even more incredibly high ceilings, with skylights at the top providing an abundance of natural light. All of the main living areas of the house feature sliding doors, with windows lining the perimeter walls and peekaboo skylights cleverly placed throughout. It’s no surprise that the kitchen and family room serve as the main hub of the house. The kitchen, with its large island and ample counter space, is an amateur chef’s dream. The family room, which was originally the home’s formal dining area, faces the kitchen—making for open conversation whether you’re cooking over the stove or lounging on the

espite growing up in Manhattan Beach and being raised in a family of ocean enthusiasts, Jennifer fell in love with and married Chicago native Marc Roskin. Not before Marc passed one very essential test, however. “The ocean has
always been important to our family, with my dad and grandfather both being lifelong lifeguards,” Jennifer explains. For her father, having a son-in-law who could surf was a big priority. “Once he learned from my dad and brothers, he passed the test,” she says of her now-husband, with a smile.

With so much history in the South Bay, Jennifer was grateful to be starting her own family in the Beach City she loves. “This is such an amazing community, and I’m so happy my husband fell in love with it and wanted to raise our family here,” she notes. “The town has definitely changed since I was a kid, but the basic, good elements are the same.” Similar to how Manhattan Beach has changed but maintained its strong foundation, the Roskins found a house in a prime spot that was ready for its own evolution. What began as a dark box on a long and skinny lot nestled near Grand View Elementary has now completely transformed into a sundrenched sanctuary chock-full of surprises. Originally built in 1927, the renovation of the property took nearly two years, including “design, city approvals and construction,” explains Robert Sweet of ras-a, inc., the Los Angeles-based design/build firm responsible for the remodel. Other contributors include general contractor Dave Valenzuela and structural engineer Eric McCullum. Rather than scrape the existing structure, Robert and the Roskins opted to work with what they had. “Recycling portions of the original house back into the new design is a more sustainable approach than simply bulldozing what once existed,” Robert explains. “Their original house had a very simple footprint that sat appropriately on the site, so it didn’t make any sense to completely scrape it. We recycled its foundation and some perimeter framing back into the new design. It saved a little money, is better for the environment, and it continues the lineage and history of the property.” The results of the property’s transformation are absolutely incredible. White with clean lines and a warm yet minimalistic charm, the home sets itself apart from its beach-inspired counterparts at first glance. But it’s not until you walk through the front door that the house reveals its first surprise. Behind the home’s simple, slender entry is an open, airy floor plan with accents of patterned tile and wood for added warmth. Flooded with natural light pouring in from large windows and cleverly placed skylights, the home’s base color is white with pops of personality scattered throughout. Mid-century modern furniture occupies the living spaces, and an impressive collection of art is displayed on the walls. The floors are primarily concrete, with maple stairs and hemlock ceilings. The main level of the home has a slightly formal seating area, with a large piano and fireplace serving as the focal points. Above the fireplace is a photograph titled Saturday Night Fish Fry by New Orleans photographer Keith Calhoun. “I’m a big blues fan,” Marc says, “and we love to entertain, so that image always makes me smile.”

For many decades since the inception of the Hans G. Knoll Furniture Company in 1938 in New York, Knoll (knoll.com) has remained a mainstay in modern furniture and design. The publicly-held company created by Hans and his wife, Florence, has now amassed 15 showrooms throughout the country and internationally, employing 3,800 people and carrying items in categories such as office, residential and commercial textiles (KnollTextiles) and even totes. “Florence Knoll used to say, ‘Good design is good business,’” says Patty Niedermeyer, a sales representative for KnollStudio who has worked for the company in Los Angeles for 31 years. “Knoll has always been a pioneer of modern furniture design. We work with new, exciting designers who make an impact internationally. Our current collaborations include David Adjaye, Jonathan Olivares, Marc Krusin and most recent, David Rockwell.” A Los Angeles–based designer, Jonathan created the Olivares Aluminum Chair for Knoll’s outdoor collection in 2012. “It’s really meant as a collective in numbers around a table,” he says. The chair, which was partly inspired by nylon skateboard rails, is available in eight hues spanning plum, orange and white. Throughout history, a long list of notable names such as Harry Bertoia, Ludwig Mies van der Rohe, Eero Saarinen, Richard Schultz, Warren Planter, Jens Risom and Frank Gehry have become part of the everyday modern design vernacular at Knoll. “Many of our earlier designed pieces are finding new popularity, and we often reintroduce archival items,” says Patty. “The most iconic pieces for Knoll are the Mie, Saarinen and Bertoia collections. I think that the sleek designs and use of material were groundbreaking at the time they were introduced.” Iconic pieces in Southern California include Bertoia’s beloved wire Side Chair, Diamond Chair and Barstool (designed in 1952), now available in a variety of customizable finishes and upholstery options. (The Diamond Chair has just launched in two-tone finishes and 18k gold plate) “I think that Bertoia [who was principally a sculptor in terms of his overall work] is probably one of the most interesting pieces for me … the majority of Harry’s pieces have the opportunity to really move between interior and exterior environments, either in their permanency or in their transition,” says Benjamin Pardo, design director at Knoll. He continues: “I think those pieces for me are really the embodiment of the California lifestyle and a freedom. Those chairs are activated by light, most specifically the sun and shadow. So the chairs exist in an ethereal wire form, but they take on a very interesting life during the day in terms of the long and the shortness of the shadow based on the time of year. I think that California is a very, very special place for that.”

Next year Knoll will debut a 14,000-square-foot showroom in Downtown Los Angeles designed by New York–based firm Architecture Research Office, which has designed a number of spaces for the company. “Florence Knoll spent a lot of time in terms of … how spaces in our individual showrooms were put together early on—for the people to be able to understand what the objects were for and how they were used,” adds Benjamin. “As we do these spaces, the vernacular of the location is very much important to what is taking place—not just what we make but the way in which we show stuff and what the overall interior spaces are. I think Southern California is an influencer of lots of other places internationally, and it is part and parcel to what we do.” n

ower couple Adnen and Lenora Marouani, owners of Barsha Wines & Spirits and The Souk in Manhattan Beach, are hardworking, driven, dedicated business owners. Yet they also possess a certain je ne sais quoi—that alluring mix of warmth, charisma and style that is hard to define yet subtly draws you into a comfortable place. It’s a type of hospitality and enjoyment of life you often find when traveling abroad.
They met at Caesars Palace in Las Vegas—both accomplished chefs.
Lenora worked at Michelin-star Restaurant Guy Savoy, and Adnen was a seasoned restaurant owner and executive chef who was serving a prestigious, high-roller crowd at Caesars. A serendipitous meeting over Lenora’s desperate search for plate-perfect spinach was the beginning of a partnership in life and business. On that exact day, Adnen came to the rescue. The encounter immedi-
ately sparked an interest. He invited her to grab a bite to eat. For Lenora, a casual get-together with a colleague seemed like a good idea. Fast-forward several years later, and their passion for food and hospitality continues—along with a busy family life and raising two adorable children: Pash, 3½, and a relatively new-to-the-scene member of the family, little 10-month-old Sura. Adnen’s home country of Tunisia is rich with French, Arabic and Mediterranean influences. It’s a multi-ethnic culture with roots back to the ancient city of Carthage on the bay of Tunis—known as one of the longest surviving and most powerful Mediterranean cities in existence before the Roman conquest. “My fondest memory is being in the kitchen with my momma. That’s where the heart of our house was. That’s where I got nourishment and strength to face each day,” Adnen says. “I was a hands-on kinda kid, so being in the kitchen surrounded by all kinds of things to get my hands into was the perfect place. Growing up in my momma’s kitchen was what really created my love for food and hospitality. My mother was always ready to greet guests and family with a home-cooked meal. Incorporating her love of cooking and hospitable nature has helped me take our businesses to another level. How can you go wrong with good food, wine and a warm atmosphere?” Lenora reminisces on an extended three-month stay in Tunisia with Adnen’s family that set the intention for their current entrepreneurial endeavors. “My fondest memory was the hospitality of Adnen’s family,” she shares. “‘Hospitality’ took on a whole new meaning! Any time we went to family or friends’ homes, we were met with warmth and lots of food. The other thing that really stood out was the strength of the women, especially the older women in Tunisia. Tunisian women rule!” True to their culinary roots, Barsha Wines & Spirits offers small-production wines, unique spirits, craft beer and gourmet food in a stylish, industrial yet comfortable, open space. Barsha is a common saying in Tunisia that means “a lot” or “very much.” That sentiment translates into the care and consideration in designing the space that welcomes customers to relax, nibble and nosh. Food offerings in Barsha’s tasting room include select cheese and charcuterie; fig tapenade; fresh-baked bread with a delicate golden brown crust and soft interior served with Tunisian olive oil or house-made

hummus; arugula pistachio pesto; duck rillettes; harissa; and spice-roasted almonds. Adnen mentions that the kale salad is a customer favorite. The flavor profile hints at traditional North African / Mediterranean style with fresh and dried fruits, toasted bread crisps, crumbled blue cheese, a yogurt honey dressing and pomegranate molasses. The mix of sweet and salty with the creamy tang of the blue cheese is reminiscent of the popular Waldorf salad. Add a wine pairing, with the help of Adnen, and you will be hard-pressed not to be hooked on Barsha’s hospitality. The wine bar also offers grab-and-go food and wine gifts, picnic baskets and fare to enhance an outdoor adventure or perk up the menu for a home party. While Adnen oversees Barsha, Lenora runs the daily operations at design store The Souk in Manhattan Beach. When asked about the inspiration for opening The Souk, she states, “We really just wanted to bring the beauty of Tunisia here to the States—to showcase the beautiful, hand-made products from these passionate and hardworking artisans.” The quaint boutique occupies prime retail space in the heart of Downtown Manhattan Beach.

BARSHA’S TUNISIAN SPICED ALMONDS Use these nuts to accompany cheese and charcuterie. They are surprisingly good crumbled on chocolate ice cream. The spice blend is great on edamame with salt and a squeeze of lemon juice, or on fish and chicken. 1 cup toasted blanched whole almonds, toasted in oven at 400º until light brown (15 minutes) 1 ounce Tabil spice mix (Tunisia’s main spice blend consisting of coriander, caraway, cumin, paprika, cayenne; sold at Barsha) 1 tablespoon mild-flavored honey olive oil salt to taste Mix nuts and spice mix together; spread on cookie sheet drizzled with olive oil. Sprinkle with salt. Cook at 375º for about 20 minutes or until light golden brown. Be careful not to overcook.
BARSHA’S KALE SALAD SERVES 4-6 12 ounces lacinato kale, chopped (1 to 2 bunches) 1 Fuji apple, medium to large, cored and thinly sliced 4 ounces blue cheese, crumbled 6 ounces golden or black raisins (about 3/4 cup) 2 ounces toasted almonds, chopped 6 ounces red or green grapes, halved (1 to 2 bunches) 2 ounces bread crisps (about ¼ cup lightly toasted, grated or finely diced bread, such as French) Yogurt Honey Dressing (recipe follows) drizzle of pomegranate molasses over finished salad* Mix all salad ingredients together. Save a little of the toasted almonds to top off salad. Drizzle salad with pomegranate molasses to your liking. *Can be found at specialty markets that carry Middle Eastern products or online.

isionary Frank A. Vanderlip Sr., the late founding father of Palos Verdes, purchased 16,000 acres of land on the peninsula sight-unseen in 1913. The esteemed financier’s Wall Street career, his philanthropic endeavors and rich family life in New
York—coupled with the modes of transportation available in those days— left little time for coast-to-coast travel. But the following year he boarded a train to California to marvel at his real estate investment firsthand— a voyage that marked the beginning of a “new Italian Riviera” in the South Bay. With great passion and imagination, Frank Sr. set out to transform the farming and ranching land into an exclusive, Mediterranean-style community. His first step was to have a meteorological study of all four seasons conducted to determine the best location for his family’s vacation home. When the study was completed in 1916, he began building The Cottage in Portuguese Bend—the first residence in Palos Verdes other than land workers’ housing. Two pre-made rooms were moved from San Pedro by horse-drawn wagons and placed on the chosen site. When his wife, Narcissa, arrived from New York and saw where they were positioned, she was extremely unhappy with the angle for the view. So Frank Sr. had them moved to her liking, and the work continued.

As a quiet salute to Frank Sr. (also the father of the peacock flocks on the peninsula), peacock motifs that were on the original screen doors were removed and placed on the fireplace mantle in the library and carved on the front of a custom powder room vanity. When asked which room is her favorite, Janine proudly replies with a smile, “Each room has its own distinct personality, but I cook a lot so probably the kitchen. Though our favorite place to spend time together is on the front porch.” A century has passed since Frank Vanderlip Sr. built his first home on the Palos Verdes Peninsula. Affordable luxury is an oxymoron, but South Bay homeowners are finding creative ways to make the beach lifestyle comfortable and convenient. Whether you live on The Strand with a patio full of sand or inland with garden soil and grass, an outdoor shower helps keeps the interior of your house clean. However, more homeowners are discovering that an outdoor shower can be both utilitarian and a relaxing retreat. Options abound that fit every style and budget—ranging from designer-created spaces to big-box store DIY installations. South Bay interior designer Caroline Burke says her clients “want the outdoor shower to be integrated into the house design, and include both a shower and a foot bath.” For a Bali-inspired home, Caroline incorporated a wall of bamboo, teak wood, rocks and modern fixtures. When designing an outdoor shower for a Nantucket-style home, she opted for a white wood-plank shower surround with nautical-inspired fixtures including a surfboard backdrop. Manhattan Beach-based Strand Boards showers have taken the South Bay by storm. Founded in 2015 by Hans Thadhani, the company uses real surfboards to create showers, chandeliers and furniture. “We use real boards for the authenticity, the cool factor and because real boards can withstand the water from the shower, the weather and wet suits,” says Hans. Strand Boards range from the straightforward Classic Line to the Elite Shower Line that can be customized with options that include homeowner names and extra components. Simple outdoor shower options can be found at big-box hardware stores. Another solution—one of the most stylish and easiest—is the Seletti “Aquart” shower by Selab. The sleek copper shower is mounted on a cement cylinder and only requires a hose adaptor for an instant outdoor rinse. When considering the entire shower area, it’s important to remember all of the things necessary for an outdoor shower. Waterproof storage containers can hold clean, dry towels and robes, while hooks are perfect for hanging up wet, dirty towels. Soap, shampoo and lotion can be easily stored on shelves, while flip-flops can rest on racks. Teak, rubber or microfiber mats offer stability under wet feet. A hanging fixture over the dining room table located in the communal ground-floor living space doubles as a makeshift wind chime—adding to the relaxed, beachy vibe of the home. The sound is really quite lovely. Walking through the expansive, 3,800-square-foot house, it’s hard to ignore how open the home feels—something you sense immediately after entering the front door and stepping into the two-story foyer. Just as quickly as you’re introduced to the spacious design elements of the home, however, unique hints of the Wiley family are equally present. The high ceilings and stunning staircase with contrasts of white accents and richly stained hardwood are impressive, but it’s the tiny library hidden just off the entryway that really starts to tell the story of who lives here. “This is one of my favorites,” Susan explains. A small, concealed door hidden under the stairway opens to reveal a child’s reading area, making use of an otherwise unused space. “My daughter loves it,” she adds. Walk through the foyer and into the main living space, and you’ll find a large, open seating area with views of the fireplace, double doors that open to the outside, and floorto-ceiling windows. Beautifully coffered ceilings span from the kitchen to the family area, adding texture and dimension to the space. The kitchen is separated from the great room by a long, rectangular island lined with additional seating. A large mid-level deck with an outdoor fireplace allows mom and dad to keep an eye on the kids below. The deck expands the main family room through disappearing sliding glass doors. A dramatic central kitchen separates this family room from a formal living room, which has its own sunny patio and street side yard. Ceilings soar, and all are ornamented by stunning, hand-painted 18K and 24K gold artistry. Gilded accents and rich wood tones bring warmth to the otherwise neutral palette. Many Italian antiques were procured, some dating to the 16th century. Contemporary pieces of art create the juxtaposition of time standing still and moving forward. Though grand in scale from a volume and square footage standard, the home maintains a level of intimacy. It is classic, light and timeless.
