The Dubai skyline is a global symbol of luxury, innovation and ambition. But while many developers are focused solely on opulence, Fakhruddin Properties is redefining the industry standard by combining luxury with sustainability and wellness.

At the helm is Yousuf Fakhruddin, a third-generation entrepreneur who believes that the future of real estate lies in the harmony between eco-consciousness and technological innovation.

A LEGACY OF INNOVATION

Born and raised in Dubai, he represents a family legacy that spans decades of entrepreneurial success.

“My grandfather started our trading company in Dubai, and over the years, we’ve diversified into manufacturing, cosmetics, and real estate,” the CEO explains.

Educated at the London School of Economics, he brings a global perspective to the company’s operations, blending international insights with the UAE’s rich culture of innovation.

Real estate became a focus for the family business in 2002 when Dubai introduced freehold property laws.

“Initially, we were involved in smaller-scale projects like warehouses and developments in Ajman,” he recalls.

Over time, the company pivoted to large-scale luxury projects, carving out a unique niche at the intersection of sustainability and high-end living.

SUSTAINABILITY AT THE CORE

For the real estate trailblazer, sustainability is both a personal conviction and a professional imperative.

“I’ve always valued efficiency and conservation,” he shares.

“Overconsumption is one of the biggest challenges the world faces today.” This mindset has shaped the company’s Treppan Living concept, which seeks to set new benchmarks for sustainable luxury in the UAE.

Fakhruddin Holdings was established in 1963, with operations spread all over the globe. Today, it is a major global investment company that manages millions of dollars worth of real estate assets.

As part of the group, Fakhruddin Properties was founded in 2003. Over 21 years, it has developed into a renowned property development, property management, brokerage and hospitality management company offering end-toend property solutions. It has an international portfolio of residential and commercial projects in the UAE, the UK and Uganda.

“Sustainability isn’t just about reducing waste; it’s about creating practical solutions that people can adopt seamlessly,” says the future-focused leader.

For example, the The Smart Air Handling Units (S.A.H.U.) technology at Treppan Living buildings will consume up to 40 per cent less energy than traditional HVAC systems while improving indoor air quality by eliminating the mould and allergens associated with traditional duct-based systems.

THE PHILOSOPHY BEHIND TREPPAN LIVING

Treppan Living embodies what the property pioneer describes as “beyond green, beyond smart”. The brand integrates key principles, including wellness, community, and environmental harmony. These principles influence everything from the architecture’s biophilic

design to the innovative amenities that serve residents.

One such amenity that Treppan Living properties will embody is the Greenhouse Cafe with hydroponics, where residents can grow their own vegetables, redeem points for organic coffee and attend sustainability workshops.

“It’s about incentivising good habits,” the CEO explains.

Residents will be able to earn rewards for eco-friendly behaviours, such as segregating waste, which they can redeem at the cafe or use toward other community activities.

This gamified approach encourages residents to engage actively with their surroundings while reducing their environmental impact.

“We’re creating a behavioural shift toward sustainability,” he notes.

BEYOND PHYSICAL WELLNESS

While physical wellness is a priority, Treppan Living also addresses the often-overlooked area of mental health.

“When people feel emotionally balanced, their physical health often follows,” the chief executive notes. Treppan Living will further help foster community connections through shared spaces and activities.

For instance, residents will have access to an integrated app that not only manages home automation but also connects them with neighbours who share similar interests, such as book clubs or fitness classes.

“Community is the cornerstone of wellbeing,” he stresses. The app also aims to combat loneliness, particularly among elderly residents, by facilitating meaningful social interactions.

“Even in a luxurious setting, if you feel isolated, it’s not truly fulfilling,” he observes.

“We’re creating spaces where people can thrive together.”

THE ROLE OF TECHNOLOGY

Technology is the backbone of Fakhruddin Properties’ approach. Its proprietary app is a one-stop platform for residents, handling everythingfrom facial recognition for building access to automated climate control,

rental management, and sustainability tracking.

One of its standout features is geofencing, which adjusts a home’s temperature based on the resident’s location. For example, when residents leave their apartments, the system automatically reduces air conditioning to conserve energy. Upon their return, the home is cooled to an optimal temperature just before they arrive.

Fakhruddin Properties has also integrated NASA developed air purification system: Airocide into the Treppan Living developments. These devices eliminate volatile organic compounds (VOCs), CO2, and other pollutants, ensuring the highest indoor air quality.

“Indoor air quality has a direct impact on health, and we’re ensuring our residents have the best,” he says.

A PRACTICAL APPROACH TO LUXURY

While Fakhruddin Properties’ projects are undeniably luxurious, the company is equally focused on practicality. “Sustainability, wellness, and technology are not just buzzwords; they’re the foundation of practical luxury,” Yousuf Fakhruddin asserts.

For example, the developments align with global goals like the UAE’s Net Zero by 2050 initiative.

However, the CEO’s approach is pragmatic. “You can’t eliminate air conditioning in a city like Dubai, but you can make it more efficient,”  he explains.

Apart from focusing on better air quality, Fakhruddin Properties will be making big advancements when it comes to centralised hydrogenenriched water systems, recycled construction materials, and energy-saving designs.

Expanding horizons

Fakhruddin Properties isn’t just transforming the UAE real estate market; the company is making waves internationally. In Uganda, it focuses on affordable housing, providing sustainable solutions despite tight margins. In the UK, it has ventured into boutique luxury projects.

“Dubai remains our primary focus because it offers unparalleled opportunities, but we’re proud to make a positive impact in other markets as well,” he says. These international ventures reflect the company’s ability to adapt its principles to diverse contexts.

HPROFILE

usain Fakhruddin, born in 1955 in Pratapgarh, India, has lived a life deeply tied to Dubai’s transformation. As the second son of Sheikh Fakhruddin Ebrahimji Al Hindi, his family’s entrepreneurial journey began in 1963 when his father opened a modest shop in Murshid Bazaar, Deira. This humble venture grew into Fakhruddin Holdings, a multinational conglomerate.

From a young age, the chairman accompanied his father to the market, absorbing the essentials of business. “I recall when wooden boats would unload goods at Dubai Creek, with customs officers sealing them before sending them to the ruler’s office. We would rush to collect the cleared goods under the burning sun,” he remembers fondly. A pivotal moment in the family’s history came when the late Sheikh Rashid bin Saeed Al Maktoum granted his father the title “Al Hindi”, intertwining an Arabic identity with their Indian roots. In 1971, at just 16, Husain Fakhruddin moved to Dubai and began working as a salesman in the family store. “When I landed in Dubai from Mumbai, it felt like a celebration,” he recalls. Back then, the city was in its infancy, with limited infrastructure and modest living conditions. “Sales of Dhs500 to Dhs1,000 were considered good, and

a salesman’s salary was around Dhs100,” he reminisces. Yet, he quickly recognised Dubai’s potential for extraordinary growth. As the city expanded, so did Fakhruddin General Trading. In the 1970s, the company ventured into wholesale, importing and exporting consumer goods. Husain Fakhruddin and his brothers worked tirelessly to establish the business as a global player. During the Iran-Iraq crisis, the surge in trading activities provided a significant boost. “In those days, people were skeptical about having a warehouse as far out as Al Aweer. But we believed in scaling by holding large inventories,” he explains. This strategy led to multiple warehouses and even renting storage spaces to others. The 1980s marked a turning point when the company entered contract manufacturing, launching Sterling Perfumes, now a leading name in the UAE’s beauty and personal care industry. Fakhruddin Holdings diversified further into real estate, plastics, property management, and joint ventures, creating a robust and varied business portfolio.

A cherished reminder of their journey is the original trade license issued to Fakhruddin General Trading, framed in his office. “Every time I look at it, I remember our humble beginnings in Murshid Bazaar and the long road we’ve travelled,” he says.

Despite his success, Husain remains connected to his roots. “If I haven’t been to the old shop at least once, I can’t sleep. It’s my connection to our origins, my father, my brothers and our history.”

One cornerstone of Fakhruddin Holdings’ success is its debt-free model. “By not relying on debt or external market exposures, we’ve remained cash-rich. This stability has allowed us to expand even during recessions,” Husain Fakhruddin explains. The company’s ventures now include real estate projects such as villas, office buildings, malls, warehouses, and labour camps across Dubai, Sharjah, and Ajman.

Today, Fakhruddin Holdings employs over 1,200 people. “It’s the family that makes the difference,” the chairman says. “We are engaged, involved, and committed to our roots. This ensures Fakhruddin Holdings will continue as a legacy business for generations to come.”

Fakhruddin’s story is one of resilience, vision, and a deep connection to Dubai’s growth. His leadership has ensured the company’s success while staying true to the values that shaped its humble beginnings.

Mohammed Fakhruddin’s journey exemplifies perseverance, vision and humility. Starting alongside his father and brothers in a modest Murshid Bazaar shop selling toys, he worked tirelessly to build Fakhruddin Trading into the global organisation it is today. His keen eye for market trends and customer needs has been pivotal in expanding the company’s product portfolio and aligning it with evolving consumer demands.

Despite his global success, Mohammed Fakhruddin remains deeply connected to his roots. The original shop still features classic toys, symbolising his appreciation for the company’s humble beginnings. He often recalls the hard work that shaped the business, including offloading goods at the shop and warehouse — a spirit still embedded in Fakhruddin Trading’s culture.

Mohammed Fakhruddin’s hands-on approach has extended to warehousing and logistics, which he developed into a robust, global network. His extensive travels and natural ability to connect with people have enriched his understanding of diverse markets, enabling him to anticipate trends and strategically expand into new product categories and regions. Sustainability and the circular economy are becoming pivotal in shaping the built environment sector. How is this shift transforming the real estate industry in the UAE?

Globally, three to four major trends are driving transformation today. The push towards digitisation is accelerating across industries, encompassing advancements in artificial intelligence, machine learning, cybersecurity, and cryptocurrencies. The UAE recognised the importance of the digital economy early, and in 2022, the government unveiled a comprehensive roadmap to guide the nation’s ongoing digital transformation. A seed of which started by HH Sheikh Mohammed bin Rashid Al Maktoum, the Vice-President and Prime Minister of the UAE and the Ruler of Dubai when he led the start of E-Government in 1995.

Similarly, the shift from a linear economy to a circular economy is another critical trend focused on conserving resources and preserving the environment. In January 2021, the UAE Cabinet approved the establishment of the Circular Economy Council, of which I have the privilege of serving as a member.

The council’s mandate is to develop and oversee policies that ensure circularity in resource usage. We collaborate with subject matter experts from the private sector and academia to design sustainable solutions for managing waste and promoting circular practices. The first step in Al Serkal Group’s transformation was to establish a shared vision and mission for the group. The clarity of purpose provided a roadmap for our future. To reinforce our values and ensure continuity across generations, we drafted a family constitution.

We then formed a board to provide strategic guidance and oversee the group’s overall performance. In parallel, we embarked on a comprehensive review of each business vertical, identifying opportunities for improvement and implementing strategies to enhance efficiency and profitability.

Encouraged by her father, who believed in utilising education, and by opportunities at Fakhruddin Properties, she started from the ground up — literally. “I began in the documents room, filing and learning the basics of the company.”

Over time, she worked her way through various departments, including HR, legal and leasing. This hands-on experience laid the foundation for her current role, where she now oversees operations and drives forward the vision of Treppan Living.

THE BIRTH OF THE ALCHEMIST PROGRAMME

The Alchemist programme was born out of a desire to foster innovation and collaboration across departments. Spearheaded by her and Fakhruddin Properties’ CEO Yousuf Fakhruddin, the initiative invites employees from diverse roles — marketing, finance, HR, IT, and more — to contribute to projects that go beyond their job descriptions.

“Yousuf’s vision was clear: he wanted everyone to have a seat at the table,” she explains. “It’s not just about doing extra work; it’s about stepping out of your

comfort zone and bringing fresh perspectives to challenges.”

The programme’s name — Alchemist — reflects its transformative nature. Participants, often from unrelated fields, are tasked with tackling projects like waste management or wellness initiatives. “We had a tax professional heading our waste management programme,” the COO shares with a laugh. “At first, he was hesitant, but now he’s an expert. He’ll even think twice about buying plastic at the supermarket.”

BUILDING THE TREPPAN LIVING VISION

Treppan Living is the flagship concept born out of the Alchemist programme. Designed to be more than just a real estate project, it’s a philosophy of sustainable, community-oriented living.

“Our goal is to create not just buildings, but communities,” the COO explains. “We want residents to feel connected, whether it’s through shared celebrations, activities, or simply knowing their neighbours.”

One standout aspect of Treppan Living is its focus on sustainability.

Features like waste segregation, composting, and refill stations have been integrated into properties, making sustainable living not just an option but a way of life.

“Everyone talks about sustainability, but we’re actually living it,” she asserts. “This isn’t about greenwashing; it’s about real, actionable change.”

Meetings are held twice a month, often in unconventional locations like a beach house or even on yachts.

These gatherings are as much about brainstorming as they are about building camaraderie.

“At first, people were sceptical,” she admits. “Why should they work extra hours or come in on weekends? But now, becoming an alchemist is something everyone aspires to.”

The results speak for themselves. The waste management programme is just one example of how employees have risen to the challenge. Others have developed innovative wellness and rewards programmes, while IT teams have worked on smart lock systems and energy-efficient technologies.

“These ideas often come from the most unexpected places,” she says. “One alchemist brought back a concept they saw in the US; another had an idea from a casual conversation. The programme gives them a platform to turn those sparks into reality.”

OVERCOMING CHALLENGES

Scepticism and inertia were among the initial hurdles. “Extra work for no immediate reward wasn’t exactly a sell,” Fakhruddin concedes. But over time, the programme’s tangible impact won over even the most reluctant participants.

While Treppan Living has set a benchmark in the UAE, the team is already eyeing global expansion. “We’ve started incorporating some of these concepts in our projects in Kampala and London,” she reveals. “It’s on a smaller scale, but the potential is enormous.”

For the COO, the ultimate goal is to make sustainable, community-focused living the norm rather than the exception. “I hope that in five to ten years, these ideas will be standard in all our buildings — not just in Dubai but worldwide.”

When asked if she worries about competitors adopting similar initiatives, Her response is unequivocal. “I’d welcome it,” she says.

“If others follow our lead, it’s a win for everyone. This is about benefiting the community, the country, and the world.”

BUILDING ENERGY MANAGEMENT

Technologies like dynamic façades, natural refrigerants, and AI-enabled building systems could reduce operational energy consumption by nearly 50 per cent. “Dynamic façades can increase daylight use while saving up to 55 per cent in energy,” the report highlights.

PATHWAYS AND MOBILITY

Recycled roads and energy-harvesting infrastructure are critical. “Recycled roads can reduce embodied carbon by more than 90 per cent and cut costs by half compared to traditional asphalt,” the report explains.

DECENTRALISED SYSTEMS

Innovations in water and power, such as hydrogenbased storage, decentralised wastewater treatment, and localised solar farms, offer significant sustainability benefits. “Decentralising wastewater treatment could cut greenhouse gas emissions by nearly 90 per cent,” the report emphasises.

ECONOMIC AND SOCIAL IMPACT

The move to sustainable construction could generate 4.3 million jobs annually and support GDP growth across the region. The benefits extend beyond economic gains. “Sustainability efforts will improve indoor air quality, reduce noise pollution, and enhance biodiversity,” the report states.

Moreover, the region’s natural advantages in renewable energy, particularly solar power, make it an ideal hub for green technologies. “Six of the ten lowest-cost solar projects globally are in the GCC,” the report notes.

ROADMAP FOR SUCCESS

The report urges stakeholders to act decisively. “The starting point is a fundamental shift in thinking, an acceptance that traditional techniques need to be updated for the net-zero era,” it advises.

Governments are called upon to set green building codes, incentivise sustainable practices, and promote localisation. Developers should adopt net-zero goals and invest in sustainable technologies, while sovereign wealth funds can drive innovation through green bonds and specialised sustainability funds. “To achieve this transformation, collaboration across regulators, developers, and financiers is essential,” the report asserts.

Addressing workforce gaps is another priority. “There is an urgent need to rethink short-term skills gaps and establish long-term educational programmes in areas like material science and climate engineering,” the report notes. Vocational training and international partnerships are crucial to building regional expertise.

“The Middle East is building more than any other region,” the report concludes. “This unparalleled opportunity to establish global leadership in sustainable construction must be seized quickly.”

The survey highlighted concerns around safety (49 per cent), servicing costs (44 per cent), limited charging infrastructure (41 per cent), and battery life (41 per cent). Additionally, 68 per cent of respondents view EVs as more expensive than traditional vehicles, while 44 per cent are unable to install home charging stations.
