Perfect time for name change Oceanside Reality re-brands to coincide with launch of Perth’s newest glossy homes magazine RESIDENTIAL North isn’t the only new feature to grace Perth’s northern coastline. Oceanside Realty, in Mullaloo, formerly known as Oceanside First National, has re-branded to coincide with today’s glossy home magazine launch by the Community Newspaper Group. The initiative was calculated meticulously, according to Oceanside Reality principal and licensee Pete Costigan. “Like any big push to achieve deadlines, it has been full on,” Mr Costigan said. “Being the first company that Malcolm (Sheridan) from the Community Newspaper Group approached of the exciting, new real estate magazine, we thought re-branding at the same time as the new launch would be per-

fect timing.” Mr Costigan said the company wanted the flexibility to “manage its own destiny” and get rid of internal politics that at times hindered sales representatives. “The only change is coming away from the First National group, dropping First National as our trading name and establishing a new logo. “We will be trading as Oceanside Realty, (but) everything else stays the same. The three directors – Terry Clark, Paul Brown and myself – have driven the goal of re-branding with the help of all the other staff, who had previously been positively involved from the beginning of the re-branding. “It has cemented the bonding of the staff – they have taken

IN the housing market, the concept of supply and demand refers to the ratio of the number of buyers in the market at any given time to the number of houses for sale. In a buyers’ market, there are lots of houses for sale competing for a small number of buyers. Properties tend to stay longer on the market, so purchasers have more time to do the research that makes them knowledgeable about exactly what they can get for their money. In this kind of market, buyers tend to be fussy about standards of maintenance, colour schemes and details that, in a sellers’ market, they have to overlook in the race to actually secure a property before the prices rise even higher. Attention to presentation and maintenance issues is important as buyers use any perceived flaw as evidence to support lower offers. But above all, since buyers have time on their side and lots of properties to choose from, vendors should take special care in setting the asking price so that it is competitive rather than off-putting. When there are few buyers in the market, vendors can’t afford to hold out for unrealistic prices. The question “Is the market good at the moment?” depends on whether you have a property to sell, or one to buy. With stock levels currently on the high side, buyers do have the advantage. Most sellers of one property are generally buyers of another one, meaning that even in a buyers’ market, vendors who feel they miss out on the best sale price should be able to gain on the next purchase. ■

Charity home a real head-turner New standards have been set with this year’s Telethon home. By CASSANDRA DE WIND COMMUNITY Newspaper Group is one of more than 120 corporations involved in the 2010 Telethon Home, constructed in Alkimos. Each year, the residence is a key feature in the annual children’s charity – and this year’s home is no exception. This is the fifth year building and design company In-Vogue has created the Telethon Home. This one is on a 510sqm-block donated by Peet Limited. Located between Jindalee and Yanchep, Alkimos is a district that is sure to turn heads over the next few years. Driving up Marmion Avenue, it was easy to spot the two-storey stunner – it is the only development in Peet’s new Shorehaven Estate. The sleek façade of the home comprises stainless steel balustrade across the balcony, ren-

dered walls in varying shades of grey and feature brick facework along several sections of the front. Glossy flooring with an inset of porcelain tiling adorns the entrance foyer. An office to the right of entry has downlighting. Subtle additions through the kitchen make it a standout. Destined for career in property Real estate is in the blood for Jarrad O’Rourke, who has followed in the footsteps of his father and grandfather. By CASSANDRA DE WIND IT seemed inevitable that O’Rourke Realty Investments general and sales manager Jarrad O’Rourke would end up in real estate. With a flair for the property market, the 36-year-old said both his grandfather and father were real estate agents, and he had always held an interest in Perth’s property industry. Mr O’Rourke, a licensed third-generation real estate agent, is a registered sales representative and has been based at O’Rourke Realty Investments since 1989. “I guess it is in my blood – I was locally born and raised, and I live and work in the area, which gives me that advantage and knowledge about the precinct,” he said. “Our office is in Scarborough and we have been there for over 40 years. (It was) the only one of that time in the area, so we have seen many come and go – at the moment we have 26 staff members.” Mr O’Rourke said his grandfather founded North Beach Real Estate in

Hang a (superlative) photo on your wall Richard Smyth puts on show images of WA and beyond. With an artistic eye, it was actually his love of travelling to remote areas, watching and tracking wildlife in the Australian Outback for hours on end that inspired him to become a professional photographer full-time. From the tranquil, turquoise seascapes and beaches of Esperance to the spectacular waterfalls of the Kimberley, the rugged outback, sunsets, wildlife, marine life and much more, Richard’s images capture breath-taking scenes of our beautiful State and beyond. He recently opened a new photographic gallery in Fremantle to display his Wild Earth Images of Australia and beyond. The gallery displays brilliant scenes on huge

limited edition two-metre canvases, triptychs and framed photographic pictures in a range of sizes plus new acrylic ice blocks. “Opening a bigger gallery was needed so that I could display the bigger canvases, have more space to display a great range of subjects and places. It was the next step in the growth of our business,” he said. “We have been selling our pictures to people from all around the globe from a very small shop in the historic Fremantle Markets, but with the refurbishment of the markets, we were given the opportunity to move into a larger gallery-style shop. “People want to bring these scenes into their home or office environment – and as television screens get bigger, so does the demand for bigger pictures.”

Richard Smyth... the Outback, apparently unchanged for thousands of years, has silent stories to tell.

Richard has been taking pictures for more than 10 years and has travelled to remote regions of Australia as well as to Europe and Asia. He has perfected his photographic skills primarily by researching, travelling and camping throughout Australia’s Outback where he could experience nature first hand. “When I go to a place, I’ll think of the life and time of that location, how it was created – its past, present and its future,’’ he said. “There are places in the Outback that on first view, seem not to have changed in thousands of years but on more research and deep-
