According to Richard Young, principal of Caporn Young Estate Agents, sellers needed to focus on these three key selling factors in a home, especially if the property is in the top end of the market. “With some banks now increasing their interest rates by nearly 0.5 per cent, buyers will be even more selective when buying homes priced above $1 million,’’ he said. “The current median price of a home in the western suburbs is now around $1.3 million and additional funding costs will make buyers take out larger home loans to seek even better value for money when choosing a home.” Mr Young said even if a property is marketed to its full potential

MOST people know that the cost of buying a property is more than the amount they pay to the seller. But how much more? This week, Brett White, managing director of RE/MAX, answers that pressing question. He said as a general guide, prospective purchasers should budget an additional 5 per cent to the purchase price of the property for the various fees and expenses. If you are a first-homebuyer buying for under $500,000, then you can use 3 per cent of the purchase price as a general guide. But where does that money go? There are a variety of settlement agents, bank and government fees and charges associated with buying a property, such as: LENDING COSTS ■ Home loan application fees – these vary depending on the lender. ■ Valuation fee may be charged by your lender. ■ Lender’s mortgage insurance – this bank fee can run into thousands of dollars and depends on how much deposit or equity you have. PURCHASING COSTS ■ Stamp duty – this is generally the largest expense involved in purchasing a property. There are exemptions in WA for first-home buyers regarding the payment of stamp duty. Go to www.dtf.wa.gov.au State Revenue Page to view a stamp duty calculator. ■ Settlement agent professional fees and disbursements (including title searches, land title office registration fees, council enquiry fees, postage and petties fees). ■ Purchase inspection fees – some common purchaser inspections in WA are building inspections and pest inspections. The cost of these are payable by the purchaser. It is possible to shop around and reduce some of the costs. A mortgage broker is a great place to start to shop around for the best loan and fees.

Look to property to fund retirement Longer life expectancy makes superannuation less sufficient. By CARMELLE WILKINSON WITH the life expectancy of Australians increasing, Professionals Real Estate Group CEO David Hobbs encourages homeowners to invest in property to ensure a comfortable retirement. Mr Hobbs said according to United Nations estimates,Australia had the joint fourth-highest life expectancy in the world (equal with Switzerland) over the period 2005-2010. “Advances in medicine and improvements in lifestyle mean that this generation now has the prospect of living much longer than previous generations,’’ he said. “This means that we need more money to fund our retirement as we are living much longer and staying healthier.
Land still attractive LAND has continued to be a positive force for the West Australian residential market, according to a new review by commercial real estate services firm CB Richard Ellis. CBRE Perth residential valuations director Michael Veletta said residential land was the only market sector that could lay claim to reasonable levels of demand, particularly in well-located infill areas or land estates that offered a range of local services and infrastructure. “As incentives in this sector diminish, land is one of the only market sectors to have recorded positive movement in values,” Mr Veletta said. “However, prices are not rising across the board with some areas such as Dawesville and Wannannup suffering from an over supply situation and soft demand that has resulted in falling values.” Mr Veletta said the overall market remained under pressure with approximately 16,000 properties currently on the market. This number is approaching the market highs that were seen in late 2008. He said preliminary REIWA figures highlighted the slow market condition over the past quarter and suggested an up to 4 per cent fall in median house prices across the Perth metropolitan area. “With home finance very slow, top end markets are yet to recover from the May announcement of the Mining Super Profits Tax, coupled with a range of global issues, increasing interest rates and a soft share market,” Mr Veletta. “Realistic vendors are having to drop their prices particularly in the western suburbs following a 25 per cent drop in turnover during the September quarter.” ■

Design partnership made in heaven Using traditional hand screenprinting processes, Salu offers a creative service. By CARMELLE WILKINSON IT was looking through display homes with my husband two years ago that I first discovered Salu Art. Mesmerised by the aesthetic design and texture I knew I wanted a Salu Art wall print in our new home. Now it seems every western suburbs home that I review has this impressive Perth brand on its walls – and it doesn’t stop there. Salu Art has expanded its horizons to include lampshades, cushions, bed throws, table runners
and pelmets. Founded in 2003 by Western Australian artists and textile designers Samantha de Souza and Luke Matutinovich, Salu Art is a combination of their names and phonetically an informal greeting in French (salut) where Samantha lived for five years when she was younger. Using traditional hand screen-printing processes, Salu customises its award-winning designs for residential and commercial interiors, offering clients a highly personalised, versatile and creative service. Inspired by native WA flora, the eclectic collection now includes stunning motifs of architectural scenes, iconic buildings, collages exploring texture in objects and materials and vintage and middle-eastern designs. Excited by colour and texture, Samantha said
every Salu piece was carefully hand-crafted, making each piece a bit special and unique. “From hand drawing or cutting the stencils to colour mixing and the traditional hand printing process, we make everything entirely ourselves and you can really see this in the quality and texture,’’ she said. “We offer selections from linens and heavy cottons to luxurious satin and incredible silks which really bring our designs to life, reflect light and can create an ambience.” What began as a modest operation in 2003 in an old warehouse space in Osborne Park, has grown into a booming business in Mt Hawthorn with both national and international buyers. “When Salu began, we thought that our target market would be interior designers and young, new couples or home buyers from late
20s to 30s. But our clients range is now between seven years of age to 70, and our work is bought by the public, galleries, industry professionals such as architects, builders, designers and retail,’’ Samantha said. What began as a successful working relationship between Samantha and Luke quickly blossomed into something more and in 2004 the two were married. “Luke and I literally locked ourselves away in our studio for a year just focusing on art, design and developing/formulating our business goals to turn the dream into a reality,’’ Samantha said. “Personally there is nothing more satisfying than making something for someone that can be used, and truly enjoyed by that person, plus there is another realm involved that is exciting to work with clients in the creative process.” ■
