With the number of properties increasing, Peard Real Estate Group CEO Peter Peard said summer was the perfect time to consider buying a top executive home in our coastal suburbs for a desirable price. He said the group currently had a number of executive homes well above $2 million, which could be purchased for up to $1 million below their replacement value. “In some selective suburbs, a number of higher-priced properties can even be pur-
chase for up to $1.5 million below their replacement value,’’ he said. “We found that the top end of the coastal property market has been hit hard by rising interest rates and the uncertainty caused by the proposed Federal Government mining tax, and slower immigration rates has also impacted the top end of the coastal property market. “For astute property buyers, the best value for money are properties priced above $2 million in the northern coastal area stretching from Trigg to Mindarie.” Mr Peard said with building costs expect-
ed to rise strongly during the next two years due to the resources boom, these higher priced homes offered excellent value. “Once the real estate market rebounds, these higher priced properties are primed for the greatest capital growth,’’ he said. “Properties along this stretch of coastline have historically delivered property owners high rates of capital growth over the long term. “In suburbs such as Hillarys and Sorrento, the median price of a home on average has increased by more than 10 per cent on average annually over the last decade.”
Generally better to sell with tenants By Brett White RE/MAX EXTREME DUE to changing circumstances, whether it’s personal or financial, landlords can be faced with the need to sell their investment property. This poses the question of whether it’s better to give tenants notice to quit before putting the property on the market or sell it while the tenants are still in place? The obvious answer is to keep the tenants in the property. This incurs the least loss of income and unless the house is really untidy, a house usually presents better with furniture and household items making it look lived in. However, there are times when having a tenant could be a financially less rewarding scenario. Tenants who do not want to move can put a lot of obstacles in the way of a sale. They can limit and postpone inspection access almost at whim in spite of legally having to provide ‘reasonable access’ (what is reasonable to one person may not be reasonable to another). By the time this sort of obstacle is sorted out, valuable time has been lost and would-be purchasers have moved on. Sometimes owners have no inkling that tenants will behave badly in the event of a sale, but there is a bit of basic research investors can do to try and determine whether their tenants will play ball. Ask your managing agent how easy it has been for them to get access for periodic maintenance inspections or for tradespeople who have been contracted to carry out work on the property. Tenants who have been slow to allow access for activities such as repairs that will benefit them are highly unlikely to come to the party if they think they will ultimately lose their home to a successful purchaser. If you have a fixed period lease in place then you must sell the home with the lease still in place (unless the tenant agrees otherwise). If the lease is periodical you can give the tenant notice to vacate once your sale contract becomes unconditional. Professional communication between agent and tenant is very important, so discuss with your agent their policies when dealing with a tenanted property for sale. ■

Specialising in an exclusive range of rugs from all around the globe, including Nepal,Turkey and Pakistan, Jenny Jones Rugs (JJR) in Claremont continually designs and develops new collections for its clients. Owner Jenny Jones said all rugs were exclusively designed by JJR and hand knotted in 100 per cent natural wools and silks (no machines, glue guns or synthetic materials). “We never stand still as we always want to be one step ahead, especially when you’re competing at an international level,’’ she said. “We have employed designers from around the world that specialise in graphic design and have an artistic background, so we may always have a fresh look. “Each rug has been designed like an original piece of art; before the design is even woven it can generally take the design team a week to a month to perfect the design.”
