Perth caught in Europe’s tide EUROPE may seem far way, but the turbulence in its property market is being felt all the way here along our coast. According to Propell National Valuers valuations manager Travis Coleman, house prices in European countries such as Ireland have fallen by more then 30 per cent in recent years.As a result, the interest among these buyers for Perth’s coastal suburbs has slowly declined. “Overseas migrants coming to Perth are therefore conditioned to a more subdued international property market and are not in the same financial position as they were several years ago,’’ he said. “As a result of this trend, cashed-up overseas migrants are becoming scarce in the Perth property market, especially for homes priced above $1 million. “Propell National Valuers is finding that properties priced above $1 million which are correctly priced will sell, but properties which are over priced by even 1 per cent in this segment of the market are not finding a willing buyer.”

The latest ABS population figures for the March 2010 quarter revealed that overall, WA’s population grew by 2.3 per cent, well above the national growth rate of 1.8 per cent. However the number of migrants coming into the State had dropped. “Some 7,662 overseas migrants moved to WA which was a drop of nearly half compared to the March quarter 2009 when 13,448 overseas migrants came to the State,’’ Mr Coleman said. “It is also important to note that a large proportion of these overseas migrants were coming from countries such as the United Kingdom and Ireland where property prices

had risen very strongly over the last decade. “These migrants were selling their homes at a large profit and then taking advantage of a favourable exchange rate to buy competitively-priced properties in Perth.” Mr Coleman said new benchmark prices were being set in Perth’s coastal suburbs in particular over the last six years because overseas migrants were having a major influence on these sub markets. “Economic circumstances have now significantly changed with property values in many European countries declining and the exchange rate with the Australian dollar now less attractive,’’ he said. Mr Coleman said while the outlook for WA was still positive, sellers of more expensive properties had to be more pragmatic if they wanted to close a sale as they would have to focus increasingly on local buyers with greater local knowledge of property values. In the long term, Mr Coleman said overseas migration to WA would increase due to our booming resources sector. ■

Market not as depressed as reports say Buyers ‘still out in force’ says real estate principal. By CASSANDRA DE WIND DESPITE recent negative publicity about Perth’s property market, Oceanside Realty principal and licensee Pete Costigan said he was not fazed by the “hype” because buyers were still out in force. Mr Costigan said there was more competition, naturally leading to greater choice in the market. “This may drive prices down by a little, but there are certainly buyers out there,” Mr Costigan said. “I had a home open in Kallaroo on Sunday and was really busy. “I’ve talked to lots of people and there are still buyers looking for properties in the $900,000 and $1.3 million range, which tells me there is still confidence in the market – particularly for coastal properties.” Mr Costigan said another popular bracket was investors seeking homes under $500,000, but there appeared to be a “gap”

in the $750,000 to $900,000 range. “The media can be very misleading – there are definitely people that want to move, and people that want to sell.” Having renovated properties for more than 25 years, Mr Costigan decided to make the move to Perth from Manchester in the United Kingdom with his wife and three sons in 2005. “I thought the next step would be to help people sell their properties and if possible, advise them on the best way to present before selling. “I started working with a local real estate company in Whitfords and in July 2008 bought into Oceanside First National as one of the directors. “In June this year, I successfully completed my Diploma in Real Estate and obtained a Triennial Certificate. Most of my sales spe-

cialise in the Kallaroo and Northshore area.” Mr Costigan said real estate was a “people’s business” and those that did not like it should not be in it. “It’s important to listen to your clients’ needs and advise accordingly. More importantly, total honesty in this business is of paramount – Perth’s a small place.” Last month, Oceanside Realty decided to re-brand their name away from the First National Group, a move that allowed the company to “take control our their destiny”, according to Mr Costigan and his codirectors Terry Clark and Paul Brown. “We have a great property management team that really excels and looks after our clients’ investment properties.We are looking forward to growing this side of the business, too.” ■

Invest with your head, not heart By Brett White RE/MAX EXTREME IT can be hard for inexperienced property investors to distinguish between a good investment and a bad one, especially if they keep looking for something they like. In reality, many investors make it harder for themselves than they need to by being too emotional about their purchases. The problem starts when investors see their investment properties as an extension of their own home and indulge in the same feelings of pride of ownership. It is not uncommon for novice investors to turn down a property with terrific investment potential and strong rental demand just because they themselves could not live in it. Some end up buying what they consider to be a nicer property, only to find that the tenants have different priorities and will choose more basic accommodation in order to be say, closer to amenities. The strongest demand for both re-sale and rental is usually, by very definition, around the median price in any marketplace or location. Those who choose to invest in the luxury end of the market are usually the first to be hit by any economic downturn. Much of the luxury rental accommodation available is leased by corporations who, in poorer economic times, can no longer justify the cost of accommodating employees in high rent areas. And high income earners are unlikely to commit to large mortgages or rents in a climate of economic uncertainty with the possibility that salaries or jobs could be under revision. Median priced properties – those in what you could call middle range of the market – are not as badly affected and usually give their owners the best long term return. If they lose some demand from their usual occupiers because young people move back home or families scale down to smaller or cheaper accommodation, they pick up others who can no longer afford the luxury markets. ■

You’ll have to see it to believe it clever flow of space in the second-storey retreat, which would have to be my favourite room of the home. It spans the length of the third level and opens out to the front balcony. A gas fireplace adorned by limestone pavement adds a cosy appeal to the area. As if that weren’t enough, a spiral staircase from this retreat continues to the fourth floor, which features the master bedroom and soaks in prime uninterrupted views to the Indian Ocean. Architecturally designed ceilings and a dressing room highlight this area, but the grand proportions of the ensuite was what caught my eye. The bath is deeper than your average and the shower is probably at least four times the standard size. Returning to the second level, you’ll find most of the living areas, including a split-level theatre room that the owners say is perfect for teenagers. Most of the alfresco areas are located at the front of the house and to top it off, there is a fenced pool, four-car garage and an alarm system with intercom. ■

The agent is one of the branch’s key sales representatives, specialising in properties along the Quinns Rocks precinct, and said she enjoyed time by the ocean away from real estate. “My most important aim in life is for my family to be healthy and happy. My husband and two children dive and I enjoy watching from the boat or on the river side at night while they dive for prawns,” she said. “We also love barbecues on the riverbank.” Mrs Davey-Ashdown moved to Perth eight years ago but established a name for herself in

Victoria, owning a variety of speciality stores before entering Western Australia’s property industry. “I worked in commercial real estate in Melbourne before moving over. I also owned a dress boutique in Mornington Peninsula, Melbourne, and a flower and gift boutique shop in Patterson Lakes, Melbourne. She said seeing people happy is what drives her in real estate. “I find in Quinns I work with a lot of young people from the mines and sometimes it’s a bit of work to break through that old barrier of trust in an agent,” she said. “I have found over the years (that) once they know you are honest with them and show them

what properties are in their range, in return you get loyalty and honesty from the buyer.” Mrs Davey-Ashdown said she was confident Perth’s property market had picked up in recent times. “The previous six to eight months were hard,” she said. “The last month or so has picked up. The boom time was really hard on the buyers, especially on first-home buyers. “I have always said to my staff (that) honesty is the best policy. I believe that is why I have been successful in my career,” she said. “I love my job. If you don’t enjoy real estate, people pick up on that. It’s a lot of hard work – you need to believe in what you’re doing.” ■
