By CARMELLE WILKINSON THE decision by The Reserve Bank to increase interest rates last month, coupled with some banks’ decision to increase interest rates even higher, will put added financial pressure on many Perth property owners. Mortgage Solutions Australia director Lisa Corlett said that with the rises came mortgage stress, particularly for owners on a tight budget and those who bought in 2009 when interest rates were low. Investors return to coastal suburbs Reduced price tags, higher rent returns reason for trend. By CARMELLE WILKINSON ACCORDING to tax depreciation company DEPPRO, investors are snapping up properties along Perth’s coast. DEPPRO marketing manager Karenna Tucker said the company had recorded a strong jump in the number of depreciation reports for investors buying properties in more affordable coastal suburbs such as Beldon, Clarkson, Craigie, Heathridge,Warnbro, Rockingham and Waikiki. “More competitive house prices have been a major factor in this trend. Sellers have had to adjust their prices because of the large number of properties for sale in these areas, and these more competitive house prices are now attracting investors back into the market,’’ she said. “The latest REIWA figures show that in the northern coastal areas, up to nearly 70 per cent of sellers are now discounting their prices, while in Rockingham/Kwinana the figure is more than 80 per cent. “More investors are buying properties in these more affordable coastal suburbs because properties’ rental returns are now increasing.” Ms Tucker said that weekly rents in these coastal suburbs were showing signs of rising, with the Perth rental vacancy rate falling to 3.4 per cent during the September quarter. “REIWA figures for this period show that the weekly rents in northern coastal suburbs such as Padbury rose by 5.6 per cent and further south in Warnbro, weekly rents jumped by more than 6 per cent over the same period,’’ she said. “In addition, property investors are attracted to these more affordable coastal suburbs because over the longer term they can deliver high rates of capital growth. “The suburb of Beldon, with a median house price of just $440,000, has achieved an annual increase in the value of properties of nearly 13 per cent over the last decade.”

Long history in largest metro shire Suburb famous for old market gardens. By CASSANDRA DE WIND AS one of the more developed suburbs north of Perth, Wanneroo has been in existence for more than 160 years and is the town centre of the largest shire in the metropolitan area. Known for its strong viticulture community and market garden produce, the history and heritage of the suburb is notable through its buildings and attractions. Wanneroo, 22km from the Perth CBD, was classified as an outer region of Perth. A group of four explorers led by John Butler first recorded an excursion into the area in 1834. The group ventured east of Lake Joondalup in search of lost cattle, with records showing that Butler said the Aborigines in the
area were “those Wanneroo men who frequent Perth in company with the Yellowgonga tribe”. Although it is not known when the name “Wanneroo” was appointed, files dating back to 1842 mark the name in their records.
A variation of the name – “Wanneru” – was marked in 1907; however the name was amended to “Wanneroo” 45 years later. Today, the suburb caters for its community members with its shopping, business and industrial facilities. One of the area’s most popular events is the Wanneroo Agricultural Show, with animal activities, entertainment, competitions, exhibitors, sideshows, races and displays on hand for all those that attend. The district has various sporting facilities, wineries, museums and historic sites. A la carte
dining is available, as are laid-back dining options at the local tavern and restaurants. At 13.3 per cent, the average annual growth of Wanneroo in the past decade has surpassed the Perth metro region figure of 12 per cent. ■

“Soda Cafe serves great food, wine and coffee by a team that cares about its customers,” Ms LeGrove said. “We boast great support from local residents and visitors alike. “The cafe appeals to people who have an appreciation for homemade cakes and good coffee, and for quality food whether it’s breakfast, lunch or dinner.” In fact, the pair love West Coast Drive so much that they have opened a second venue one kilometre down the road. “Soda Sunlounge was opened just over 12 months ago, and both venues are very popular. “They offer a different style of menu with our stunning coastline as a backdrop,” Ms Le Grove said. ■

More borrowers go for fixed loans Higher price no deterrent as borrowers opt for security over flexibility THE popularity of fixedrate home loans rose in every State during November 2010 to hit 10.9 per cent of approvals nationally, according to Mortgage Choice spokeswoman Kristy Sheppard. This 29-month high was a considerable increase on the 7.7 per cent reached in October. Meanwhile, standard vari-
able home loan products rose to 49.3 per cent of approvals and basic variable dropped to 36.1per cent, which is the lowest level in two years. “Australia’s hunger for fixed interest rates is well and truly becoming a louder rumble, with demand lifting from a trough of 0.88 per cent of home loan approvals in January 2010 to 10.9 per
cent in November,” Ms Sheppard said. “The popularity of these less flexible products offering a set term of steady minimum repayments increased 3.2 percentage points last month, indicating rising borrower caution and conservatism in the face of higher interest rates and living costs. “The elevated pricing of most fixed rates compared to
variable rates has not deterred one in nine new Australian borrowers from fixing the rate on part or all of their home loan.” She said the value of peace of mind over repayment level should not be underestimated. However, choice of home loan type must always come down to individual financial circumstances, needs and lifestyle. ■
