THERE are more than 17,000 properties for sale in Perth, 7000 higher than the average. To stand out from the rest and guarantee a sale, sellers have to ensure their home is competitively priced from the outset. Propell National Valuers valuations manager Travis Coleman said the highest

amount of interest in your home would be in the first three weeks of listing, so it was important the price of your home was set correctly during this initial selling period. “If your property is located in a firsthome buyer area, then pricing becomes even more critical,’’ he said. “A good tip for sellers who live in outer Perth suburbs is to check current new lot land and project home prices in the local area. This will give you an idea of the replacement cost of your home.This exercise is important because potential buyers in this market will be weighing up the cost of building a new home or buying an established home.” Mr Coleman said a seller should not

employ an agent because they promise the highest price, as it’s the buyers who ultimately decide the true market value of your home. “Ask the agents to provide evidence of homes that they have recently sold in your local area and the prices they actually sold for,’’ he said. “This will give you an idea of the market value of your property. “Work the agent during the marketing process to ensure that the property is available for viewing even during inconvenient times i.e. weekdays. “Finally, you should be prepared to negotiate on the selling price if you receive a reasonable offer.”

Positive times ahead By Brett White RE/MAX EXTREME WITH plenty of commentators happy to focus on the negative aspects of the current position in the cycle of the property market, it can be easy to forget that there are some positives in any market. It’s true that there are more listings on the market than there are buyers, but this presents a massive opportunity for buyers who may not otherwise have been able to get into the market, to purchase their first home. For investors, buying at this stage in the property is cycle is a great way to accentuate the capital growth you may achieve, and for sellers looking to upgrade their home, there is the opportunity to make money in the changeover, with higher-priced properties potentially providing greater savings than the lower-priced home they sell. The Real Estate Institute of Western Australia figures show that there are still plenty of homes being sold, with over 850 sales being recorded in WA for the week ending December 8, showing clear evidence that there is still buyer activity for homes that are realistically priced. Traditionally, the weeks leading into Christmas are a slow listing time, with sellers either withdrawing their homes for sale or waiting until after the holiday season to list. However, with an oversupply of homes already sitting on the market, this quieter period presents an opportunity for genuine sellers to make their home stand out, as there will not be as many new listings come onto the market. Mid-January can see an influx of new properties again, so getting onto the market before this influx can provide benefits to sellers with realistically priced homes to sell. With WA’s economic growth being regarded recently by Commsec’s chief economist Craig James as “the fastest in the nation and well above normal levels” coupled with the recent announcements of major resources projects going ahead in WA, there are positive signs of an improvement in the market into the New Year. ■
