Mindarie’s rise to prime spot Beachside suburb has risen in prominence in 20 short years. By CASSANDRA DE WIND ESTABLISHED less than 20 years ago, Mindarie is now one of the prominent northern coastal suburbs on the Perth radar. Located 36km from the CBD, the district was named after Mindarie Lake in the neighbouring suburb of Carabooda, holding Noongar origins believed to mean either “the place near which is held a ceremony” or “green water”. This City of Wanneroo suburb was first recorded by Alexander Forrest in 1874, but remained unpopulated until the 1980s when a developer proposed construction in the precinct. Prior to development, the suburb was to be named Clarkson but in 1985 the name Mindarie was chosen – Clarkson was allocated to a district further inland. Two major developments for the area were planned that same year – the “Mindarie Keys” marina and a refuse plant for landfill waste (which was later constructed in Tamala Park, a section of land formerly part of the southern area of Mindarie).
Mindarie has blossomed as a prestigious northern suburb.
First stage construction by Smith Corporation for the marina began in the late 1980s, as residents slowly started moving to the suburb in 1987. By 1998, the western and southern sections of Mindarie had been completely developed, including opulent properties with private jetties along the marina.
With its prestigious location, the median housing price of Mindarie has always remained above Perth’s property value. In 2010, the median house price in Mindarie was $632,500, with 150 sales to date. In the last decade, Mindarie’s annual growth rate has steadily increased at an average of 11.1 per cent a year. ■
Reducing energy costs the new challenge REDUCING energy costs is a high priority for property owners as the State Government announces major increases to electrical prices. Gas prices are also rising, which makes energy efficiency a real key issue for homeowners. According to Anthony Kinder, managing director of Wilson&Hart Home Builders, reducing energy costs was a more significant issue if you owned a larger home which had additional features such as swimming pools and ducted airconditioning. If you already own a home, you can obtain useful information on how to reduce energy consumption from the State Government's Office of Energy website at http://www.clean.energy.wa.gov. au.
Tips for reducing energy consumption include: ■ Try not to use small amounts of hot water frequently – not only do you heat the water you use but also the water left in the pipe ■ Set the water-heating thermostat to 60C on storage hot water systems and 50C on instantaneous systems (if you are unsure of how to do this, contact your manufacturer/service person) ■ Insulate the first two metres of pipes leaving the hot water storage tank ■ Turn the hot water system off when you go on extended holiday. “This issue of energy efficiency is seriously considered by Wilson&Hart when designing new homes for clients,” Mr Kinder said.
“The design of a home can significantly reduce overall energy costs of a home. “For example, building larger two-storey homes along the coastal strip has become very popular in recent years because of the growing focus on lifestyle in the property market.” However, Mr Kinder said a key consideration was the size of the windows if your house was facing west.“Some people install large windows in their new home only to find that the home is too hot in summer and they spend large amounts of money cooling the property,’’ he said. Wilson&Hart has assisted clients to overcome this problem by designing their home so that it had shading and that rooms had the correct window sizing related to the area of the specific room. ■
Common pitfalls for new investors THIS week, president of The Investors Club Kevin Young shares his top 10 common mistakes by first-time investors. Mr Young said many first-time investors never bought more than one investment property because they made simple mistakes such as; 1. Buying an investment property they would like to live in without thoroughly looking at capital growth and rental return potential. 2. Deciding to buy an investment property close to their owner-occupier home rather than looking at investment opportunities throughout WA, or indeed Australia. 3. Selecting a property based upon advice of friends or family rather than seeking independent information. 4. Buying an older property, which can drain finances through maintenance costs. 5. Not undertaking a full assessment of the true cost of buying and holding the property. For example, if the property is an apartment, there are additional cost issues such as strata fees compared to buying a stand alone house. 6. Selecting the wrong home loan i.e. principal and interest rather than interest only, which will help increase cash flow. 7. Buying a property in a location which is not attractive to tenants i.e. not close to amenities such as shops or transport. 8. Purchasing a property in an area where there is an oversupply of properties, meaning rents will be low and capital growth rates limited. 9. Trying to select the tenant themselves rather than using the services of a number of reliable property management companies. 10. Buying an investment property with the view to a quick return rather than viewing it as a long-term investment and stepping ladder to purchasing a portfolio of properties that will fund their retirement.
