Buyers advised to get loans pre-approved Pre-approval provides more accurate estimate of borrowing power, repayments MORTGAGE Choice is encouraging buyers to make sure they are realistic about their borrowing power by obtaining a home loan pre-approval. Soon-to-be borrowers sometimes rely on their own judgment or that of an online calculator to determine the size of the loan that they can afford to borrow and repay and this is risky business. Mortgage Choice said jumping head first into a property purchase without confirmation from a lender of the financial limits may see a borrower falling short on funds because their dollars and cents don’t match up. Local Mortgage Choice principal Russell Crook said it was always a good idea to know exactly how much you can afford to spend on your property. “Online loan repayment calculators are a handy starting point. However, borrowers-to-be need to understand they

provide only an estimate of a person’s borrowing power and ability to repay,’’ he said.“On the other hand, getting a home loan pre-approved by a lender provides a conditional approval of a loan amount. This helps narrow the property search and gives confidence and a competitive edge when it comes to negotiating a purchase. “Genuine loan pre-approval follows a similar process to a full loan application whereby borrowers will be assessed on their individual circumstances and needs and are required to verify their identity and ability to repay the loan.” Mr Crook said it was also a good idea to shop around, because not all lenders provided loan pre-approvals. A pre-approval gives you time without pressure to buy or explore your loan options, saves you time by concentrating the property search in a feasible price range and gives confidence for bidding at auction or negotiating a purchase. ■

Remember, these blocks on the market aren’t all over priced, they just have some issues to navigate past. 4. COASTAL CONDITIONS The north coastal areas can have a massive impact on building costs due to salt and wind conditions. The BCA (Building Codes of Australia) requires additional requirements for building in coastal areas. Some of these requirements are sarking to roof cover, stainless steel wire ties, galvanised steel beams and lintels and upgrading of window frames. 5. SUSTAINABLE LIVING FEATURES The ideal orientation for a block is to be able to have the living areas and large windows facing north and to have minimal windows to the east and west and the long axis of the home within 15 degrees east or west of north. Given the new BCA changes coming in 2011, this is now a very important consideration when purchasing a block of land or even a property for a knockdown rebuild. By COURTNEY NOTTE SEEING kangaroos on the golf course that this house backs on to is one of owner Jennifer McAuliffe’s favourite things about her home. It is an impressive sight, with the vast green stretching from the edge of the property as far as the eye can see, and with so few houses visible in an easy distance, it is easy to forget you are in a suburb.
