Affordable coastal living Developer to release the first 20 lots within one kilometre of the beach at Shorehaven. By COURTNEY NOTTE AFFORDABLE coastal living is on offer with the upcoming release of the first 20 lots in the Coast precinct at Peet Limited’s popular Shorehaven at Alkimos development. The lots are priced from $339,000 and range in size from 463sqm to 922sqm. Peet Limited managing director and chief executive Brendan Gore said the home sites, a limited number of which adjoin future parkland, offer a highly sought-after lifestyle. They are the first to be released by any developer at Alkimos, within one kilometre of the beach, and in walking distance of the future Coastal Village at Shorehaven. “The Coastal Village will be the centrepiece of Shorehaven and provide a recreational area

for the entire community, with direct beach access,” Mr Gore said. “Peet plans to offer a range of shops, restaurants and cafes, as well as community facilities and expansive parkland, which we expect will become a thriving centre for the broader area of Alkimos. “The Coastal Village will be linked to the new homesites in the Coast precinct and other precincts of the estate through a series of interlinked walk and bike paths, which enable residents to easily access the services on offer.” Buyers in Shorehaven Coast will receive a free sustainability package, which includes a 2500-litre rainwater tank, drought-resistant front garden landscaping and reticulation, side

and rear fencing, and a compost bin. Buyers of the first Coastal lots will join more than 250 people who have secured home sites at Shorehaven since land sales began in late 2009. Construction recently started on homes

at the Rise and Central precincts, with some residents expected to move in later this year. Among the new properties are about 50 display homes, forming the largest display centre in WA and due to open later in the year. ■

WITH the number of overseas migrants expected to jump in the coming year, so too will the local property market. According to Peter Peard, CEO of The Peard Real Estate Group, the latest ABS Peter Peard. figures show that during the last financial year, overseas’ migrants accounted for 58 per cent of WA’s total population growth rate. “The number of overseas migrants coming to WA could rise even further during the coming year, as the economy gains even further traction as a result of the massive new investment in the resources sector,” he said. With more than 500 migrants coming to WA each week, and many of those people settling in Perth, Mr Peard recommended overseas migrants consider a number of

matters before buying a property. “It is a good idea to rent in the area you would live before purchasing a home. If you take out a lease for six months, this will give you enough time to find out if this is the area you would like to live in, and give you time to research the local property market,’’ he said. “If you find the location you want to live in and the price range you can afford, then register your name with some of the larger real estate companies in the area.They will notify you of a suitable property as soon as it becomes available.” Mr Peard said location was imperative when deciding where to call home, and properties close to the ocean have historically achieved the highest capital growth because of the growing focus of lifestyle. “Properties that have easy access to shops, schools and local transport are easier to sell at a later date,” he said. Mr Peard added that buying an established home rather than building a new home was often more convenient for newcomers. ■

IN a sign that confidence is returning to the top end of the Perth property market, an ocean-front block in Trigg has sold for a staggering $1.85 million. The Limnios Property Group sold the vacant block after two years on the market with various agents. According to the CEO of The Limnios Property Group, James Limnios, the land at 2 Karrinyup Road was sold for a sales figure which is a record for a vacant block of land in Trigg over the past 12 months. “This sale, combined with a recent $1.7 million selling price for a property in Aberdeen Street, Northbridge – achieved by our company – indicates that confidence is now returning to the Perth property market,’’ he said. “Interest rates are now relatively steady and astute property buyers are now purchasing prime real estate, as they understand this sector of the market will be the first to surge when the market rebounds later this year.” Limnios Property Group executive manager, sales, Rob Stefanovski said the strategically

located coastal block was purchased by a local family who plan to build a luxury home. “This family has every confidence that this is a wise investment because Trigg is historically a high capital growth area and they have purchased one of the best home sites available in this suburb,’’ he said. “REIWA figures show that over the last decade, the median price of a home in Trigg has risen annually by 12.7 per cent. Trigg is now a million dollar suburb with the median price of a home in the area now $1.09 million and rising. During 2011, we expect a ripple effect of confidence to start flowing throughout the Perth real estate market as the State economy gains further traction due to the major resources projects under way.” ■

Clever design makes easy living a breeze Stunning home overlooks the marina. Tenants face rent increases as vacancy rates fall WEEKLY rents in Perth have been tipped to rise by 10 per cent this year. According to O’Rourke Realty Investments principal Rory O’Rourke, 2011 will be the year for property investors as median weekly rents start to rise. Mr O’Rourke said the latest REIWA figures for the three months up till November 2010 showed that the rental vacancy rate in Perth had fallen to just 3.1 per cent. “Vacancy rates in Perth have been gradually trending downwards over the past 12 months from a high of 4.6 per cent a year

By CARMELLE WILKINSON ago,’’ he said. “We are now rapidly approaching the historic tipping point of a 3 per cent vacancy rate, below which landlords can begin to raise rents. “Over the past two years, the median weekly rent in Perth has been relatively steady at around $370 as landlords have had to set competitive rents to attract tenants.” Mr O’Rourke said if the demand for rental

properties continued, then the median weekly rent could rise to just over $400. “A key issue impacting in the rental market is the fact that since the global financial crisis, developers have found it difficult to secure finance which has meant that the supply to new rental properties has been limited,” he said. “In contrast, over the past six months, the

demand for rental properties has risen sharply due to the surge in investment related to the resources sector. This is resulting in an influx of skilled workers to Perth who are seeking accommodation. “Rising weekly rents will give a major boost to the property investment market because it will boost rental and encourage more people to purchase properties.” Mr O’Rourke said with house prices expected to remain steady during 2011 and rise strongly in 2012, now was an excellent time to purchase an investment. ■
