phone at all hours, returning calls promptly, showing properties around the clock and at short notice,” he said. “Perseverance, attention to detail, enthusiasm and honesty are all very important.” Mr Callanan’s years of experience and dedication to his job are a boon to his clients. He has become an old hand at keeping up with market trends, as well as changes in the industry, to ensure customers of Mick Malone Real Estate get the best service. “The internet has had a major effect on the way we work and operate, as has the impact of the GST and rises in stamp duty,” he said. “Sales are going well and the market seems to have improved since just before Christmas. “There are plenty of buyers out there, so if your property is priced right, it will sell – pricing is the key.” ■

Disappointed sellers turn attention to renovation instead Renovations are booming, but be careful not to overcapitalise, warns one valuer. AS property sales in many Perth suburbs slump to around 10 per cent lower than this time last year, home renovations have surged, with the value of building approvals for home renovations in WA totalling nearly $300 million for the five months ending November 2010. According to the latest ABS residential construction figures, on average around $15 million was being spent every week on renovations in WA. Propell National Valuers valuations manager Travis Coleman said a slower real estate market historically encouraged property owners to consider a home renovation if they could not find a buyer for their home. “With selling prices being discounted by around 6 per cent, this trend of home renovations is set to increase during 2011 as more frustrated property sellers decide to upgrade their existing home because they cannot achieve their target sale price,’’ he said. “Unfortunately, many home owners decide to undertake

additions to their home for emotional rather than financial reasons, and as a result, they risk overcapitalising their home, which is one of the most common mistakes in real estate. “In the current market, the danger with home renovations is that the home owner can spend thousands of dollars improving their home only to find that when they sell their property, they cannot recover the money they spent.” Mr Coleman said anyone considering a home renovation should obtain an independent valuation of the property to determine its correct market value in comparison with simiTravis Coleman. lar homes that have sold in the neighbourhood. Renovators should focus on improving highly visible areas around their home that will impress future homebuyers and enhance the value of the property. “Focus on the front of the home as this will improve the street appeal of the property,” he said. “If the existing home has dark brown bricks and old guttering, then consider rendering the bricks and replacing the gut-

tering.Also, if you invest some money in better landscaping, this in turn will also improve the street appeal of the property. “Inside the house, you should focus on the bathroom and kitchen areas. Improvements in these areas traditionally deliver high returns when the property owner decides to sell. “You should also focus on the outside living area of the property as much as the inside of the property, the reason being one of the biggest trends in the WA real estate market currently is a growing demand by home buyers for usable outdoor living areas.” Mr Coleman said homeowners should check that builders belong to a professional organisation such as the Housing Industry Association of Western Australia and ask to see recent examples of their work. “Set a budget for your home renovations and carefully cost them. If you get a quote from a builder, make sure that it is in writing and there are no special conditions attached to the contract,’’ he said. ■

Exotic touches add panache Designs inspired by luxury hotels from across the world. By COURTNEY NOTTE AMONG the changes the owners made to the plans for this boutique home are ensuite fixtures inspired by luxury hotels from across the world. To bring a part of their holiday experiences in exotic locations home, they took cues from resorts and hotels in Fiji and Singapore when appointing their bathroom. A deep freestanding bath, two-tone textured wall tiles and a dual stone-topped vanity unit recapture the feel of these hotels, but function has not been overlooked for form. To minimise the need for cleaning, glass doors to the shower were discarded in favour of an open recess with a privacy wall that conceals two showerheads; one removable and one rainwater. Historic Marmion offers idyllic lifestyle , SITUATED just 16km from the Perth CBD, Marmion is a seaside suburb rich in history. Perth rents on upward trend with median now $380 a week RENTS in metropolitan Perth have increased for the first time in 12 months. The Real Estate Institute of Western Australia last week revealed the median rent in the three months to January was up $10 to $380 per week.

REIWA President Alan Bourke said the March quarter was traditionally a time when vacancy rates tightened and rents increased due to seasonal factors, such as pressure from university students and families preparing for the New Year. “We saw median rents go from

$360 to $370 this time last year, but we didn’t experience any further rises or falls through all of 2010,” Mr Bourke said The vacancy rate for available rental properties in Perth stands at 3.4 per cent in the three months to January, the same as the revised fig-

ure for the December quarter. This is well under the vacancy rate of 4.1 per cent in the 2010 March quarter . Mr Bourke said it was unclear if upwards pressure on rents would continue through 2011, but suggested that if sellers were struggling to find buyers some might consider

renting their properties for a while, increasing the vacancy rate and keeping a lid on further rent increases. “It is all about supply and demand. We may see rents increase further but it will depend on demand and this is driven by the broader economy and the availability of jobs.” ■

Homebuyers urged to consider their needs rather than wants FIRST homebuyers need to re-think what they need and want in a home, according to 4Land property group sales and marketing director Shane Kempton. Mr Kempton said ‘traditional’ requirements such as large blocks and big gardens were outdated and did not reflect current global and local market conditions. He said house and land packages being released now needed to reflect current economic and environmental conditions faced by first-home buyers in today’s market.

Buying a block of land between 300sqm and 350sqm is fast becoming the accepted norm. By COURTNEY NOTTE “It’s time to evolve our thinking in regards to our needs and not to confuse them with our wants,” Mr Kempton said. “Let’s start with land size – the days of needing a 500sqm plus block of land are redundant. “When we consider the restrictions and the price of water we face in WA, most budget-

conscious first-home buyers find it too costly to maintain a large garden and lawn area. “Therefore, purchasing a block of land between 300sqm and 350sqm is fast becoming the accepted norm.” Mr Kempton said first-home buyers should re-evaluate their need for a traditional four-

bedroom, two-bathroom home, and instead consider building or buying a house that suited their needs. “Three or two bedroom houses are generally more than adequate for today’s first-home buyer,” he said. “Buy or build a home that suits your needs first and then add on any of the wants that fit into your budget, whilst leaving some room for interest rate movement.” Mr Kempton said buying a property before demand was high could put owners in a good position to negotiate. ■
