Downsizers delighted with choice Churchlands Green estate offers apartment living close to the coast and CBD. Right price vital THERE has been a February rise in buyer inquiries and house sales, according to RE/MAX WA managing director Geoff Baldwin. He said that since the first week of February, inquiries had increased by more than 80 per cent and sales by 37 per cent. “Our sales volume has tripled in the past 10 days and this sudden increase in buyer activity has been reflected across all of our offices from Bunbury to Wanneroo, which is a very positive sign,” Mr Baldwin said. “Over the past 24 years, I have experienced four complete market cycles where on every occasion the market has moved from slow to go very quickly, and there is no reason to believe that it won’t happen again this time around. “Interest rates have stabilised, the WA economy is on the cusp of a resources boom, our population continues to grow, house prices are at a fouryear low, employment levels are improving and confidence is fast returning.” Mr Baldwin reminded sellers that pricing was the key to attracting a buyer in the current competitive market. “Houses that are overpriced are consistently achieving less than those that are priced correctly when they come to the market,” he said. “Correctly priced homes attract many more viewings and are not given a chance to become stale.” Mr Baldwin said in the next year he expected a move from a buyers’ market to a more balanced situation and advised potential buyers to act fast. “Buyers who have been sitting on the fence would be well advised to take action sooner rather than later,” he said. ■

‘House of glass’ an original design Spacious, stylish living. By COURTNEY NOTTE AT first glance, this house looks as though it is made entirely of glass– and it almost is. About 67 per cent of the walls in the two-year-old home are glass, so it is easy to see how it earned its moniker,‘the house of glass’. Everything about the home is original, down to the ideas that governed its construction and design by owner and independent designer John McQuade. Its generous internal dimensions and feeling of space belie the 468sqm block it sits on. Mr McQuade and his wife, who have lived in Edgewater for 33 years, bought the block, demolished the existing house and strata titled the land. The next stage was designing the house. “I’ve designed a lot of houses in Subi Centro and the Joondalup CBD, so I’m very aware of how to

make a space look bigger and minimise the garden while maintaining some outdoor space,” he said. “The big thing with small houses on small blocks is visuals and surrounding yourself with different views. “You can see through to a different living area or outdoor space from every room in this house because I wanted to create a house full of light with a truly open-plan living design.” Mr McQuade said he moved away from the double brick norm and opted for a timber-frame house. “The energy required to get a renewable resource like timber to the site is far less than a double brick house, for example,” Mr McQuade said. Simplicity sums up the overall look and feel of the award-winning sustainable house. ■

Renovations add space and style Ocean views maximised. By COURTNEY NOTTE TO create a more modern look and feel, the owners of this tri-level residence removed several interior walls to create more space and added a second-floor balcony to take advantage of its enviable coastal location. Designer pair reach the high water mark Landscapers have a huge affection for nature. By JANE EVANS

IF Neil and Jenny Delmage are going to stop for a coffee during the day, they like to have it somewhere overlooking the ocean. This way of thinking embodies the couple’s casual disposition and affection for nature, which after 25 years as Perth’s leading landscape designers, is hardly surprising. The well-known couple have worked on hundreds of gardens ranging from tiny courtyard spaces to sprawling rural properties – winning them numerous national awards – and have had their gardens featured in Home

Beautiful, House and Garden and Country Style magazines. The Delmages have also appeared on national television programs such as Gardening Australia and Burke’s Backyard. In 2010, Neil and Jenny released their second pictorial book, From Coast to Country, showcasing their extensive photographic library of work, which has since been picked up by leading publishing house Penguin Books Australia. Published by Fremantle Press, the 144-page book features some of their most spectacular landscape designs, accompanied throughout by Jenny’s stunning watercolour sketches. Neil developed his training in gardening, while Jenny is a graphic artist who studied architectural drawing.

“We design all our gardens by hand,” she said. “I like to give each client a watercolour sketch of the design so that they can compare the end result with the vision. “It’s different from designing an interior or building. “This is a living thing so I like to bring it to life through drawing.” In addition to creating classic and beautiful gardens around Australia, the couple are relentless advocates of producing water-wise gardens that blend seamlessly into the environment. “With water fast becoming a scarce commodity in Australia, sustainability is the key,” Neil said. “Australians tend to over water,

whereas in Europe and America, they adapt their gardens to the climate.” The couple also believe in salvaging what they can, wherever they can, whether it be gates, existing pavers or plants. “We want to help people,” Jenny said. “And create the very best garden we can.” As we left the Cottesloe cafe where I interviewed the Delmages, Jenny waved to the third patron she knew there. “See, I could never drop my standard of work, or do anything half-heartedly,” she laughed. “The western suburbs is too small.” ■
