WILKINSON IF you want to secure long-term capital growth, property investors and first-home buyers should look at the coast. According to O’Rourke Realty Investments principal Rory O’Rourke, Perth’s coastal suburbs have performed extremely well over the past few years. “With over 40 years’ personal experience in the property market, this experience has shown me that location, location, location is the key driver of wealth creation through property investment,’’ he said. “During the last decade, for example, the median price of a home along the Perth coastal strip stretching from Scarborough to Burns Beach has increased on average by at least 11 per cent each year. “Investors should also consider that this capital growth does not take into account the considerable increase in weekly rents in this area of Perth during the same period.” Mr O’Rourke said success in the property market was achieved by ‘stayers’ not ‘players’, meaning buyers should focus on the fundamental issues driving property values, such as the increasing focus on lifestyle. “The walking distance to the beach is now a major price driver for coastal prop-

erties and properties which are within 10 minutes walk of the beach are poised for strong capital growth during the coming decade,’’ he said. According to Mr O’Rourke, the growth in property values in Scarborough and Cottesloe highlights the importance of social infrastructure such as cafes and restaurants when buying a coastal property, and buyers should always check if there are any future commercial developments planned, as this can have a major impact on future property values. Mr O’Rourke added that ocean views added hundreds of thousands of dollars to the value of a property and buyers should consider engaging an architect who can
provide advice on maximising the ocean views when designing a home. “While all Perth coastal suburbs have enjoyed strong growth rates over the last decade, try to identify coastal suburbs that may be undervalued,’’ he said. “This is because house prices between suburbs do not move in a uniform pattern. For example, during the past year, the median price of a home in Trigg increased by over 11 per cent, while in Watermans Bay, the median house price rose by just over 4 per cent. “Older unrenovated homes in lower priced coastal suburbs such as Craigie and Heathridge can be purchased at near land value.” ■
Scammers targeting real estate market Requests from buyers to outlay money on their behalf should ring alarm bells for sellers IF you are trying to sell your home via the internet, be warned about scammers who are targeting private property sellers online. WA ScamNet has seen this method of fraud used on people selling cars, computer consoles and other items and said the latest concern was the real estate market. Consumer Protection Commissioner Anne Driscoll said this often involved a bogus buyer approaching a seller stating that they wish to make a purchase from overseas. “The scammer requests the seller to pay a fee on their behalf, supposedly to facilitate the sale in some way,’’ she said. “They then will ask for the money to be transferred by wire, knowing that this method is virtually untraceable.
“Alternatively, the scammer may suggest payment via a secure payment system, but provides electronic links which take the seller to a fake version of a legitimate payment system site. “Home sellers need to be aware that in a property transaction, there should be no legitimate reason for the seller to outlay money on behalf of the purchaser.” Ms Driscoll said while sellers stand to lose money, their property ownership should not be jeopardised. “Unlike recently reported real estate scams which posed a risk to land ownership and title exchange, this scam does not threaten property ownership, but instead defrauds sellers of money,’’ she said. ■

Here are Tristan’s top five tips to ensure you are dealing with a real custom home builder. 1) Find out how many homes per year the builder is building, and who has built the properties up for sale. 2) Ask to have a look at the specification and plans of past and current clients and also confirm suppliers the Perth builder has used. 3) Ask whether the engineering detail was from a volume project builder company (template engineering) or from a custom engineering company. 4) Ask for an updated price for construction from the builder who built the home and also for any plan a builder is showing in a folder before signing up. 5) Most importantly, check on forums and to see if the builder has any matters before the Building Disputes Tribunal. Relaxed approval criteria and interest rate both hold good news for buyers ACCORDING to property experts, this month’s announcement from the Reserve Bank to keep interest rates as they are is great news for homebuyers. And when first-home buyers enter the market, it stimulates the rest of the real estate market – the first step to a market recovery,’’ said Shane Kempton, director of sales and marketing for 4Land Property Group.
“Your first home is the typically the hardest one to get into, but once you are in the system and you service your mortgage appropriately, there are generally less hoops to jump through when borrowing for your second or third home in the future. “If a homebuyer who qualified for a Keystart Home Loan was looking at a property or house and land package to the value of
$350,000 (maximum property value for a Keystart Home Loan below the 26th Parallel is $400,000), they would be required to have a minimum deposit of $14,000, of which $7000 would need to be proven savings.This can be achieved by putting away $135 per week for 12 months.” When you consider that there is still a $7000 First Home Buyers Grant, stamp duty concessions and
some fantastic builder and land developer incentives available, the gap between renting a home to buying one is finally starting to close for first-home buyers. “The Australian dream of home ownership is now becoming more of a reality.
