Tenants facing stiff competition HARD-pressed tenants could face rent rises in the near future as property investors attempt to squeeze higher rental returns from their investments. According to RE/MAX Extreme managing director Brett White, renters are stretched already but have little opportunity for negotiation, with low vacancy rates and stiff competition from other renters.
“Higher rents are good news for landlords; however, that isn’t the case for tenants.” “We are seeing the number of applications from prospective tenants increasing. More renters are seeking quality property and many outline a very good case as to why their application should be accepted ahead of another applicant,’’ he said. “Higher rents are good news for landlords; however, that isn’t the case for tenants.” Record low vacancy rates in some areas across Australia, combined with a lack of investment property and interest rate increases have forced rental increases. Brett’s tips for tenants include: ■ Try to secure longer-term leases. ■ Ensure you are an “ideal” tenant, report repairs and keep rental payments regular and on time. ■ Maintain lawns and gardens. For further information, contact RE/MAX Extreme on 9400 6300 ■
New centre has right elements for success Get in early and establish strong roots in a growing area. By COURTNEY NOTTE CONSTRUCTION of a mixed-use development, designed to satisfy the strong demand for amenities at The Elements in Yanchep, is expected to start midyear and be completed in early 2012. The Elements Centre, in the Harford Grove precinct on the corner of Lindsay Beach Boulevard and Beachside Parade,
comprises three commercial premises that would suit a range of business uses and four three-bedroom, two-bathroom terrace homes. Metier leasing executive Nick Donaldson said the development offered a chance for business owners to secure a place in what would be a unique retail strip. “Benefiting from the recent economic recovery and increase in local population, new businesses have a unique opportunity to get in early to firmly establish strong commercial enterprises with future
growth,” Mr Donaldson said. “The local community is desperately seeking a quality café and restaurant to cater for the local market appetite for a meeting and eating place to enjoy with family and friends.” The premises suit a range of commercial uses, from dining to medical consulting rooms such as a dentist or physiotherapist, to general office spaces. Building is expected to start in three months. For more information, contact Nick Donaldson at Metier on 0419 991 280. ■
Pearsall is the smart choice for astute first-homebuyers BLOCKS in stage one of the new Pearsall estate development, The Terraces, are set to be released by Joondalup-based 4Land Property Group later this month. On the corner of Ocean Reef Road and Wanneroo Road, the development comprises elevated limestone-terraced blocks that offer views of the area and are surrounded by high-
quality homes and parklands. 4Land sales and marketing director Shane Kempton said the location of The Terraces, close to freeway access points,Wanneroo Shopping Centre, Joondalup CBD and Hillarys marina, made it hard to go past. “Pearsall is very conveniently located between the thriving Wanneroo business and commercial centre and the ever-
expanding Wangara industrial centre, yet is far enough away to escape the rat race,” he said. Blocks in the estate range in size from 293sqm to 660sqm to suit a range of buyers and lifestyles. “As the cost of living rises and the threat of water restrictions becomes even more severe, the more efficient and affordable 300sqm to 350sqm block of land
is fast becoming the preferred option for astute first-home buyers or downsizers, and The Terraces offers some fantastic block options around this size,” Mr Kempton said. Thirteen lots will go on sale when stage one of the development is released on March 26. Prices start from $259,990. Call Shane Kempton on 0433 326 886 or 9301 4445. ■

Ultimate contemporary coastal showpiece
Spacious and lavishly appointed property certain to create envy. By COURTNEY NOTTE IN this breathtaking double-storey home, awardwinning prestige builder Grandwood Homes has created a contemporary coastal showpiece. With dimensions that have to be seen to be believed, plantation home-style verandas and balconies with expansive views, and quality fittings and finishes, it leaves nothing to be desired. The sheer spaciousness of the property will create envy, with 506sq m of living space over two levels, all set on a 1022sq m block. It has commanding street presence and is in
prime position to take advantage of the view to Rottnest Island from the balconies. The builders dedication to excellence is obvious in the way the house has been positioned on the block to maximise views. Tasteful and stylish interior decor ensures timeless appeal. The lower level comprises a formal lounge and dining room off the entry with access to the Mediterranean-inspired courtyard, a family room with french doors to the back garden and a concealed timber kitchenette, a powder room, family bathroom and bedrooms two, three and four – each of which has a built-in robe. Upstairs, the open-plan living areas make the most of the panoramic ocean view. The functional kitchen has granite bench tops, a
gas cook top, electric oven, an island bench for extra preparation space, walk-in pantry and dishwasher. It overlooks the informal living and meals zone, where the recessed bulkhead ceiling adds to the sense of space and built-in cabinetry makes it easy to store and conceal home entertainment equipment. Large balconies wraparound this level, and are a picturesque spot to relax with a glass of wine or entertain friends. A dressing room and ensuite bathroom adjoins the luxurious master suite. Twin marble-topped vanity units, a big frameless glass shower and a spa beneath corner windows with water views make this bathroom an appealing parents retreat.

Holiday home in the suburbs A slice of the South-West life. By JANE EVANS ARCHITECT Paul Odden has designed the perfect coastal retreat in the suburbs. The owners of this City Beach home wanted to emulate the feel of a typical South-West luxury holiday home. The double-storey home was completed in May 2010 and exudes a relaxed yet sophisticated ambience. The striking facade is a combination of timber, stone and concrete, creating an effortlessly contemporary, clean-lined residence. Carefully landscaped gardens surround the property, with tropical foliage and vast lawn areas for children. Inside, a feature of the home, and favourite of the owners, is the burnished concrete flooring, which flows throughout the downstairs
living areas and gives the home a raw, urban edge. “I love the organic flooring,” said the owner. “With the living areas north-facing, it attracts the winter sun and really warms the house.” The kitchen features integrated cabinetry, a striking glass splashback and a separate combined scullery and laundry. Fixed timber louvres provide shade over the timber-decked alfresco area. There is also a large saltwater swimming pool and organic vegetable garden. The second level comprises four generous bedrooms, including the master suite, and a mezzanine library feature. A fifth bedroom on the ground floor could be a study or guest bedroom and is serviced by one of three luxury bathrooms. ■

INNOVATIVE DESIGN SETS THIS APART A DOME feature on the second level of this double-storey house hints at the unusual architectural features to be found inside. The sense of space is obvious as soon as you enter, thanks to double-height ceilings and many large windows and glass sliding doors in the sunken formal living area. A curved staircase in the middle of this large room draws the eye, and is the first of many features that set the home apart. It leads to a mezzanine level that could be used as a living space. Dress circle masterpiece raises the bar High-quality home with ocean views on one of Mindarie’s most esteemed streets. By CASSANDRA DE WIND IT is only fitting that a home of this calibre is located on one of Mindarie’s most esteemed streets. The near-new, triple-storey Adriatic Home has been finished to the highest standards, and is packed with lavish fixtures and fittings on a 410sqm block. On entry, you are greeted with pebbled gardens and an adorning glass balustrade, and views to the marina and Indian Ocean are apparent from every area of the home. An open formal lounge room is accessible from the entrance foyer, with features including Roman blinds, coffered ceilings, downlighting and balcony access. In an open layout, the dining and family areas are found in the centre of the middle floor. Completing this section of the house is a galley-style kitchen, which has glass splashback, cabinetry with frosted glass doors, Caesarstone benches and stainless steel appliances. Timber decking, cedar-lined ceilings and cafe blinds add to the lush appeal of the alfresco area, under the main roof in the back yard. A built-in kitchenette with its own sink, barbecue and bar fridge makes outdoor dining a breeze.
Towards the rear of the liquid limestone courtyard is a sectioned-off spa area and according to the owners, the outdoor shower is ideal for use after returning from the nearby beach. The ocean views are most appreciated from the top level in the master bedroom, with its wide floor-to-ceiling windows. Twin vanity units, heating lights, dual showerheads and a deep bath are among the inclusions in the ensuite, which provides entry to the bedroom’s walk-in wardrobe. â–

Double the views with space to spare Double-storey Doubleview home has a host of attractive features, writes COURTNEY NOTTE A CLEVER combination of high, pitched ceilings, a light colour scheme and floor coverings in complementary hues enhances the sense of space throughout this contemporary home. With a modern and functional double-storey design, it was built for a family and easily accommodates one with four bedrooms and two bathrooms over two levels. The elevated position of the house affords ocean and inland views that are best enjoyed from a spacious balcony at the front, with a glass brick feature that acts as a privacy shield. This balcony connects to a tiled upstairs living area, one of three in the house, through glass stacking doors. The balcony could be a private retreat for parents, with the master bedroom nearby. This room has a walk-in robe and an ensuite with a dual vanity
unit, combined spa and shower and heat lights. Glass sliding doors connect one bedroom on the ground floor to a private area in the rear courtyard with terraced gardens. This room also has mirrored sliding doors to a built-in robe. Doors in the central, open-plan living areas also lead to the brickpaved patio section of the courtyard, with textured rendered walls and colourful border gardens that add a Mediterranean feel to the outdoor area. A separate lounge room on the ground floor offers extra living space, away from the kitchen, meals and family rooms. There is ample storage and preparation space in the kitchen, as well as granite bench tops and a stainless steel dishwasher, gas cook top, exhaust and electric oven. A study branches off the entrance hall. â–

Imposing residence has all bases covered A spacious interior, quality fittings, clever design, high ceilings and ocean views are just some of this home’s many features. By COURTNEY NOTTE A DOUBLE-height portico with sconce lighting adds to the stately appeal of this doublestorey home, in a cul-de-sac and on a 706sq m block. The grand entry has a tiled feature, and wrought iron balustrades to the mezzanine on the first floor. Pillars frame the entrance to this living area where a carved white mantelpiece stands out against a vibrant feature wall. Opposite the lounge, french doors open to a study, with plush carpet. Separation between the living areas aids space for a family to spread out and allows privacy when entertaining. At the end of the entry hall, more doors open to the central open-plan living areas, including the functional kitchen. Dark granite bench tops complement the timber cabinetry and stainless steel appliances, including a dishwasher and upright oven. There is ample storage space, including overhead wine racks, an appliance cupboard and walk-in pantry. The wet area overlooks the meals area, with a domed-ceiling and recessed lighting, and has sliding doors to a patio under the main roof. Extensive paving ensures the outdoor dining area is low-maintenance, but clipped hedges
along the fence and next to a blade water feature add colour. A grassed area at the back has room for kids and pets to play. There is good separation between the bedrooms, with a minor wing at the back of the ground floor. Each bedroom has a three-door robe. Upstairs, a high arched window above the double entry doors floods the mezzanine with
natural light. Karri floorboards extend to a parents’ retreat or living area on the first floor Here, glass doors open to a west-facing balcony with ocean views. The master bedroom has an open ensuite with floor-to-ceiling tiling, a spa, big shower recess and a separate powder room. Extras include ducted reverse-cycle airconditioning, ducted vacuuming, an alarm system and a double garage with a cedar door. ■

Three levels of stylish privacy Contemporary style with high ceilings and a sense of space, writes COURTNEY NOTTE PRIVACY is paramount in this trendy tri-level home, with a gated front courtyard for pedestrian access and secure garage entry from a rear laneway. The timber-slat front gate is a stylish but practical means of maintaining privacy for people using the front courtyard. Balconies on the first floor provide some cover to the sitting area here, and to the entry. Contemporary style defines the house, with polished timber flooring, high ceilings for a sense of space, and an inviting open layout that facilitates ambience in the light-filled house. Recessed ceilings and a light colour scheme enhance the sense of space in the formal lounge room downstairs. Central to the ground floor is the sunken open-plan living zone, which comprises the wellequipped kitchen, a meals area and a family room. The metallic tile splashback contrasts nicely with the stainless steel appliances, stone bench tops and
dark cabinetry in the kitchen. Frosted glass panel overhead cupboards and a built-in pantry provide plenty of storage space. A cutaway window here overlooks the living areas, with sliding doors to the rear courtyard, which has some original features not usually seen in newer homes. The patio under the main roof overlooks a small grassed area with low maintenance border gardens. Adjoining the undercover area is a spiral staircase to the first floor balcony, with frosted glass balsustrading and a timber-lined ceiling with downlights, and cafe blinds for all-weather entertaining. This outdoor area has treetop views and connects to the master bedroom, with an ensuite bathroom. The two minor bedrooms also have their own bathroom and balcony access. A small paved area behind the remote-controlled garage could be used as a service area. There is also a storeroom. â–

Smart tips for a quick sale MAKE the sale of your home a pleasant process by avoiding a few simple mistakes. Jones Ballard Property Group director Shaun Yeo said the latest REIWA figures showed that there were around 15,600 homes for sale in Perth, a jump of more than 40 per cent over the last year. “Sellers have to take a pragmatic approach when listing their home for sale and avoid common mistakes which may result in the property being listed for sale over a long period of time, with the seller eventually having to accept a disappointing sale price because it had been overlooked by the vast majority of property buyers.” Some common mistakes include: ■ Believing the property is worth more than its true market value. ■ Placing the home on the market before it's ready. ■ Overlooking the importance of the street appeal of property. ■ Hiring an agent based on nonbusiness factors, such as promising the owner the highest selling price. ■ Trying to cover up problems. ■ Not allowing the selling agent to do their job. ■

THIS gorgeous Jarrad Holst home, set on one hectare, has dual accommodation. A main homestead has three bedrooms and two bathrooms, while the property also boasts a fully self-contained studio with its own entrance. It has its own bedroom, lounge, kitchen, veranda and a dedicated driveway and parking area. The primary residence has a clever floor plan, separating the bedrooms and living areas. The interior capitalises on the natural surrounds with an effective use of mixed timbers, with blackbutt flooring, cedar beams and a tasmanian oak kitchen. A large open space, with high downlights and ceiling fans, serves as the casual living area. Tucked away from this area
is a separate lounge and home office. The master suite has its own private courtyard and entrance, with a beautiful outlook to the garden through a huge picture window. Cathedral lime-wash timber ceilings and the use of large picture windows feature throughout the home, allowing the lovely exterior to be appreciated from within. The two separate timber decks are ideal for entertaining. Strategically constructed, they make the most of the tranquil vistas and picturesque gardens, which have been specifically selected to attract the abundant wildlife in the area. Additionally, there is a gazebo overlooking a large water feature with 300 goldfish. â–

eagle bay land sale
Exciting subdivision in Eagle Bay. By SAMANTHA JONES THE Enclave, an exciting new land release in Eagle Bay, has been released offering a subdivision of 36 rural residential lots. With an emphasis on retaining the quintessential Eagle Bay lifestyle that focuses on beach living in a rural setting, the development ensures that each block has its own special character and outlook over the breathtaking surrounds. The majority of the lots are complete bush blocks without specific building envelopes and instead ‘no-build’ zones around the perimeters that allow buyers to take advantage of the best coastal locale. Many of the ambient bushland blocks are less than 500 metres from the Eagle Bay beach. Unlike many homes in Eagle Bay, which have to rely on rainwater tanks for their water supply, all lots on The Enclave will have full scheme water. In addition, all lots at The Enclave are fully serviced with curbed bitumen roads, power and telephone and scheme water. Investors would also be well suited to this development with existing high-quality Eagle Bay homes bringing as much as $14,000 a week in rental income.

One-stop shop for discerning home builders YOU have just bought the perfect block of land and all that is left is to build your dream home. But where do you start? Scope Design Project Management is a locally based business inspired by forward thinking architecture and luxury living, specialising in designing exclusive, quality homes. The business aims to facilitate the custom home-building process from beginning to end, by providing total project management services and giving peace of mind. Having viewed many beautiful properties, I have found that custom-built homes have an extra something special. Whether it was their exquisite design, lavish interiors or clever free-flowing layout, they all encapsulated that personal touch which is hard to replicate. Led by award-winning architects and interior designers, Scope DPM will not construct your dream home, but rather add value – as a registered builder – by independently presenting construction documentation to suitable builders and assisting in the selection and building process. Simon Herbert from Scope DPM told Residential that the company specialised in custom luxury, residential design, predominately in the western suburbs, but did occasionally work in
A painless and hassle-free way to secure the ultimate home of your dreams. By CARMELLE WILKINSON the State’s South-West. “Our concept is new and a refreshing change to the normal project builder process or architect to builder procurement route,’’ he said. “The real benefit we offer over all the other players in the industry is that we have a qualified UK architect, qualified interior designer and registered builder all working direct for the owners – offering independent advice. Therefore, we complete the whole process in-house. “Our staff have worked with many of the luxury builders in Perth over the last 20 years (Oswald Homes, Webb & Brown Neaves, Exclusive Residence, Atrium Homes – to name a few) – so we understand the latest architecture and interior design, coupled with the fact that our registered builder can provide cost estimates inhouse to ensure budgets are maintained.” Mr Herbert said owners maintained the copyright of their design, and could walk away at any time. “We arrange the tendering of the project to ensure that our clients receive the most competitive price,’’ he said.
‘Our concept is new and a refreshing change to the normal project builder process.’
“We believe that competition is the key to obtaining the best prices. “We can then connect the customers with our high-quality builders that we know and trust.” For time-poor customers, the company has the expertise to meet with planners, engineers, builders, demolition contractors, pool companies, lighting designers, landscape designers,
cabinet designers and so on to manage the entire project and ensure a smooth process and build for all concerned. Steve and Jenni Liddell used Scope DPM when they built their dream home in Dunsborough, and they had nothing but praise for the company’s services. “Retaining the copyright for the design and not being locked in with a specific builder were important to us,’’ Steve said. 17 Bendigo Way City Beach
Heading to the beach? Walk out the back door and down to the front row through parklands without crossing the road. You will just love life in Bendigo Way, a whisper quiet street secluded amongst the shady peppermint trees. This home is modern throughout. A sublime, “ready to live” family home backing directly onto acres of council maintained parkland. (Architecturally landscaped gardens actually connect a tract of public parkland to your private lawns so that it appears to meander into your garden, wrap around the pool and proceed all
the way to the back door-step!) This home has excellent separation, with adult and guest living on the ground floor, and all minor bedrooms and rumpus room on the first floor. This is a functional layout for families, but also provides a home of longevity that will outlast the “family years” and perhaps even suit your twilight years, when single level living becomes more desirable. (The guest suite also on this level.) The ground floor is all about indoor/outdoor life. Cedar bi-fold doors open entire walls to the outdoors at almost every possible opportunity. The master suite opens to a lush tropical bamboo fringed courtyard, as does the lounge.
