Focus on the three Ps to give yourself a competitive edge

Buyers’ market puts pressure on marketability. By CARMELLE WILKINSON FOR the very best result in a highly competitive buyers’ market, you need to think about the three Ps – price, presentation and professionalism. Wright Real Estate principal Jeff Wright said the property market was created by sellers, sellers’ properties and sellers’ Jeff Wright expectations. He said while there were properties that sold promptly without too much fuss, others sat on the market for months. “Each of the three Ps combine to help solve the listing-to-sale process,’’ he said. “These three pointers are known to many sellers and agents, but are they really executed correctly, timely and without any apparent forced sale connotation? “All three, properly combined, can produce the best possible result.” Mr Wright said price alone could have a huge influence on the quick sale of a property. “How detailed have you and your agent been analysing past sales comparisons? This is quite scientific and needs to be done accurately, and not be based
just on an agent’s feelings,’’ he said. The presentation of a property is critical in its overall appeal, and a home that is not aesthetically pleasing from the road might not get a look in. “Your style or colour may be terrific to you, but simply ghastly to many buyers out there,” he said. “Learn how to paint, or get the chequebook out pronto.You may need to spend some money, to make your property attractive enough to get competitive, let alone sell. “Take a real hard look at your kitchen, bathroom(s), and front landscaping.Would you buy it again, and what would you pay?” The third P is for professionalism of your representative/real estate agent his/her marketing campaign. “Is your campaign budgeted for, including where it’s to be marketed, how often, how variable, how prominently and how to engage other ‘conjunctional agents’ offers willingly?’’ he said. “Have you discussed auction, tender (now frequently called set sale dates, or offers by a set time frame)? Have you considered a set price, or a price range? Which method would suit you and your expectations the most?” Mr Wright said all three Ps needed careful consideration before you put your house on the market. For more information, call 9245 1900. ■
PROPERTY sellers along the northern coastal strip now have to factor in fewer buyers and growing competition from major new land developments. Licensee of Peard Cox Real Estate in Mindarie, Sharon Botha, said selling Sharon Botha conditions for established homeowners in the $350,000 to $750,000 price range were now being challenged in the north coastal area as land developers crept in along the north coast to Yanchep. “In particular, land developers are now offering very competitive prices and added bonuses in the area, which mean that a block of land can now be purchased for well under $200,000, some starting from as low as $174,000,’’ she said. “This competitive pricing by developers is further underlined by the fact that some estates were advertising new house and land packages from as little as $320,000 and just recently, a development offering fully finished packages were starting from $339,000 for a four-bedroom, two-bathroom home including floor coverings, window treatments, airconditioning, landscaping, reticulation and fencing.” Ms Botha said Peard Cox was the largest selling real estate agency in the area, accounting for property sales in excess of 30 per cent in some suburbs surrounding Mindarie.

“Buyers are now shopping around and they will buy a new building lot or house-and-land package rather than an established home if they view this as offering better value for money,’’ she said. “Overall, the most recent sales figures show that established property sales in Perth have fallen by around 10 per cent compared to this time last year. “The major push by new land developers to sell blocks of land in the outer suburbs of Perth has had a significant impact on established sales, especially at the bottom end of the market, where first-home buyers are very active.” Ms Botha said in areas such as Merriwa and Clarkson, where the median house price was between $351,000 to $405,000, sellers needed to correctly price their properties and ensure they were properly presented to achieve a pleasing selling price. “Peard Cox is finding that buyers are now looking for ‘extras’ in an established home such as airconditioning and outdoor living areas/features due to the impact of marketing bonuses being offered by land developers,’’ she said. “In the current market, buyers are now looking for real value for money when buying an established home. “Properties that are poorly presented or overpriced tend to be overlooked and, as a result, stay unsold for many months.” ■
