Auction route viewed with suspicion for no good reason Average days on market for auction properties to sell are considerably lower than private treaty, reports CARMELLE WILKINSON AUCTIONS often get a bad rap in WA, but this is mainly because people don’t understand the process. According to Rob Mason from Davey Real Estate, REIWA recently released statistics showing that the average days on the market for auction properties to sell was considerably lower than private treaty. “This argument is strengthened further when you realise it doesn’t take into account the number of private treaty campaigns that are withdrawn from the market, or change agents and start again,’’ he said. “Auction offers three opportuni-
ties to sell – before the auction day, at auction, and after auction. “The process allows sellers to set the terms of their sale and deal with unconditional offers (before and on auction day) prior to considering conditional offers (after auction). “It also allows sellers to receive honest feedback on their property and the likely sale price without buyers being influenced by the agent or owners’ price ideas.” Mr Mason said it was always better to let potential buyers fall in love with the property first, then deal with the price. “If the property is passed in at auction, it is not the end of the campaign,’’ he said.
“The agent will commence negotiations with the highest bidder to try and achieve a sale immediately after auction.” “If this is not successful, they will open up negotiations to other bidders and interested parties.” Mr Mason said in the event that there is no interest in the property following the auction, the next phase of marketing begins – private treaty. “However, the owner has the advantage of four weeks of accurate market feedback that will allow them to price it correctly and lead to a quicker sale than if they had started with a private treaty campaign,’’ he said. ■

Three ‘golden rules’ have not lost shine Better to buy worst house in best street than the best house in the worst street THIS week O’Rourke Realty Investments general manager Jarrad O’Rourke shares his golden rules for buying property. “You have probably heard before there are three golden rules for buying property and they are location, location location, but you don’t often see it broken down,’’ he said. “If you look around the world for the most expensive properties with the best capital growth it always seems to revolve around capital cities, beaches and/or rivers. “So I will endeavour to break that down to more local. “If we look at WA and Perth, the major country towns offer higher rent yields but not necessarily great capital growth,
whereas Perth has reasonable rental yields and a lot better long term capital growth.” Mr O’Rourke said the area bordered between the city, river and ocean (western suburbs) was commonly referred to as the golden triangle. These areas offered consistent capital growths and higher rental yields on investment properties ... and it was always better to buy as close as possible to higher value areas. “I think in recent years that triangle has expanded from the city to as far north as Hillarys and as far south as Beaconsfield,’’ he said. Mr O’Rourke said it was better to buy the worst house in the best street, than the best house in the worst. ■
