Guidelines for friendlier homes A new organisation is making the housing industry aware of changing needs.
It’s too late once the job is done TO demolish or not to demolish – that is the question. Rob Mason, from Davey Real Estate, said
A NEW not-for-profit organisation will be established to encourage Australians constructing new homes to comply with design standards to make homes more accessible. The National Dialogue on Universal Housing Design, a group bringing together government, the residential building industry and the community sector, met last week to discuss the Livable Housing Design guidelines. Universal housing design means designing Australian homes to meet the changing needs of home occupants across their lifetime, including people with a disability and senior Australians. Parliamentary Secretary for Disabilities and Carers, Senator Jan McLucas, said a new not-for-profit organisation, Livable Housing Australia, would be established. “Livable Housing Australia will promote greater understanding of the value of universal housing design within the community
he was often confronted with the situation where a client was undecided about what to do with a block of land. “They thought they wanted to subdivide, commence a development, or build a new house, so they demolish the existing house and start planning the new project,’’ he said. “Sounds fair enough? Sure. As long as they don’t change their mind. “Sometimes things change, and the project needs to be either delayed or shelved and promote Universal Housing Design practices throughout the residential building and property industry,” the Senator said. “Livable housing design aims to make homes easier and safer to use – for seniors, people with temporary injuries, and families with young children and people with a disability.
“It will also add value to homes and make them easier to sell. “There are returns for both homeowners and the broader community.” The voluntary guidelines are intended to apply to all new homes, helping builders ensure homes are prepared for the changing needs of residents and visitors. ■
altogether.” Mr Mason said that without the existing house, the owners have no rental income to rely on, and if they need to sell, they have more than likely reduced the value of the property and certainly reduced the market for the property. “Investors, renovators and owner-occu-
Property now a self-managed super option More West Australians are opting for a bricks and mortar approach for their nest egg FEAR of heavy share market losses and perhaps encouraged by the perceived safety of bricks and mortar, more West Australians are turning to property investment through their self-managed superannuation funds. Wembley-based company, Faba Accountants & Advisors, said that legislative change in recent years, coupled with the recent volatility in the equities market had led to a steady increase in the number of self- managed superannuation funds (SMSF) acquiring real property as part of their investment strategy, often by way of the limited
resource borrowing arrangements. Director Andrew Rottigni said that before the introduction of limited recourse borrowing arrangement, property investment via a SMSF was really the domain of those with substantial superannuation entitlements, given that all direct property investments had to be unencumbered. “The new borrowing rules have expanded the number of SMSFs capable of directly investing in property,” he said. Fellow Faba director Paul Gabrielson said given the complexity of purchasing property through super wasn’t as simple as
piers are out of the picture, and as a result, there is much less competition for the property, and this usually means a lower sale price,’’ he said.
weighing up the pros and cons. “To determine whether or not this option is right for the individual can only be assessed by a full and detailed analysis of the specific circumstances of each SMSF, contemplating a property investment by using the limited recourse borrowing arrangements,” he said. ■ DISCLAIMER The above advice is general only and should not be relied upon. Faba Accountants & Advisors emphasise that you should seek further professional advice from a qualified accountant or financial advisor.
His advice – get everything else sorted out before you demolish. “This means planning approval, building contract, and finance,’’ he said. “That way, you’ll know all your costs and will have worked your way through any planning issues; and after that point, there shouldn’t be any nasty surprises that may cause you to reconsider the project.” ■

Triple luxury with views from every quarter Its commanding street presence and Mediterranean style can be attributed to recent exterior refurbishment. By COURTNEY NOTTE EVERY room in this tri-level house has a view, thanks to its coveted elevated position one street back from West Coast Drive and overlooking Mettams Pool. Its commanding street presence and Mediterranean-style can be attributed to recent exterior refurbishment. It was re-rendered and has new stainless steel flat roof sections that contrast with the terracotta-hued roof tiles. Its three-tier design takes full advantage of space on a 506sq m block, to offer 330sq m of living space (excluding balconies), with an ocean view from every bedroom and living area. For an interior that is as classically stylish as it is practical, Blackbutt parquetry flooring has been used extensively. The ground floor is a service space and comprises a threecar garage, with a storeroom and workshop, a climate-controlled 1000-bottle wine cellar under the stairs, plus a laundry. It is an efficient and clever design feature that restricts non-living space to one level to maximise space on the top two floors. The open-plan kitchen, meals
area and family room make up the bulk of the second floor. A huge wraparound balcony with ocean and street views connect to these living areas. There are two-bedrooms, one-bathroom and a powder room, in a wing at the back of this level. Bedroom two has a built-in robe and connects to a private courtyard, while bedroom three has a study alcove. A fourth bedroom or study, with views to Rottnest Island, is on the third floor, along with
the formal lounge and dining rooms, with built-in cabinets and doors to another northfacing balcony with uninterrupted, 180-degree ocean views. Ceiling panels heat the living areas for year-round comfort. Many large windows and doors in these areas make the water appear even closer than it is. The master suite takes pride of place on the third floor. The ensuite branches off a walkway to a bedroom, which has full-width, floor-to-ceiling
robes along one wall and bi-fold doors to a conservatory-style parents’ retreat. Extras include a new Miele dishwasher, Rheem hot water system and reverse cycle airconditioner, a remotely monitored security system, wall safe and roof cavity storage space in the master bedroom, and a potbelly stove in the open-plan living areas. The house is a short walk from a cafe strip and minutes from many award-winning restaurants. ■

No expense spared in this modern masterpiece Lifestyle, luxury and location in one package. By COURTNEY NOTTE TIMELESSNESS and elegance were essential factors in the design process of this tri-level home that combines raw, natural materials with futuristic design principles and modern technology. No expense was spared in the construction of the house, a shining example of what meticulous attention to detail can achieve. It leaves nothing to be desired, and checks the lifestyle, luxury and location boxes. The coastal landscape and interior decor complement each other perfectly, and the position capitalises on the panoramic ocean views. Greenery such as mature, fragrant Frangipani trees offset the feature stone panels of the imposing facade. The sense of flow between the garden and the foyer is achieved with jarrah floorboards and shadow line ceilings, both of which extend throughout. An open timber tread staircase, with a stainless steel balustrade, connects the levels. Regardless of the number of occupants, space will never be an issue in the house, with several separate living areas over the three levels and a study. The layout is such that each level is virtually self-contained. A water feature in the foyer greets you on the ground floor, which is an ideal, independent living space for guests or teenagers. This space is infused with natural light, thanks to a glass void on the first floor. The level also comprises a theatre room with a
screen and projector, a study, a double-sized bedroom with floor-to-ceiling, built-in robes, a bathroom with stone benches, and timber-look, vinyl wrap cabinets to the vanity unit. The middle floor is arguably the architectural masterpiece of the house, with its streamlined, wellequipped kitchen, Caesarstone benchtops, white cabinets, Miele appliances and walk-in pantry. Revel in the wall of glass opposite that embraces expansive ocean views. There is also a separate dining room with a boxed ceiling and a huge family room with walkway access, north-facing alfresco area, and timber deck with a barbecue and sink. Two minor bedrooms, convenient to a bathroom with Terazzo stone flooring and a frameless glass shower, are on this floor, as is an alternative master suite with ocean views and a semi-ensuite bathroom. The top floor is a dedicated parents’ retreat, with dressing room and opulent bathroom to the master bedroom. As well as an oval spa, double shower and stone-topped, dual vanity unit in the ensuite, this room has ocean view that can never be built out. A private retreat with a built-in gas log fire has access to a balcony. There is also a glass fenced pool surrounded by lush lawn and low maintenance, limestone-retained gardens, a triple garage with internal access and storage, SpyEye security, and ducted airconditioning. ■

THIS imposing residence has all the bases covered. A spacious interior, quality fittings, clever design, high ceilings and ocean views are just some of this home’s many features. A double-height portico with sconce lighting adds to the stately appeal of this double-storey home, in a cul-de-sac and on a 706sq m block. The grand entry has a tiled feature, and wrought iron balustrades to the mezzanine on the first floor. Pillars frame the entrance to the formal lounge room, where a carved white mantelpiece stands out against a vibrant feature wall. Opposite the lounge, french doors open to a study, with plush carpet. Separation between the living areas aids space for a family to spread out, and allows privacy when entertaining. At the end of the entry hall, more doors open to the central open-plan living areas, including the functional kitchen. Dark granite bench tops complement the timber cabinetry and stainless steel appliances,
including a dishwasher and upright oven. There is ample storage space, including overhead wine racks, an appliance cupboard and walk-in pantry. The wet area overlooks the meals area, with a domed-ceiling and recessed lighting, and has sliding doors to a patio under the main roof. Extensive paving ensures the outdoor dining area is low-maintenance, but clipped hedges along the fence and next to a blade water feature add colour. A grassed area at the back has room for kids and pets to play. There is good separation between the bedrooms, with a minor wing at the back of the ground floor. Each bedroom has a three-door robe. Upstairs, a high arched window above the double entry doors floods the mezzanine with natural light. Signature splendour Double height ceilings in the grand foyer exemplify the standard within. By COURTNEY NOTTE TIMBER accents add warmth to the contemporary decor inside this luxurious family home in Iluka. From the cedar-lined front balcony and wood-look garage door, to the decorative entry doors, polished floorboard in some rooms and on the staircase, and wood-look blinds throughout, the dedication to creating a warm, inviting home is obvious. Double height ceilings enhance the sense of space in a grand entry foyer, to the left of which is a versatile
room currently used as a formal dining room. Ahead, double doors open to an impressive and practical open-plan family room and kitchen, featuring granite benchtops, metallic tile splashback, walk-in pantry, and stainless steel upright oven, gas hob, dishwasher and rangehood. Through another set of double doors, a theatre room with an eyecatching, limestone render feature wall offers yet more living space.
For entertaining at its finest, you need look no further than the enclosed alfresco room at the back. Timber-framed, bi-fold doors open the all-weather entertaining space – with a built-in barbecue, pizza oven and extractor fan – right up to a grassed area overlooking the glassfenced, heated pool with its calming water feature. Around the corner, full height timber slat gates enclose a private sauna and spa area.
No maintenance is necessary in the back yard, thanks to clever use of artificial grass. The three spacious minor bedrooms are in a private wing at the front of the house. One has ocean views and a luxuriously appointed semi-ensuite. The best spot to enjoy the ocean scenery is from the first floor balcony, accessed from a living area on the landing and the study. The master bedroom will impress,
with his-and-hers walk-in robes and a big ensuite with a step up oval spa, full-length dual vanity unit with semirecessed basins, and a frameless glass shower. Extras include a double garage with storage and parking for four cars behind security gates with video entry, a touch screen C-bus system, ducted, reverse cycle airconditioning, and easy care, reticulated border gardens. ■

A cedar-lined balcony with downlights mirrors the look of the alfresco area, which is off the lounge room, through several sets of glass sliding doors. Sandstone flooring, and an outdoor kitchen with a barbecue and sink, make this entertaining zone feel like an extension of the living area. It overlooks a lagoon-style pool, with a lush tropical garden backdrop. â–

Luxurious family home sets benchmark THE modest facade of this home belies the style and luxury within. With family houses a dime a dozen in the modern market, it is rare for one to stand out, but this one does thanks to meticulous attention to detail, an eye for design and quality, and space to spare. It is a benchmark in comfortable luxury and is sure to impress the fussiest of buyers. The heart of the house is the kitchen, which is enough to inspire anyone’s inner chef. It is equally as functional as it is chic, with splashes of colour in the form of the contrasting bulkhead ceiling that defines the area, and red glass splashbacks and cut-outs to the back of the breakfast bar. Its ultra-modern design is complemented by
With its attention to detail and top-quality fittings, this modern home is a standout among the rest, writes COURTNEY NOTTE top of the range fittings and appliances, including Caesarstone benches with built-in wine racks, a Belling Kensington upright double oven, and a double drawer dishwasher. It overlooks the meals area, with a floor-toceiling curved window to the alfresco area and fenced pool, and the family room. Entertaining is a breeze in the house, which achieves a sense of flow between the indooroutdoor living spaces. The gabled patio has cafe curtains for added protection from the elements. It has a tranquil view of the pool and lime-

Exotic award-winner The ultimate in stylish seaside living. By COURTNEY NOTTE WITH an interior reminiscent of an exotic gallery space, it is easy to see why this specialist-designed home was chosen as a finalist in the 2010 Housing Industry Awards. It sets a new precedent for coastal living, with design and decor features that transcend traditional beach house style to set it apart. The vast array of materials, including polished concrete and travertine flooring, timber doors, architraves and shutters, and feature brick, used to construct the four-bedroom, two-bathroom home establish raw, contemporary appeal. The overall effect of the mixed materials is a chic and modern minimalist aesthetic, characterised by clean lines and ideal for buyers after a low-maintenance lifestyle. An oversized timber pivot door opens to a front lounge room, where pendant lights add panache, and a feature brick wall adds warmth to the concrete floor and stark white walls. Also on the ground floor is a spacious games room and three double-sized minor bedrooms, convenient to a semi-ensuite with a dual vanity unit. Concrete flooring spills out to the
undercover alfresco area at the back, which is framed by fragrant frangipani trees and feels like an extension of the living area. The travertine staircase to the first floor is an example of the attention to detail that makes this home stand out. It leads to the free-flowing kitchen and family room, with high A-frame ceilings that enhance the sense of space and bi-parting timber-framed doors that maximise ocean views. Plantation shutters enclose an alfresco area that is currently being used as a dining room. The timber doors and shutters combine with chocolate-coloured laminate cabinetry in the kitchen to add warmth to the polished concrete floor and stainless steel waterfall island bench. The kitchen also has glass splashbacks, integrated utensil strips, stainless steel appliances and ample storage. A walk-through wardrobe in the master bedroom leads to the travertine-tiled ensuite with a floating vanity unit, open shower and separate powder room. Extras include SpyEye security, a double garage with internal access and ducted airconditioning. ■

for sale The first thing I noticed when I pulled up to this fantastic little 4X2 beachhouse was the massive (and probably ancient) melalueca tree casting a dreamy shade over the front lawns. I couldn’t help but let my mind wander straight to Rotto (or Yallingup) - two beachfronts renowned for these beautiful coastal trees. With only one house between this home and the dunes, the “coastal fringe” location is perfectly suited to such a beautiful tree. The facade of the house itself, could also (perhaps?!) be described as a little Rottnest-esque due to its Spanish inspired arches. It gives you a real “holiday feel” every time you pull into the driveway. Although modest in appearance from the street, once you enter you will discover far more than you expect. Only one house from the water’s edge this impeccable 4x2 on perfectly level 890sqm offers open plan living, sweeping master suite, modern kitchen, undercover alfresco and potential ocean views. The central area consists of a modern kitchen, sweeping open plan living area, including huge dining space suitable for homecooked feasts for extended family and friends en-masse. (Current owners table would probably sit 16!) There are natural clay tiles, cedar doors and windows and plantation blinds. French doors open onto sprawling level rear lawns and gardens, and also onto a huge undercover alfresco living space with high pitched ceilings
and clear cafe blinds on all open walls, providing a cozy year round “outdoor lounge”. The Master suite is expansive in size. It is open plan to a modern en-suite and has an aspect over front gardens and an entire frosted glass wall flooding the space with light yet retaining privacy. The minor bedroom wing is well separated, which is great for families, however one of the minor rooms has a second door which makes it accessible from the master suite and as such it would be well suited to any buyers with a young child/ baby. The current owners have young kids and have found the layout of the home perfect in this regard, due to all internal and external play areas being perfectly visible from the kitchen and main living areas. Kapinara Primary School - one of the most sought after in the state - is a couple of hundred metres up the road. The land holding is hard to beat. Only one house exists between it and the dunes. You are purchasing a perfectly level 890sqm lot. Second level extensions would reveal pleasant ocean views. A great place for you to live a wonderful lifestyle whilst bringing up a young family, and perhaps redevelop down the track to capatalise on this great land parcel on the edge of the coastal fringe... Absolutely all offers presented by 5pm May 3. (Seller reserves the right to sell prior.) WILL BE SOLD.

Quality on a grand scale Panoramic coastal views par excellence. By COURTNEY NOTTE IN this breathtaking double-storey home, award-winning prestige builder Grandwood Homes has created a contemporary coastal showpiece. With dimensions that have to be seen to be believed, plantation home-style verandas and balconies with expansive views, and quality fittings and finishes, it leaves nothing to be desired. The sheer spaciousness of the property is astounding, with 506sq m of living space over two levels, all set on a 1022sq m block. It has a commanding street presence and is in prime position to take advantage of views to Rottnest Island from the balconies. The builder’s dedication to excellence is obvious in the way the house has been positioned on the block to maximise the vistas. Tasteful interior decor ensures timeless appeal. The lower level provides a formal lounge and dining room off the entry, with access to a Mediterranean-inspired courtyard, a family room with french doors to a rear garden and a concealed, timber kitchenette, a powder room, family bathroom and bedrooms two, three and four – each of which has a built-in robe. Upstairs, the open-plan living areas make the most of the panoramic ocean views. The functional kitchen has granite benchtops, a gas cooktop, electric oven, an island bench for extra preparation space, walk-in pantry and dishwasher.
It overlooks informal living and meals, where a recessed bulkhead ceiling adds to the sense of space, and built-in cabinetry makes it easy to conceal home entertainment equipment. Large balconies wrap around this level, a picturesque spot to relax with a glass of wine or to entertain friends. A dressing room and ensuite bathroom adjoins a luxurious master suite. Twin marbletopped vanity units, a big frameless glass shower and a spa beneath corner windows with water views make this an appealing parents’ retreat. Extras include a security alarm, ducted, reverse cycle airconditioning, Delta intercom and audio system, a dumbwaiter from the kitchen to the formal dining, laundry chute, separate workshop and storage shed, polished tasmanian oak flooring, plush carpet throughout, and landscaped rear gardens. Walk to beaches and local nature reserve. ■

Sustainable sea change With its own power source and vege patch, this spacious home offers guilt-free luxury living. By SAMANTHA JONES ON 2.02ha of land, a meandering creek and low maintenance grounds border this Yallingup residence. The double brick construction has a painted sand-render finish interior with wood-panelled ceilings and tiling through traffic areas. A plethora of living space is on offer with the layout separated into three zones. There is a TV area, a lounge with fire, a living space set into the bay window, which overlooks gorgeous gardens and trees in the distance, and a dining area. At the far end of the room is the kitchen, which has expansive bench space, jarrah overhead cupboards, a breakfast bar, five-burner gas stove and double oven, dishwasher, extra wide fridge recess and a large walk-in pantry. An alfresco area with gabled roof is off the main living area. With a northerly orientation, the entertaining area is sheltered from the weather and overlooks gardens. A second smaller alfresco area with pagodastyle roof and glass panels services the minor bedroom wing. There are three minor bedrooms, all of
which are spacious with ensuites, good sized wardrobes and ceiling fans. The set-up of this area would be ideal for use as a bed and breakfast and is licensed as such. In a separate area is the master bedroom. It has a four-door built-in robe with double hanging space, an ensuite with large shower recess and a ceiling fan. The home draws no electricity from the grid, instead using a 2.2kw 12-panel system and solar hot water system with booster. Other benefits include a 6m x 8m Colorbond workshop with cement floor, roller door, three-phase power and double carport alongside. Additionally, there are two large concrete tanks with slow bore, a hardstand, garden shed, utility yard, perennial and native gardens and small raised vegetable garden beds. â–
