Executive rental demand strengthens Peard & Associates’ Hillarys offices.

Coastal strip finds favour. By CARMELLE WILKINSON DEMAND for executive rental homes in Perth is on its way up. According to James Heath, business development manager for Caporn Young Estate Agents, Caporn had a zero vacancy rate for executive rental homes priced above $1000. “It is now virtually impossible to find a quality rental home in the western suburbs for under $1000 per week,’’ he said. The strong demand for executive rental homes in Perth is highlighted by the fact that Caporn Young has just leased an executive home on Mettan Street in Trigg for a figure

within walking distance to the Perth CBD. “Our company is also finding a very strong demand for furnished apartments which generally achieve more than 30 per cent additional rental income compared to an unfurnished apartment.” Mr Heath said this strong demand for executive rentals was encouraging more investors to purchase quality homes and apartments for rental purposes. ■

Home orientation should become priority Design with energy conservation and comfort factors essential. By CARMELLE WILKINSON WITH energy saving becoming a more and more important aspect of our homes, it is crucial that buyers consider the orientation of their new home or block before purchasing. Rob Mason, from Davey Real Estate, said this was one aspect of the property that could not be changed, and would have an impact on the enjoyment of the home, cost of heating and cooling the home, and potential Rob Mason resale value. “Generally a north-facing long axis (usually a side boundary) is the preferred option as living areas should be oriented north with large windows and glass doors that often flow out to outdoor living areas,’’ he said. “This means main living areas will benefit

from the winter sun, reducing lighting bills and heating costs. “There should also be a minimum of windows facing east and west.” Mr Mason said neighbouring homes and structures can also have a big impact; for example, if you have a large multi-storey home to the north, you will be subject to some overshadowing and this will reduce your solar exposure, especially during winter. Protection from the prevailing south-westerly wind is also a major consideration in Perth. “Where possible, outdoor entertaining areas and balconies should offer some shelter to the South-West; otherwise, their use on

summer afternoons will be severely limited,’’ he said. “If you are building or planning extensions, you can design the home to work with most orientations but some are definitely easier (and cheaper) than others. “Give consideration to how you want to live in the house, where you will have your main living areas (indoor and outdoor), will your yard and pool be in shade in the morning or afternoon, and are there views to take advantage of?” Mr Mason said a good designer or architect would be able to provide valuable advice prior to your purchase, even if you are buying an existing home. There are also designers that specialise in consultation and design for maximising solar passive efficiencies. ■
