Buyers want to know the real deal upfront Be clear about your asking price and respond promptly to offers

OVER recent weeks, the team at Wright Real Estate have been asking their clients what they are looking for when it comes to buying and selling their property, and here are the results. According to principal Jeff Wright, the majority of buyers want to see a price or at least a price range upfront. “Most people have expressed that the current methods of set sale dates, offers, expressions of interest,

closing date sales and similar do not impress them, but that they see it as a labour of having to chase agents only to find out nothing,’’ he said. “Furthermore, they are reluctant to make their best offer upfront, as it may be potentially used against them, by pumping up another competing offer.” Mr Wright said in the commercial sector, this type of system was called a tender, but each tender was sealed and thereby not used against other tenders, keeping an even playing field for all parties. “Buyers today are asking for a quick, efficient reply to their offer and not wishing it to be hatched by the seller’s agent for weeks,’’ he said. “Another method, and

indeed a more perfect method, could be by auction, as all bidders have a fair chance on a given day. “All REIWA agents conducting auctions follow a code of conduct and do not engage in secret dummy bids. “Therefore any bidder can judge on the day where they stand against other competing purchasers, quickly and efficiently.” ■

Pet bond increase reflects rising costs TENANTS with pets have been slapped with a $160 increase in pet bond. The maximum pet bond that landlords are able to charge tenants increased from $100 to $260 from June 1, which Consumer Protection Commissioner Anne Driscoll said reflected present-day costs associated with fumigation after a tenant with a dog or cat has vacated a rental property. “The cost of fumigation has

increased over the years and it is appropriate that the pet bond also increase to adequately cover this extra cost,’’ she said. “It’s important to note that the pet bond is in addition to the usual security bond and can be returned if the fumigation is not necessary.” Ms Driscoll said the increase in the pet bond may make it easier for pet owners to find rental accommodation, as landlords will be more willing to

accept their applications knowing the cost of fumigation will be adequately met at the end of the tenancy. The decision to increase the pet bond was part of a detailed review of tenancy laws in WA and followed an extensive consultation and review period. According to Peard Real Estate Group chief executive Peter Peard, greater home loan competition combined with competitive house prices at the top end of the real estate market have made it an ideal time to refinance your property. “Existing home owners who have a good track record of paying their mortgages and are seeking to refinance are now prime candidates for financial institutions,’’ he said. “Astute home owners wanting to refinance and upgrade their home can secure variable home loans for as little as 6.59 per cent with no entry, management or exit fees. “More competitive finance options are occurring at a time when many homes in the $1 million plus bracket in Perth can now be purchased for below replacement cost. “There is currently a large supply of homes for sale in the $1 million plus market, with few buyers, meaning that sellers are prepared to discount prices to secure a purchaser.” Mr Peard said this trend was underlined by sales figures for the upmarket northern suburb of Mullaloo. “During the year ending the March 2011 quarter, the median price of a home in Mullaloo actually fell by 5.6 per cent, even though the annual average capital growth in this suburb has been over 11 per cent during the last quarter,’’ he said.

“This trend has also occurred in other parts of Perth. In the western suburbs, the median price of a home in Peppermint Grove fell by nearly 19 per cent, while in the southern suburbs, the median price of a home in Salter Point fell by nearly 13 per cent.” Mr Peard said newer homes which had been constructed in the last five years offered the best buying opportunities in upmarket suburbs, especially if there is a blowout in construction costs due to the resources boom. “In addition, it is only a question of time before these prime suburbs return to their long-term average capital growth rates, which will see a major rebound in property values once confidence in the real estate market returns,’’ he said. “Currently, consumer sentiment is low. However, this makes it an ideal time to purchase a home and in particular to upgrade. Anyone who is considering upgrading their home should now shop around for the best finance deal. Once they have determined how much additional funds they can borrow to upgrade, they should then focus on higher priced suburbs where they can afford to purchase.” Mr Peard said a good tip when upgrading was to find a pocket in a selected area you want to purchase where there are a larger number of homes for sale. “Buyers will find that in these areas, sellers are more willing to discount prices due to the greater competition amongst sellers,” he said. ■

The Subiaco and Malaga show-

Mr Whiting said styles from Europe – the bathroom trendsetter – often took years to reach Australia but Clever Bathrooms aimed to change that. “We have people who are working constantly on developing our range, so they actually look at the current trends in Europe,” he said.
