Good staff key to juggling a busy portfolio Family is foremost at Darrell Crouch and Associates, writes EMMA YOUNG PROPERTY management, sales and development are a one-stop shop at Darrell Crouch and Associates. Darrell and his wife Josephine established the Joondanna firm more than 30 years ago, and family remains at the front and centre of the operation. Darrell is at the helm as managing director, administration director Josephine is at his right hand and his daughter Candice is his personal assistant. They specialise in strata company and project management, rural, residential and commercial property sales, business broking and property development.
This is managed by a team of about 20, and though this sounds something of a skeleton crew, property specialist Alan Wilson says it is a key asset. Because the family looks after its staff, they are mostly long-term employees with “expert” knowledge. “From a hotel in the Wheatbelt to a big development in the city, we know what it will cost to build,” he says. Yet no staff can do without leadership, and Alan speaks with the authority of 37 years experience when he says Darrell knows everything going on in today’s market. “It doesn’t do him any
good at times, because he’s needed for everything,” he says. Alan’s role is in commercial property, with a strong CBD focus, and he is presently working on a “particularly exciting” $70 million commercial development in the heart of Perth and marketing the heritage Perth Trades Hall. Preferring this work to residential, his business background means the needs of his clients are easier to appreciate than the sometimes more subjective needs of those wanting, for example, the perfect colour kitchen. His investors are rarely concerned with such details,
apart from the all-important CBD river views. They are mainly interested in capital growth potential and net return, with rent returns on commercial suites around 7 to 8 per cent, compared to the residential market’s return of about 3 per cent. Yet the firm’s strength lies in its ability to balance all its interests: Alan lists the Jones Street residential and community development in Balcatta as his favourite past project, describing the satisfaction of overseeing the conception, design and building of a thriving village on what began as a “rather ordinary block”. ■

Do your homework before you renovate to make the most of the tax benefits RENOVATION activity remains strong in the northern suburbs, with building and improvement approvals exceeding $100 million. The latest figures from the ABS show that home renovations topped $116 million during the first 10 months of this financial year ending April 2011. Activity was particularly strong in areas such as Joondalup where approvals for home renovations were around $40 million. In the coastal area of the City of Stirling, building approvals for home renovations totalling $23 million were recorded by the ABS. Paul Bennion (pictured), managing director of tax depreciation company DEPPRO, said that home renovations in this part of Perth remained vibrant due to the growing number of property investors buying older-style properties in the area with the view to carrying out renovations.
“Many of the homes in this area of Perth are now more than 30 years old and so lend themselves to home renovations as a large proportion of these buildings have been depreciated in value,’’ he said. “Astute investors are taking advantage of very competitive house prices in the area to purchase homes where they can significantly boost rental returns through renovations. “Rents in the area are now rising following years of stagnant price levels. For example, in the suburbs of Ocean Reef, the median weekly rent of a home jumped by 7.7 per cent during the March 2011 quarter, according to the latest REIWA figures.” Mr Bennion said DEPPRO was finding that many investors did not understand that they could qualify for significant tax benefits when undertaking a home renovation on their investment property. “Typically, investors are buying older properties and undertaking renovations to
kitchens, bathrooms with a view to either quickly sell the property for profit or to make the property more attractive to tenants and boost the rental returns,’’ he said. “Many investors throw out many items without understanding that they may claim tax benefits on these materials at 100 per cent of its written-down value in the year of disposal. “A typical amount spent on a home renovation ranges from $20,000 to $50,000 for a basic refurbishment and the investor can qualify for both plant and capital works allowance as a tax deduction and the residual write-off of the disposed item. “However, to qualify for these tax benefits, the investors have to undertake a depreciation schedule for the property as
near as to the date of purchase as possible. The depreciation schedule will provide the Tax Office with a ‘physical snapshot’ of the property and the schedule will itemise all of the fixtures in the property that can be depreciated for tax purposes.” Mr Bennion said without this depreciation schedule undertaken at the time of purchase, there is no way the Tax Office can determine if the work undertaken by the owner were renovations or simple improvements. “Anyone who has purchased an older property for investment purposes should carefully consider the significant taxation benefits that can be achieved before beginning any construction work,” he said. ■
