Target the northern coastal strip

Licensing system caveat Proposal makes good sense, but the devil is in the details, REIWA president Alan Bourke tells SCOTT WOODSIDE

Annual capital growth over a decade exceeds 11%, reports SCOTT WOODSIDE ANYONE considering upgrading their home should target the northern coastal strip, Principal of Acton Coastal Chris Jonker says. Mr Jonker said that the northern coastal strip stretching from Trigg to Quinns Rocks currently offered buyers fantastic value for money, especially in the price range above $900,000. “Northern coastal suburbs that have delivered annual average rates of capital growth in excess of 11 per cent over the last 10 years include North Beach, Watermans Bay, Marmion, Hillarys, Kallaroo, Mullaloo, Ocean Reef and Quinns

Rocks,� he said. “During the past year, property prices in many of these suburbs have underperformed compared to their long-term average capital growth rates which means that they are historically undervalued. “For example, the median price of a home in Watermans Bay fell by 3.2 per cent over the past year compared to an annual capital growth rate of 12.7 per cent over the last decade – the median price in Ocean Reef rose by just 1.8 per cent over the last year compared to an annual average capital growth rate of 11.1 per cent during the last decade.� Mr Jonker said that the winter months offer buyers

an excellent opportunity to secure a coastal property as selling activity tends to decline before the market upswing during the spring and summer months. “So overall, now is an excellent time to consider purchasing a quality home along the northern coastal strip,� he said.

WA REAL estate agents have expressed reservations over a Federal push to create a national licensing system for the profession. “The proposal to have a national license for real estate personnel made good sense, but the devil is in the details,� REIWA President Alan Bourke said. “The plan from Canberra is broadly to ensure that when workers move interstate their licences are uniform and recognised across state borders,� he said. “However, the proposal has the effect of watering down our existing high standards and lowering the benchmark for training and for ongoing professional development.� Mr Bourke said buying a house was the single biggest investment most Australians Alan Bourke. will make and that REIWA is adamant that the key to providing a low-risk professional service to homebuyers is by mandating a high level of qualification and ongoing professional development.

“While it is important to have a high level of initial training, it is equally important that agents are kept up to date with changes in the industry including government requirements and the regulatory environment agents operate within,â€? he said. “This requirement is not contained within the current Federal proposal.â€? The Board of the Real Estate Institute of Australia, which met in Perth at the end of June, has called for the Federal Government, states and territories to agree to a national licensing system, which requires agents to achieve a diploma level for licensing, compulsory continuing professional development and licensing for commercial agency work. The national licensing scheme is due to start in July of 2012, however Mr Bourke said the industry would continue to lobby for changes so that the professional safeguards currently in place are not undermined. â–

Census data vital for planning Fill in form to help prepare and design cities THE Australian Census of Population and Housing is held every five years and the next one is due on August 9, just a few weeks away. “For the property sector, the results from the census are very helpful when it comes to determining the way in which we prepare and design our cities and towns as well as indicating the projected infrastructure and service needs as population grows or declines in different areas,” REIWA President Alan Bourke said. “Historically, the census has been coordinated by an army of volunteers who deliver and retrieve the millions of hard copy census forms across the length and breadth of our vast nation. “This year, some 43,000 people will help

with the mammoth task of getting a form to every household to ensure the most accurate snapshot of the state of the nation and its 22 million inhabitants.” Mr Bourke said the census was a massive logistical exercise and paid dividends in the rich data it provided governments, businesses and members of the public for the years following its release. “The ABS can determine such things as current population, characteristics of small population groups and the dwellings in which they live and whether dwelling are owned outright, mortgaged or rented,” he said. “At REIWA we like to use much of this data to help illustrate our online suburb profiles, which in turn assists many buyers, sellers and investors with their decisions.” ■
