By EMMA YOUNG A FAMILY business in a family home: Professionals West Coast director Vince Iozzo is realising a long-held dream of helping his sons get a foothold in real estate – under his watchful eye. Mr Iozzo has worked in the industry for more than a decade, most recently in what he described as a stock-standard Innaloo office alongside his sons – sales representative Joseph and property manager Peter. Recently, in search of something better suited to their personalised style of operating, Mr Iozzo converted a 1950s Scarborough character home into a

custom-designed sales office. He has remained as faithful as possible to its original personality, retaining most of the usual oldstyle hallmarks such as high ceilings, but he had to sacrifice the floorboards to the traditional Italian family dynamic. “Because we all talk a lot, we had to put down carpet,” he said. He regards the move as an opportunity to give his sons a place to work towards establishing themselves. “They thought, if Dad can do it, we can do it, but before long they began to hit some walls and started to think: Dad really knows

something about this business,” he said. It took about a week to transfer everything and there are still “bits and pieces” to sort out, but Mr Iozzo is confident the hardest work is behind them. He said his small team loved the new place and its different look and feel. “Everyone feels like they’re coming home to work,” he said. Private residences surround the office, but Mr Iozzo does not fear loss of exposure, saying his years in the company have given him a trusted name, loyal client base and strong referral network.

COMPARED with other states, home auctions are less common in WA with only 2 per cent of properties sold using this method, REIWA president Alan Bourke says. “By contrast, around 23 per cent of properties are auctioned in Sydney, 30 per cent in Melbourne, 11 per cent in Brisbane, 27 per cent in Adelaide, 16 per cent in Darwin and 10 per cent in Canberra,” he said. “The main reason behind the lesser auction culture in WA, seems to be the success of the ‘Offer and Acceptance’ form developed by REIWA. “This reliable document used for a sale by private treaty would be very familiar to most home buyers, and its simplicity is the main reason why private treaty dominates sales methods in our state.” However, Mr Bourke said the strong market in Perth during the boom renewed interest in auctions generally, which wasn’t just confined

to the western suburbs or to premium properties as had previously been the case. “When prices were rising quickly during that period, it was often hard for agents to determine the right price for a property or anticipate what a purchaser might be prepared to pay, so an auction proved an ideal way to get the best price for the seller, often exceeding their expectations,” he said. “Of course, the WA market is no longer booming and median prices have been falling this year, but an auction with its short but high-profile marketing campaign can be very effective at bringing out the more serious buyers on the day. “At a time when so many properties are listed online for sale and hesitant buyers are spoiled with choice, an auction might be just the thing you need to give your property the edge it needs to attract attention.” ■

CARINE derives its name from a surveyor’s description of the area’s wetlands in 1865. Today, Big Carine Swamp and Small Carine Swamp are major landmarks in an 87ha natural reserve that constitutes almost a third of the residential suburb. Carine Regional Open Space, which is home to a range of flora and fauna, including 45 plant, 52 bird and six frog species, is protected for conservation under state policies. The reserve also contains playing fields, a skateboard ramp and other sports facilities, providing residents and local groups with a range of recreational opportunities such as horse riding, tennis, cricket and skateboarding, as well as walking, jogging and cycling. Concept plans for a new main hall and a clubroom are being prepared as part of the Carine Regional Open Space Master Plan, which the Stirling City Council has endorsed at a total cost of $6.32 million over 10 years to enable the ongoing sustainable development of reserve facilities. Acton Coastal Real Estate principal Chris Jonker, who specialises in the suburb, said streets that overlooked Carine’s parkland were among those highly sought-after by buyers, particularly families. “In the west, Hazelwood Loop and Cressbrook Way are popular because of their elevation and closeness to the coast,” he said. “In the east, Monyash Road is popular as it overlooks the beautiful Carine Open Space. “In saying that, Carine has many popular locations because of the abundance of parks and leafy outlooks on offer throughout the suburb.” Mr Jonker told Residential that most of the accommodation in the area, which is about 15km from the Perth CBD and a few kilometres from the coast, were family homes with four bedrooms and two bathrooms. “The suburb comprises mostly family homes with a small scattering of duplex accommodation that was established during the ’70s,” he said. “The older properties are to the east of the suburb, with newer homes built during the ’80s when the then

R&I Bank auctioned off parcels of land in various stages. “In recent years, we have started to see many of the older homes either being renovated or knocked down to make way for new homes and duplexes.” Mr Jonker said Carine offered families an affordable option near the coast, with property priced from $650,000 to $1.1m and a median price in the low $700,000s. He said homes that were priced right generally sold within 40-70 days. Throughout his years of selling, he had seen residents sell their homes, only to buy property elsewhere in the suburb. “A couple with a young family often upgrade to a larger family home because they need more space, or empty nesters who originally built in Carine will downsize into something smaller when the kids leave home – the main theme being they love the location,” Mr Jonker said. He said good schools, parks, shopping facilities, being close to the beach and having easy access to the CBD enticed buyers to Carine. Reid Highway, which features in the suburb’s south, is an outlet to the Mitchell Freeway. The Carine Glades Shopping Centre and The Carine pub are in the neighbouring suburb of Duncraig, with Karrinyup Shopping Centre and Centro Warwick also nearby. Carine is home to a primary and senior school that has a swimming pool. LandCorp, aged-care facility provider St Ives and developer Cedar Woods Properties have proposed to develop retirement and residential apartments on the former Carine Tafe site. ■

The Tilliers then tackled the garden, wanting to create one that did not require lots of water and maintenance. “We created a low-maintenance mulched garden, including a rainwater tank so we could store water during the winter to use during the summer,” Mrs Tillier said. “We have planted a lot of fruit trees, and two vegie gardens have been established, and we usually have enough herbs and salad year-round so we don’t need to buy them.” A greywater recycling system was installed in 2007, and in 2009 a 1.2kw photovoltaic system was installed on the roof. “Wherever possible, we have changed to using off-peak energy,” Mrs Tillier said. “For example, the pool pump is run at night and the washing machine runs off a timer early in the morning. “Our monthly power bill varies from $0 to just $30 – even in the summer when we run the pool pump for 4-5 hours overnight and the evaporative air conditioning as required. “We have also replaced energy-guzzling appliances with energy-efficient ones.” ■

WEMBLEY Downs resident Angela Tillier and her family have turned their home at 23 Mitcham Street into an excellent example of how to achieve eco-friendly, sustainable living in Perth’s inner suburbs. Given the ongoing issues of population density, carbon emissions and rising utility bills, the Tilliers hope their efforts inspire other homeowners to make the switch to a more sustainable future. “We bought the property in 2002, the house and garden needed lots of work but the block was big – 991sq m,” Mrs Tillier said. “There were some established citrus and grass trees, a rainwater tank at the rear and a Solahart hot water system on the roof. “The rest of the house was dull and outof-date and the plan was a major renovation using natural materials and to make everything as environmentally friendly as possible.” Mrs Tillier said the upgrade started with the interior. “We chose timber cupboards with granite bench tops for the kitchen,” she said. “These would be long lasting as well as beautiful and we incorporated a large walkin pantry and appliance cupboard so that the main kitchen was kept tidy. “The kitchen spotlights are fitted with energy efficient IRC bulbs reducing the power consumption by 40 per cent.” Although these are more expensive, Mrs Tillier said they help prevent fire, as they do not get hot, last longer and will pay for themselves quickly. “We have also installed skylights and doors with glass where ever possible to allow

property because of the surge in demand for accommodation caused by the growing number of people moving to WA because of the major new investment in the resources sector.” Jones Ballard, which manages more than 800 rental properties valued in excess of $500 million, has found that its rental vacancy rate has fallen to below 2 per cent during the past six months. “Jones Ballard has rental properties spread over a number of different areas, giving us a good indication of the current rental market vacancy rate,” Ms Mann said. “We expect our rental vacancy rate to fall even further during the spring months when demand for rental homes tends to surge.” ■

Owner Hans Ilse, who is an engineer by trade, told Residential that he knew what he wanted in his products and the factory processes it took to create quality pieces. “I have visited every single factory and with my background, I can guarantee that the furniture has been made using the correct processes,” he said. “You can’t see it, but there’s an aluminium frame underneath here,” he continued, referring to the all-weather wicker range. “The frame has been powder-coated and it has been done in a certain way for corrosion protection.” UV-resistant polyethylene fibres which look just like natural wicker are then woven on to the strong, lightweight frame, resulting in a beautifully-crafted piece that can withstand the elements. For traditional and contemporary home exteriors, WALU also stocks Outdoor

Mr Ilse said his designers considered European trends and customer feedback to create furniture that people wanted.
