Migrants trigger optimism Strong population growth good news for local property market, reports SCOTT WOODSIDE WESTERN Australia’s surging population will help fuel demand for property over the coming year, managing director of Wilson & Hart homebuilders Anthony Kinder says. “The latest ABS figures show that last year, WA recorded the largest population growth rate in Australia at 2.1 per cent,” he said. “Migrants made up 24,700 persons of the overall growth in population for the State (47,409 persons) during 2010. “The large number of migrants moving to Perth will help boost demand for property, especially in coastal locations.” Mr Kinder said that coastal

suburbs were popular with many migrants because of the lifestyle they offer. “In the northern suburbs for example, the latest census shows that in the City of Joondalup some 34.8 per cent of residents were born overseas,” he said. “The Fremantle area is another favoured location for migrants with the census showing that 29.6 per cent of

residents were born overseas. “Wilson & Hart finds that many of these overseas migrants decide to build a new home after renting for a few years – in particular, our company is getting inquiries from overseas migrants regarding new homes in Illuka,Yanchep, Wembley, Fremantle, Coogee, Rockingham and Mandurah.” Mr Kinder said there was currently $225-$250 billion earmarked for development and expansions in several major mining and petroleum projects in WA. “It is estimated that some 240,000 jobs will be needed to support these projects up to 2017,” he said. “Many of these new jobs will be filled by people moving here from overseas. “Despite a very challenging real estate market at the moment, our company is confident that WA’s rising population will inevitably result in a surge in demand for housing over the coming five years.” ■

TOP TIPS FOR BUYING A COASTAL PROPERTY PRINCIPAL of Acton Coastal Chris Jonker (pictured) offers the following tips to property buyers considering purchasing a coastal property: ■ If the property is within a 1km walk to

the beach it has potential for strong capital growth because people who purchase a home near the coast want to walk to the oceanfront. ■ Invest in ocean views. If your home has the potential for ocean views it can substantially increase its value over the longer term and you should consider engaging an architect who can advise you on maximising your ocean views. ■ Focus on location rather than the house. Some styles of properties in coastal areas are less favoured than others. Tuscan and Mediterranean houses tend to be more popular than Federation style. However, if you find a Federation style home in a good location at a competitive price this might provide a lower cost entry point into an expensive area. ■ Any rental properties being sold by investors should be considered because

they may be superficially in a poor condition yet have the potential for strong capital growth through cosmetic renovations. ■ Check if there are any future zoning changes planned by the local council that would allow the property to be subdivided. If the property does not have mains sewerage, check with the Water Authority if there are future plans to connect the sewerage. This could also influence whether the property could be subdivided. ■ Talk to the planning division of the local council to determine if there are any plans for a new marina, hotels, restaurants or cafes in the coastal area you want to buy a home. This type of new infrastructure will add significant value to surrounding property, as has been the case with the Hillarys Marina. ■ Always check the wind conditions. Many people buying coastal properties underestimate wind conditions. A good tip is to view the coastal property in the afternoon because wind can be stronger in the afternoon when the sea breeze occurs.

Full of charming surprises It really has to be seen to be believed. By COURTNEY NOTTE IT is impossible to do this home justice in writing – it really must be seen to be believed. Surprising is the best way to describe it. You would not guess that behind the charming but modest facade is a tri-level home with rare rustic charm. THE Director of Energy Safety Ken Bowron has issued a reminderthat all residential rental properties must be fitted with at least two Residual Current Devices (RCDs) protecting power point and lighting circuits from August 8. “The two-year transition period for continuing tenancies to have the two RCDs fitted is coming to an end,” he said. Mr Bowron said installing RCDs in every rental property would significantly increase safety for all tenants. Western Cabinets was also triumphant in the Renovated Kitchen Project of the Year category and Renovated Kitchen Projects in each of the $30,000-$40,000, $40,001-$50,000, and $50,001 and over categories, with designer Kia Douglas winning the Kitchen Design of the Year award. It’s an impressive array of wins for the local company, which brothers Tony and Dominic Caccamo began 30 years ago. The store is the showroom of their dreams and each of the six display kitchens showcases stateof-the-art innovations from one of the world’s leading cabinetry technology suppliers. “We put a lot of thought and love into our work, and want to associate our products with the very best – that’s why Hettich is one of our preferred suppliers,” Western Cabinets Design, Sales and Marketing Manager Simon Cox explained. “The greatest feature of the Hettich products is their soft-closing drawer system and the endless options for drawer inserts and

Fittings such as chef’s pantries and pull-out storage units also make kitchens more functional while offering a solution to limited storage space.” Western Cabinets’ customers are spoilt for choice, selecting from an extensive range of layouts, styles, materials, colours, textures and finishes. Timber doors can be crafted in jarrah, European beech, maple or reconstituted veneer to name just a few, with granite, marble, Caesarstone and laminate among the benchtop options. Mr Cox said one of Western Cabinets’ exciting designs was a stainless steel benchtop with an integrated sink, which features in the store’s central island kitchen. Technology is also on show, with the touch of a magnetic splashback causing it to open and reveal storage behind.

The showroom’s bolder designs include a contemporary Europeanstyled kitchen with bright yellow splashback, and a lime green cabinet with colour-changing lights underneath. Mr Cox said while clean, minimal lines were on trend, the French provincial style appealed to character home renovators. White kitchens also remained popular.
