Peter Vetten: buyers are spoilt for choice.
It’s a buyers’ market THERE are more than 2000 listings in the greater Mandurah area, and Raine and Horne principal Peter Vetten said buyers were “spoilt for choice.” “It is hard for them to make decisions,” he said. “There is no sense of urgency for buyers. “They are looking at what might be coming onto the market. “Most buyers are on the hunt for wholesale prices, not retail prices.” Mr Vetten said he did not think supply was an issue in Mandurah, but like the rest of WA, affordability was causing the market to stagnate. “The Mandurah real estate market is different from the Perth market, which is mainly made up of owneroccupier investors,” he said. “Here we have leisure (holiday homes), lifestylers (large blocks) and the new suburbs mean house and land packages are popular. “It is hard for people selling houses that need renovations. “A lot of people do not have the energy to renovate.” Mr Vetten said investors had eased off because of the financial institutions’ reluctance to lend. “Council rezoned a lot of land, but now that’s not going to plan,” he said. “Developer action has dropped off – they do not want to subdivide and develop because there are no buyers for the end product.” But Mr Vetten said there had been renewed interest from Perth homebuyers in Mandurah waterfront properties in the past six months. ■

Sellers need perfect pitch But buyers need an open mind in crowded market. By VANESSA SCHMITT POTENTIAL buyers are taking advantage of the buyers market and holding back for the right house at the right price, according to Peel Real Estate Industry of WA spokesman Kent Murphy. “Buyers have lots of homes to look at, time to look around and good opportunities to negotiate with sellers,” he said. “As a consequence, it now takes around 63 days to sell a property. “For sellers, this generally means they may need to adopt a new approach, in consultation with their agent, to ensure a quicker sale. “They need to be certain the asking price is realistically in keeping with current market expectations, because houses that take a very long time to sell are usually overpriced. “Potential buyers will lose interest and the marketing plan can get stale.”
Mr Murphy said there could be other reasons for unusually slow sales and sometimes it was just that unusual and unconventional design features appeal to fewer people and take longer to lure the right buyer. “The old real estate saying that ‘there is a buyer for every property’ remains true,” Mr Murphy said. “However, the owner of a slowselling property will have to weigh up whether they are prepared to wait for that elusive buyer or lower the price to attract a greater range of them. “Sometimes it can be better to auction a property that has unique design features, because the setting of an appropriate price is more difficult and an auction might best determine the market price.” Mr Murphy said homebuyers should also keep an open mind on properties that may not initially appeal to them from the street.
“There are many examples of buyers initially reluctant to inspect a property, only to discover that with a few cosmetic changes it suits them perfectly well,” he said. “Sometimes a property can satisfy most of a homebuyer’s needs, apart from an external feature which puts them off. “A simple renovation or modest landscaping can radically change the appeal of some properties, which can often be bought at affordable prices, resulting in significant savings even after the cost of renovations is taken into account. “Home buyers should obtain expert advice before starting on any expensive structural renovations and an architect or building designer can provide practical advice to help you avoid making a property less appealing to future buyers. Those planning on building new homes with

unconventional features or fashionable innovations should keep in mind the possible effect this will have on a property’s re-sale value. “Most home buyers are reasonably conservative in their tastes.”
Mr Murphy said a REIWA agent could help sellers balance the right price and advertising pitch in current conditions to maximise the chances of selling promptly and minimise days on the market, which could prove expensive. ■
