Hidden peril of an ‘accurate’ valuation
Exclusive apartment development in Rockingham
WHEN it comes to judging a property to get a good indication of its value and probable sale price, the seller has a range of options. Real Estate Institute of WA Peel representative Kent Murphy Kent Murphy said a real estate agent could give an appraisal and a professional valuer a more formal valuation. “There is a third option which some people like, and that is to pay for a ‘property report’ from one of the many private companies which provide this service,” he said. “However, people thinking of doing so should be aware there can be limitations to this. “This was made clear recently when a REIWA member was selling a splendid home in Subiaco and which this experienced agent rightly believed would sell in the region of two million dollars. “A buyer expressed interest and told the agent he would seek a property report from a private company to indicate the ‘right’ selling price. “Much to the astonishment of the selling agent, when this independent property report came back it suggested a value which was less than half the price the property was listed for.” Mr Murphy said the agent was gobsmacked, knowing this was woefully wrong. “The agent called up the company which had put together the report to ask what their reasoning was,” he said. “It turned out the company could only measure values based on the unimproved value of the land. “The problem was, in the five years before listing this property, the owner had demolished the original home and built a large modern home in its place. “But this isn’t detectable through an arms-length report based on computer data, and not based on actually sighting the property and being familiar with its history. “As a result, this Sydney-based company had produced a report that was basically block price.” ■

More go for fixed loans THE popularity of fixed-rate home loans rose in every State in November to hit 10.9 per cent of approvals nationally, according to Mortgage Choice’s Kristy Sheppard. This 29-month high was a considerable increase on the 7.7 per cent reached in October. Meanwhile, standard variable home loan products rose to 49.3 per cent and basic variable dropped to 36.1 per cent, the lowest level in two years. “Australia’s hunger for fixed interest rates is well and truly becoming a louder rumble, with demand lifting from a trough of 0.88 per cent of home loan approvals in January 2010 to 10.9 per cent in November,” Ms Sheppard said. ■
