BY VANESSA SCHMITT “There was an extended boom and prices were unsustainable and unrealistic,” he said. “The correction has meant there are now some extremely good buys to be had in Dawesville.” Mr Smith said the results for Dawesville were also an indicator of the whole Mandurah property market in 2010. “There was a lot of stock on the market and not a large pool of buyers,” he said. “Hopefully when the stock starts to clear we may see more activity in the market.” The Residex results showed the Perth housing market was the weakest performing capital city in Australia in 2010. Property sales dropped dramatically, down 15.01 per cent for houses and 10.34 per cent for units. Capital growth was minimal. Median values for houses and units was
PROFESSIONALS Estuary Realty principal Ken Smith has defended the suburb of Dawesville after it was labelled the worst performing suburb in the metropolitan area for housing growth last year. Figures from property analyst Residex, calculated to December 31, showed the median house price in Dawesville dropped 10.2 per cent, from $507,100 to $455,500. But Mr Smith said property near the ocean and estuary would always be a good investment. “Being near the water means Dawesville appeals to those who are lifestyle orientated,” he said. “There is definitely an attraction.” Mr Smith said the figures for Dawesville by property analysts Residex reflected a market correction.
$487,500 and $398,500 respectively. In value terms, the Perth market is the fifth most expensive housing market in Australia, according to Residex. Residex chief executive John Edwards said the real estate market across Australia was slowing, with all capital cities recording lower rates of growth for the year. But Mr Edwards said the rate of correction for Perth was clearly slowing. “It definitely looks as if the market has turned the corner, with the bottom of the market having been reached in April and May last year,” he said. “Good news for investors, as rent prices increased across the market in Perth, up 5.56 per cent for houses and 2.86 per cent for units, giving median costs of $380 and $360 per week for houses and units respectively.” ■
BUILDING approvals in WA increased for the third consecutive month in November 2010. The statistics released by the ABS indicate a sure sign the market was already on the road to recovery in late 2010. According to the Urban Development Institute of Australia (UDIA), WA bucked the national trend with a 7.1 per cent increase in total dwellings approved for the month and a 0.9 per cent increase in private sector houses approved. “The latest ABS figures show that private sector housing approvals hit a low in September 2010, with only 1373 approved,” UDIA chief executive Debra Goostrey said. “Since September things have stabilised, with 1387 private sector houses approved in October 2010 and 1399 in November. “With three consecutive increases in building approvals, it certainly seems that the market hit the bottom of a downward cycle in September and has now steadied and is likely to improve throughout the year.” In terms of the land market, sales were steady during the September 2010 quarter and UDIA expects steady results again for their December quarter figures to be released next month. ■

LAND sales volumes are the lowest they have been in a decade, and prices are rising, making housing less affordable, according to the latest residential land report from the Housing Industry Association. The HIA-rpdata.com Residential Land Report found the volume of land sales in the September 2010 quarter to be down 57 per cent on the same quarter in 2009. Meanwhile, the median value of land in Australia grew 2.8 per cent in the September 2010 quarter to $186,629. Over the year to September 2010, the median value is up 5.2 per cent. Residential land value in capital cities grew 5.3 per cent over the year to the September 2010 quarter, while land value for Australia’s regional areas grew 4.4 per cent over the same period. “The results show further increases in land prices and very low sales volumes, both of which bode poorly for housing supply and affordability in Australia,” HIA senior economist Andrew Harvey said. “Land price appreciation is a key cause of Australia’s housing affordability problem, with higher prices cascading through the residential market to push up the price of both new and existing houses.” Mr Harvey said Australia’s expensive land prices were due to a failure of policies at all levels of government to achieve a timely supply of land for residential development.
“It’s time that serious and urgent policy action is taken to ensure there is sufficient serviced land for residential building,” he said. RPdata.com senior research analyst Cameron Kusher said that the escalating cost of land was not only affecting the affordability of new homes but also that of existing housing product. “When the median price of a block of land in Sydney is $269,000 it’s easy to see why affordability is spiralling out of control,” he said. “When you add, on top of the land cost, professional fees, government charges and the actual cost of constructing a home, it’s no surprise that many Australians are forced to remain in the rental market, paying off others’ mortgages. “The cost of vacant land and subsequently new housing also impacts prices of existing houses.” Typically, vacant land is most abundant in areas further away from the city centre. When owners of existing housing stock closer to the city centre see the prices being achieved for housing in these new areas of the city, they quite rightly seek (and in most instances achieve) premiums in excess of these prices. “Undoubtedly something needs to be done to address affordability constraints and governments at all levels need to realise that it is a serious problem.” ■
