Hot time to buy hobby farm Rural property offers an attractive lifestyle, writes CARMELLE WILKINSON HOBBY farms have become popular in recent years and according to Professionals Real Estate chief executive David Hobbs, there has never been a better time to buy one. Mr Hobbs said summer months were the perfect time to consider buying a lifestyle rural property, with the most popular being within one and two hours of Perth. He said areas such as Mandurah, Toodyay, York, Gingin, Dwellingup and Pinjarra had increased in popularity as a result of the resources boom. “Many families are now involved in fly-in, fly-out operations in the NorthWest, and these families are deciding that while the wage earner is working away from home that the rest of the family would be more comfortable in a rural property rather than living in Perth,’’ Mr Hobbs said. “As a result of the improving economic outlook and major new investment in the resources sector, the demand for these lifestyle rural properties is set to increase. “Now is the time when buyers should consider purchasing a regional property for lifestyle reasons because there are fewer buyers in the market and sellers are more motivated to negotiate on their selling price. “The hot weather during the summer months

will also give buyers an indication of what the weather is like during this time of year.” Mr Hobbs said if you are considering buying a regional property, one of the key factors to take into account when buying a rural holding is the land value of the property. “Land value can be determined by a number of factors such as the location of the property and specific infrastructure issues,’’ he said “Travelling distance to Perth is one key issue when considering the location and value of a property. “For example, the land value of a 0.8ha property on the Perth side of York will be higher than a similar property further inland because it offers less travelling time to the metropolitan area. “At the same time, issues such as services to the property can also have a major impact. “Many people who buy a clear block of land in the country underestimate how much it can cost to have electricity connected. Water is another issue that can impact on the value of the land.” Mr Hobbs said rural properties that had easy access to facilities such as schools and shops in a major regional town achieved higher resale value. Tips to cut energy costs REDUCING energy costs is a high priority for property owners as the State Government announces major increases to electrical prices. In addition, gas prices are also rising, which makes energy efficiency a key issue for homeowners. According to Anthony Kinder, managing director of Wilson&Hart Home Builders, reducing energy costs was a more significant issue if you owned a larger home which had additional features such as swimming pools and ducted airconditioning. If you already own a home, you can obtain useful information on how to reduce energy consumption from the State Government's Office of Energy website at http://www.clean. energy.wa.gov.au. Tips for reducing energy consumption include: ■ Try not to use small amounts of hot water frequently – not only do you heat the water you use but also the water left in the pipe; ■ Set the water-heating thermostat to 60C on storage hot water systems and 50C on

instantaneous systems; ■ Insulate the first 2m of pipes leaving the hot water storage tank; and ■ Turn the hot water system off when you go on holiday. “This issue of energy efficiency is seriously considered by Wilson&Hart when designing new homes for clients,” Mr Kinder said. “The design of a home can significantly reduce overall energy costs of a home. “For example, building larger two-storey homes along the coastal strip has become very popular in recent years because of the growing focus on lifestyle in the property market.” Mr Kinder said a key consideration was the size of the windows if your house faced west. “Some people install large windows in their new home, only to find that the home is too hot in summer and they spend large amounts of money cooling the property,’’ he said. Wilson&Hart has helped clients to overcome this problem by designing their home so it has shading, and rooms have the correct window sizing related to the area of the specific room. ■
