Imperial mansion, exquisite in its detail THIS may be the most lavish property I’ve ever had the pleasure of visiting. In the ultra exclusive Port Bouvard, an estate that prides itself on homes of exceptional calibre, this expansive house is an absolute masterpiece. Built by RiverStone several years ago as a one-off original design, the exquisite residence has barely been lived in. COMPETITIVE prices in the top end of the WA property market indicate now is an excellent time to upgrade, according to Professionals Real Estate Group CEO David Hobbs. “Over the last three months, we’ve received a rising level of interest from people wanting to upgrade their home to take advantage of these competitive property prices and we expect this trend to increase during 2011,’’ he said. “Making a decision to sell your home and buying a second home is often one of the biggest decisions a homeowner is likely to make. “Homeowners who are deciding to move to a new home should put in place an action plan to ensure that the process remains smooth.” Mr Hobbs said it was important to check finances before embarking on a home search. “Decide as early as possible if you can afford to buy your next home before selling your existing home,” Mr Hobbs said. “This is likely to involve extra

short-term borrowing, however, you save on the cost of rental accommodation. “This strategy mostly suits homeowners who have significant equity in their existing home.” Mr Hobbs said it was important for buyers to have a plan for what they wanted in their next home. “As soon as you decide you want to relocate, take an active interest in likely areas and properties that will suit your needs,” he said. “When choosing properties for inspection, stay focussed on the type of properties that suit your needs. “Keep a close eye on the properties that are selling in your area. In particular, keep a record of the selling prices of similar properties to your own. “Remember to focus on the selling price because this is the best guide to the probable value of your own property.” Mr Hobbs said buyers should seek reputable advice, and make early contact with real estate agents in areas where property was being actively sold. ■

Migrants expected to re-heat housing market WITH the number of overseas migrants expected to jump in the coming year, so too will the local property market. According to Peter Peard, CEO of The Peard Real Estate Group, the latest ABS figures show that during the last financial year, overseas migrants accounted for 58 per cent of WA’s total population growth rate. “The number of overseas migrants coming to WA could rise even further during the coming year, as the economy gains even further traction as a result of the massive new investment in the resources sector,” he said. With more than 500 migrants coming

to WA each week, and many of these people settling in the metropolitan area, Mr Peard recommended overseas’ migrants consider a number of matters before buying a property. “It is a good idea to rent in the area you would live to purchase a home. “If you take out a lease for six months, this will give you enough time to find out if this is the area you would like to live in and give you time to research the local property market,’’ he said. “If you find the location you want to live and the price range you can afford, then register your name with some of the larger real estate companies in the area.

They will notify you of a suitable property as soon as it becomes available.” Mr Peard said location was imperative when deciding where to call home. He also noted that properties close to the ocean have historically achieved the highest capital growth because of the lifestyle factor. “Properties that have easy access to shops, schools and local transport are easier to sell at a later date. “However, traffic can be an issue because homes that are located in busy roads tend to have a lower resale value than a similar home on a quiet street in the same area,’’ he said. ■

Landmark and Harcourts prepare to join forces LANDMARK and Harcourts have announced that they have entered into a Memorandum of Understanding (MOU) regarding the establishment of a joint venture business for the marketing of rural and regional real estate in Australia. Subject to completion of establishment agreements, the joint venture is due to commence operations on April 1. The joint venture will bring

together two businesses, each having well in excess of 100 years of experience in the real estate sector, which combined represents over $20 billion in property turnover annually and operates from over 380 locations around Australia. Harcourts International managing director Mike Green said the combination of the two entities would bring great benefit to both clients and staff, including improved

scope to grow the business. “Partnering with Landmark brings a depth of experience in rural markets, along with immediate brand recognition in regional Australia, which would have taken us at Harcourts decades to develop – it creates a real estate platform like no other,” he said. Mr Green added that the joint venture would look to expand operations through the

recruitment of new franchisees in selected locations across Australia, actively targeting growth in specific regional markets over the next 12 months. Landmark managing director Richard Norton said achieving sustainable success in specialist business lines such as real estate presented challenges for a broad rural services business, which the joint venture would resolve.
