Migrants bring good tidings

UK and South African arrivals helping the upper end of town, writes VANESSA SCHMITT MIGRANTS are helping to support the real estate market in the Peel region, according to Real Estate Institute of WA Peel representative Kent Murphy. He said close to 10 per cent of the market consisted of cashed-up buyers from overseas. “Cashed-up buyers, especially from the UK and South Africa, are helping absorb the upper end of the market,” Mr Murphy said. “They are moving to

Mandurah for a sea change. “Many are on visas where they work in the resource sector – Mandurah is ideal for fly-in, fly-out workers.” Mr Murphy said even though the market had bottomed out in Peel, he advised migrants to still rent before purchasing a property. “They should rent for two to three months minimum to get a feel for locations in Mandurah,” he said. “Mandurah is fast becoming a vibrant city with about 17 or

Sellers risk overcapitalising on renovations $15 million being spent on upgrading properties every week, writes CARMELLE WILKINSON “In the current market, the danger with home renovations is that the home owner can spend thousands of dollars improving their home only to find that when they sell their property, they cannot recover the money they spent.” Mr Coleman said anyone considering a home renovation should obtain an independent valuation of the property to determine its correct market value in comparison with similar homes that have sold in the neighbourhood. He added that anyone proceeding with a home renovation should focus on improving highly visible areas around their home that will impress future homebuyers and would enhance the value of the property. “Focus on the front of the home as this will improve the street appeal of the property. If the existing home has dark brown bricks and old guttering then consider rendering the bricks and replacing the guttering. Also, if you invest some money in better landscaping this in turn will also improve the street appeal of the property,’’ he said.

THE value of building approvals for home renovations in WA was nearly $300 million for the five months ending November 2010. According to the latest ABS residential construction figures, an average of about $15 million was being spent every week on renovations in WA. Propell National Valuers valuations manager Travis Coleman said a slower real estate market historically encouraged property owners to consider a home renovation if they could not find a buyer for their home. “With selling prices being discounted by around 6 per cent, this trend of home renovations is set to increase during 2011 as more frustrated property sellers decide to upgrade their existing home because they cannot achieve their target sale price,’’ he said. “Unfortunately, many home owners decide to undertake additions to their home for emotional rather than financial reasons, and as a result, they risk overcapitalising their home, which is one of the most common mistakes in real estate.

“Inside the house you should focus on the bathroom and kitchen areas. Improvements in these areas traditionally deliver high returns when the property owner decides to sell. “You should also focus on the outside living area of the property as much as the inside of the property. The reason being one of the biggest trends in the WA real estate market currently is a growing demand by home buyers for usable outdoor living areas.” Mr Coleman said if you were employing a builder to undertake your home renovations, check that they belong to a professional building organisation such as the Housing Industry Association of Western Australia. In addition, ask to view recent work which they have undertaken in the local area. “Set a budget for your home renovations and carefully cost them. If you get a quote from a builder, make sure that it is in writing and there are no special conditions attached to the contract,’’ he said. ■
