Welcoming pets can pay off Landlords can increase their rental returns by allowing tenants to keep animals. By CARMELLE WILKINSON BY excluding owners of pets from rental properties, property owners in Perth could be reducing their pool of prospective tenants by more than one third. According to Investors Club president Kevin Young, Australia had one of the highest rates of pet ownership in the world, with 63 per cent of the nation’s 7.5 million households owning an animal. “It is estimated that there are more than 12 million people in Australia associated with pets,’’ he said. “A growing number of people who want to lease properties in Perth now have pets and some 53 per cent say they would like to own one in the future. “Pets are becoming more important in the rental market because more people are choosing to live alone and many of these people are choosing to have pets as companions.”

Mr Young said the Investors Club was finding that pet ownership was particularly high among the growing number of single female tenants. “Despite the fact that more people are choosing to own a pet, many landlords still maintain a ‘no pets’ policy when leasing their property,’’ he said. “By considering the owners of

pets as candidates for a tenancy, landlords can increase the choice of tenants and also secure a higher rent thus boosting their rental returns.” Mr Young said special safeguards could be put in place if the tenant had a pet. For example, a special pet bond could be written into the rental contract which would ensure the

landlord was compensated if the pet damaged the property. There are two booklets that have been produced by the Australian Companion Animal Council for both landlords and tenants regarding pets. These booklets can be downloaded free of charge from their website at http:// www.acac. org.au. ■

Mandurah a growth hotspot MANDURAH has been listed in the Top 20 Building Hotspots in WA by the Housing Industry Association. Mandurah was ninth on the list, with 299,308 residential buildings approved and an annual population growth rate of 3.2 per cent. The JELD-WEN Population and Residential Building Hotspots report provided a snapshot of WA’s fastest growing areas in the 2009-10 financial year. A “hotspot” is defined as a local area where population growth exceeds the national rate and the value of residential building work approved is more than $100 million. There were 14 hotspots in WA, with Wanneroo topping the list.

SMALL and medium-scale Australian building product manufacturers are at risk of taking the brunt of a carbon tax, according to the Housing Industry Association. “Building product manufacturers across Australia will potentially be the hardest hit by the carbon tax,” HIA chief executive Graham Wolfe said. “There will be an immediate and inevitable flow through of cost increases across the broad range of building materials, products, fixtures and fittings,” he said. “It will add an extra $6000 or more to the cost of building an average new residence, placing additional affordability pressure on new housing activity, and adding an extra $43 per month to the family mortgage repayments. “That adds a further $12,800 to the

total repayments over a 25-year loan. “The market will look for alternatives and that rings alarm bells for Australian building product manufacturers.” Mr Wolfe said a carbon tax would make Australian-made and manufactured building products less price competitive. “Put another way, imported building products will become more price competitive, more cost appealing, and that paints an ominous picture for Australian manufacturers and for those employed in the sector,” he said. Housing starts are forecast to fall by 15 per cent to 143,400 in 2011, down from 168,700 in 2010. Mr Wolfe warned that a carbon tax would increase building costs, further dampen housing activity and kick an own goal against Australian building product manufacturers. ■
