First-homebuyers snapping up grant

Market rises from the ashes Sales volumes have snapped back to a 15-year average, reports CARMELLE SANDER THE Perth property market staged a strong comeback in the first quarter of this year, with median house prices jumping $10,000 since December. According to the latest figures released by the Real Estate Institute of WA, the Perth median price now stands at $430,000. More importantly, sales volumes have returned to a 15-year average following a lull in 2008. REIWA president Rob Druitt said WA’s property market experienced its strongest turnover since September 2007, with the number of sales increasing by more than 40 per cent since December. “While the Federal Government’s First Home Buyer Boost has been a major reason behind the renewed activity, there is also evidence that trade-up buyers are returning to the market,” he said. In addition, Perth recorded an increase in unit prices, which rose by just under 2 per cent to a median of $348,500. Blocks of residential land also saw price appreciation in the March quarter, increasing by $10,000, or 4.5 per cent, to a median of $230,000. That market was largely driven by first-home builders. Mr Druitt said the turnaround in house

sales during the quarter was astounding, with evidence suggesting that the number of sales for the month of March was 85 per cent higher than those recorded in December. “This increase in sales was experienced across all market sectors, particularly the coastal region from Scarborough to Butler, in the South East corridor in the Canning and Gosnells local government areas,’’ he said. “Much of the increase in the overall median was driven by price growth in the middle ring and coastal markets,” he said. “Prices in Wanneroo north-west rose 5 per cent, Wanneroo south (7.6 per cent), Stirling west (4 per cent), BayswaterBassendean (1.9 per cent), Gosnells (3.6 per cent) and Cockburn (3.3 per cent).”

Mr Druitt said in contrast, some inner-city areas saw prices fall. Western suburbs prices were down more than 12 per cent. According to REIWA, there were about 15,000 properties on the market during the March quarter, down from about 16,000 in December. “The number of selling days is steady at 76, meaning it’s taking about 2½ months to sell a property in the current climate,’’ Mr Druitt said. “This is five days more than at the same time last year. “However, it is a patchy market and some areas such as Armadale, Gosnells and Wanneroo south have seen selling days come down quite substantially.’’ ■

A RECORD number of Australians took up the Federal Government’s first-home buyers grant in April. About 18,000 aspiring homeowners were awarded the grant last month. There had been fears the Government would scrap its more generous grant after June 30 in the May budget. But the grant was extended until September 30, after which it will be scaled back to pre-October 2008 levels. The grant was trebled to $21,000 for first-homebuyers purchasing a new property as part of Labor’s original stimulus package. After September 30, it will be reduced to $14,000 until December 31, before returning to its original $7000. The grant was also increased for purchases of established homes, but to a lesser degree. Treasury data show over 78,000 mainly young people had taken up the grant between last October and April. The figures follow new data showing building approvals also rose for a third straight month in April. Building approvals jumped by a seasonally adjusted 5.1 per cent in April to 11,402 units, but remain 16.1 per cent lower than a year earlier. Economists’ forecasts were for just a 2 per cent increase in April. Approvals for private sector homes rose 7.2 per cent in April to 8014 units, but other private sector dwellings – such as apartments and townhouses – fell 1.4 per cent to 2987 units. ■
