‘Dollar a day’ tradies on tap New subscription service offers plumbers and electricians on call – you’ll only pay for parts, reports TANYA MACNAUGHTON TAKING the stress and hassle out of home repairs has been made a little easier with the launch of the new Home Owners Utility Services (HOUS). For as little as a dollar a day, property owners can have an electrician and plumber on call 24 hours a day, seven days a week for any breakdowns from the meter to the outlet. The service uses plumbing and electrical contractors with no call-out fee, no hourly rate and only payment for parts. The idea for HOUS began eight years ago when founder Todd Allender went to a pensioner’s home to fix a badly wired airconditioner. Without even charging the after-hours rate, the bill for the repair was still almost the amount of the homeowner’s entire pension cheque. Mr Allender thought there should be a fairer way for home repairs and, after a great deal of background research and brainstorming, HOUS was founded. The service will be available to both investor landlords and home owneroccupiers in the Perth metropolitan area from July 1.

Former Fremantle Dockers captain Peter Bell was so impressed when he first heard about the service that he has now become an integral part of the company. “I had a good, hard look at the service and the company as a whole and I just see it as becoming the norm for every property owner,” Mr Bell said. “It is the breakdown service for property.” Professionals Real Estate Group has been quick to support the innovative service and Professionals Fremantle principal John Alberti is excited about the

prospects of introducing it to his property clients. “It provides peace of mind for investment property owners as well as tenants,” Mr Alberti said. “HOUS is now part of both our property management and sales packages, so that in the future, all of our properties will have the benefit of 24/7 electrical and plumbing on call.” HOUS is also providing a membership and safety product installation package, with pending new State legislation expected to see a legal requirement by the end of the year for properties to have two safety switches and two mainspowered smoke alarms installed. Once the legislation is enacted, a house will not be able to be sold or released until it is compliant. Professionals state office training and development manager Jenni Wood has been involved with industry input for the drafting of the new legislation and supports the HOUS service. “While the legislation has not yet been gazetted, I believe it is a common necessity for all of us to be protecting our homes, as well as those that have been entrusted with our care and management,” Mrs Wood said. Nervous homeowners rush to lock in fixed interest rates HOMEOWNERS are rushing to lock in their mortgage rates, fearing interest rates have bottomed and will rise again soon. Mortgage brokers and comparison websites have been inundated with fixed-rate mortgage inquiries in recent weeks – most notably after the Commonwealth Bank raised its variable rate by 0.1 per cent. That surprise rise, the first variable rate rise from a major lender since March last year, was followed by a collective raising of bank-fixed rates that alarmed many new buyers and homeowners looking to convert to a fixed-rate mortgage. For the second consecutive month, broker Mortgage Choice noted a sharp increase in fixed-rate home loan applications in May, a trend that has continued into June. In just a week, comparative website Help Me Choose had a dramatic turnaround in lines of inquiry that suggest variable mortgages were being shunned. The website, which receives several thousand hits a day, claimed 50 per cent of all mortgage inquiries focused on fixed-rate products, compared with just 15 per cent for variable products. Less than two months ago, borrowers who shopped around could lock in a three-year fixed-interest rate mortgage of 4.99 per cent. The cheapest three-year fixed rate on offer now is 5.35 per cent from Satisfac Credit Union. While the lowest variable rate of the major banks remains at 5.74 per cent, their three-year fixed rates have shot up to as high as 6.69 per cent. ■
