Property could be super idea Property investment through self-managed superannuation is becoming increasingly popular. By JANE EVANS MORE West Australians are turning to property investment through their selfmanaged superannuation funds. Wembley-based company, Faba Accountants & Advisors, said that legislative changes in recent years, coupled with the recent volatility in the equities market had led to a steady increase in the number of selfmanaged superannuation funds (SMSF) acquiring real property as part of their investment strategy, often by way of the limited recourse borrowing arrangements. Director Andrew Rottigni said that before the introduction of the limited recourse borrowing arrangement, property investment via a SMSF was really the domain of people with substantial super-
annuation entitlements, given that all direct property investments had to be unencumbered. “The new borrowing rules have expanded the number of SMSFs capable of directly investing in property,” Mr Rottigni said. Fellow Faba director Paul Gabrielson said that given the complexity of purchasing property through super, it wasn’t as simple as weighing up the pros and cons. “To determine whether or not this option is right for the individual can only be assessed by a full and detailed analysis of the specific circumstances of each SMSF, contemplating a property investment by using the limited recourse borrowing arrangements,” he said. ■

The pros may include... ■ Rental income is taxed at 15 per cent when the fund is in accumulation phase or not at all if the fund is in pension phase. ■ The capital gains on the disposal of the property is also taxed at 15 per cent or taxed at 10 per cent if the fund held the property for a period of greater than twelve months. Tax may also be at 0 per cent if the fund is fully in pension phase. ■ The lender’s recourse is limited to the asset (the property). ■ Depending on the financial institution, the self-managed fund may be able to borrow up to 60 to 70 per cent of the property value or otherwise have a related party provide the finance. The cons may include... ■ Limited recourse borrowing arrangements are relatively expensive and complex to establish. ■ Restrictions are placed on improvements and redevelopment while the property is still under the loan arrangement. ■ Liquidity. If the property is vacant for a significant period of time the trustees may be unable to pay liabilities and pension payments if a member receives a pension. ■ Negative gearing has limited tax advantages as the super fund tax rate is 15 per cent and in some cases non-geared related trusts would be a more appropriate investment vehicle for a SMSF.
Don’t ignore animal lovers By excluding pet owners, landlords may be missing out BY excluding owners of pets from rental properties, Perth property owners could be reducing their pool of prospective tenants by more than one-third. According to Kevin Young, president of the Investors Club, Australia had one of the highest rates of pet ownership in the world with 63 per cent of the 7.5 million households owning a pet. “It is estimated that there are more than 12 million people in Australia associated with pets,’’ he said. “A growing number of people who want to lease properties in Perth now have pets and some 53 per cent say they would like to own one in the future. “Pets are becoming more important in the rental market because more people are choosing to live alone and many of these people are choosing to have pets as companions.”
Mr Young said the Investors Club was finding that pet ownership was particularly high among the growing number of single female tenants. “Despite the fact that more people are choosing to own a pet, many landlords still maintain a ‘no pets’ policy when leasing their property,’’ he said. “By considering the owners of pets as candidates for a tenancy, landlords can increase the choice of tenants and also secure a higher rent, thus boosting their rental returns during a time of rising interest rates.” Mr Young said special safeguards can be put in place if the tenant has a pet – for example a special pet bond can be written into the rental contract which will ensure the landlord is compensated if the pet does any damage. Regular property inspections can add value to marketability A PROPERLY maintained property is an important factor that first-homebuyers should take into account when buying a new rental property. Peter Peard, CEO of The Peard Real Estate Group, said with the median price of a home in Perth nearly $500,000, ensuring that rental homes are properly maintained was a critical issue for property investors. “A poorly maintained property can reduce the selling price of your investment property by several thousand dollars in today’s real
estate market, and also means that you lose hundreds of dollars each month in potential rent,’’ he said. “Peard is finding that former rental properties that have been poorly maintained take much longer to sell and can be penalised in price because property buyers are now in a stronger negotiating position due to a large supply of properties for sale. “When someone buys their first investment property, their key focus is finding a suitable tenant for the property. “Once they have found a suitable tenant, most landlords tend to undertake irregular property inspections during the time of the lease and some landlords do not even undertake a property inspection. “Property inspection of a rental property is one of the most overlooked areas by

result in personal injury to the tenant, which may have legal ramifications for the landlord.” Mr Peard said landlords who did not maintain their property on a regular basis often found it more difficult to find a new tenant once the existing tenant left. “This can prove very expensive for the landlord because their property can be vacant for several weeks and they often have to reduce the rent to find another tenant because the property is in poor condition. “In addition, these landlords may achieve a much lower market price for their investment property if they have to sell the property,’’ he said. “However, properties that are well maintained, generally have lower vacancy rates, higher rents and can achieve a pleasing price if they are listed for sale.” ■
Pressure buoys market PRESSURE on the rental industry and the resulting rent increases are having a positive effect on the real estate market, according to real estate agencies. RE/MAX WA managing director Geoff Baldwin said the vacancy rate had dropped from more than 4 per cent in January to 2.8 per cent. This, combined with the static interest rate and the drop in property prices, was causing renters to consider entering the market. Mr Baldwin said sales volumes in April had lifted significantly and that many of the people at home opens were renters. ■
