Timely opportunity to upgrade for growth Low premium property market a good trigger for renovation. By CARMELLE WILKINSON WITH the slowing Perth property market many property owners are choosing to stay and upgrade their properties rather than sell. According to Jones Ballard Property Group director Adrian Ballard, the latest ABS figures for building approvals show that during the first eight months of this financial year, residential building approvals in the City of South Perth jumped to nearly $100 million, compared to about $65 million the year before. “This trend was also evidenced in other premium property markets, with the ABS figures showing that during the same period residential building approvals in the central Perth area, which includes the western suburbs, jumped by over $65 million to $378.5 million,’’ he said. “These property owners are looking to the future because they understand the
premium property market is now at rock bottom and they can achieve significant capital gains over the medium term through upgrading their homes. “Typically, original character homes in the older suburbs of Perth such as South Perth, Como, Kensington, North Perth and the western suburbs are high in land value and are currently ripe for upgrading if the property owner is looking to sell in the medium term. “Many properties in these older areas of Perth have under-performed in terms of their long-term average capital growth. Over the past year, for example, the median price of a home in Como has increased by just 3.5 per cent; however, over the past decade, the median price of a home in this suburb has risen each year on average by 11.7 per cent.” Mr Ballard said he expected the trend of
upgrading older homes in prime areas of Perth to increase over the coming year as confidence returned to the property market and owners took advantage of relatively competitive building costs. “While now is a prime time to purchase an older home for upgrading purposes, buyers have to ensure they undertake the necessary research before making a final decision to buy,’’ he said. “They should have a realistic budget and get an appraisal from a qualified builder regarding improvement costs as opposed to constructing a new home on the block.” Mr Ballard said renovations which were undertaken to a high standard in keeping with the original character of the home, generally sold for a higher selling price, compared to homes which had been upgraded to suit an owner’s personal tastes. ■

Rental prospects in a buyers’ market drive investor confidence RISING rental returns and competitive property prices in prime riverside and inner city suburbs have sparked interest among investors. Over the past three months, Caporn Young Estate Agents have reported growing interest from property investors wanting to purchase investment properties in prime Perth suburbs. Caporn Young director Steven Currie said property investors had been largely absent from the top end of the property market during the past three years and a general lack of confidence due to the global financial crisis deterred many investors from
buying into the top end real estate market in Perth. “At the same time, rental returns were relatively low which made it difficult for investors to service home loans,’’ he said. “However, over recent months our company has sold higher priced properties that are now achieving annual rental returns in excess of 5 per cent. “Investors realise that property values in these area are now at the bottom of the property cycle and now is the time to buy a property in the area and lock in long-term capital growth.” Mr Currie said over recent months
weekly rents had begun to rise strongly in many locations around the river and inner city. “Steady property prices and rising rents have been the perfect combination for investors to re-emerge into the real estate market, and Caporn Young expects this trend to accelerate during 2011,’’ he said. “In particular, property investors are targeting the top end of the real estate market because of the exceptional value it now offers. “Investors are becoming more active in the local real estate market because they understand that the market has bottomed
and prices are likely to rise in the near future.” Mr Currie said as a result, the inquiry rate from investors interested in buying from Caporn Young had jumped by around 40 per cent over the past three months. “Recent changes to superannuation which limit contributions for older Australians are also encouraging more people to consider buying top end properties as a form of wealth creation for their retirement,’’ he said. “Our company is finding that investors are particularly interested in older style properties which have a high level of land content.” ■
