Summer is around the corner South Beach estate has come a long way since its days as a railway yard. By SCOTT WOODSIDE ONLY seven of the original 32 single lots remain for sale at LandCorp’s prestigious, award-winning South Beach Estate residential development. Construction is well under way on a 17unit complex by the Lester Group that offers two and three-bedroom apartments, while construction is about to start on a 36 luxury apartment complex, The Summer, from developer Match. LandCorp’s metropolitan general manager Luke Willcock said the remaining seven lots were each 333sq m, with six in Enderby Close and one in Picard Lane. Each lot is priced at $595,000. “The 4ha South Beach development site has come a long way since we took it on as a disused former railway yards site,” he said. “However, the atmosphere now echoes the early 1900s, when it was one of the State’s premier tourist attractions.” Mr Willcock said the estate was now an award-winning development providing a stunning beachside lifestyle opportunity, close to the heart of Fremantle. Construction of The Summer, which is a joint venture between property developer

Match and investment giant Hawaiian, starts this month. Match managing director Lloyd Clark said the company quickly recognised the opportunities South Beach Estate offered. “The coastal location – which will always attract investors – is strengthened by a proactive council and the site’s closeness to several locations providing professional employment, such as the new Fiona Stanley

Hospital,” Mr Clark said. “The diversity of the product offered in the estate is a result of careful planning on the part of LandCorp and other stakeholders. “We currently operate two sites within the estate: Move, which is at the price leader end of the spectrum, and the environmentally accredited The Summer.”

Affordability on the rise: survey ACCORDING to a Commonwealth BankHousing Industry Association affordability survey, housing affordability has improved in Perth by 6.1 per cent for the March 2011 quarter, and by 6.6 per cent in regional WA. HIA senior economist Andrew Harvey said the improvement was due to a growth in average weekly earnings and a softening in dwelling prices in a stagnant market. “Improved affordability is great news for home buyers, particularly first-home buyers with sound financial positions who have been considering entering the market in 2011,” he said. Reports coming out of some Perth suburbs suggest that improved affordability is one of the factors that have resulted in first homebuyers trickling back into the market recently. These reports were in line with REIWA’s analysis of March-quarter sales, which saw an increase in sales of cheaper properties, with first-home buyers representing a respectable 23 per cent of sales. RBA deputy governor Ric Battellino, in a recent speech to stockbrokers, said that despite being more exposed to interest rate rises, Australian households were not suffering extensive mortgage stress. “Mortgage lending in Australia had benefited overall from safer lending standards and the strong labour market,” he said. ■

Decade of dedication Family ties underscore success . By CARMELLE WILKINSON LIKE mother, like son, Adrian and Kareena Ballard know real estate. So much so, that the pair has recently celebrated 10 years working together at Jones Ballard Property Group in Como. Both worked separately in the real estate industry before deciding to join forces and sell property together. Kareena joined the real estate industry in 1983 and purchased her own real estate business in 1988 which eventually evolved into the Jones Ballard Property Group in 2007. During her time in real estate, Kareena was elected as the first female president of REIWA and later the Real Estate Institute of Australia. Commenting on the past 10 years of working together, Kareena said that part of their success was due to the fact that many of their clients recognised the special working relationship where family values matter, and enjoyed the complementary balance of two

minds that think alike. “In particular, we have found that families selling their homes feel very comfortable working with us as they can often relate more closely with one of us and know that back-up is close at hand with the other person,’’ she said. “It is simply one family helping another family.
