DURING the past few months, LJ Hooker has been conducting the LJ Hooker International Auction Idol Competition. The competition gave any employee across the real estate group the chance to experience what it took to be an auctioneer. Seven budding auctioneers took part in the Western Australian heats, with four going through to the finals. Jason Rainsford from LJ Hooker Atwell was announced as the winner at the recent LJ Hooker Night of the Stars awards. He was presented with his award by LJ Hooker managing director Alan Lambert and will now attend the LJ Hooker International Convention on the Gold Coast in late August to battle

Regulatory costs maintain the dollar squeeze on new homes REGULATION and excessive taxation is adding thousands of dollars to the price of a new home in WA. According to the authors of The Great Lockout; The impact of housing and land regulation in WA, these extra costs are adding $144,000, or 38 per cent, to the price of an average $380,000 home. The report, recently released by the Institute of Public Affairs, suggests that the joint effect of regulatory measures and taxes increase a home owner’s mortgage repayment by more than $850 each month.
“In spite of house prices in Perth easing over the past year, these regulatory costs remain excessive” The authors said: “Land regulations ration how much and what farm land the State Government allows to be used for home building, and in squeezing supply, this causes prices to rise”. Excess price generated by land regulation alone is more than $90,000. The authors, Alan Moran and Julie Novak, said Perth, with its ample land that can be
easily developed, and a highly-competitive house-building industry, should be seeing the lowest cost of new housing in Australia. “In spite of house prices in Perth easing over the past year, these regulatory costs remain excessive,” they said. They added a substantial reduction, if not elimination, of property taxes is needed to improve the functionality of the Perth
housing market. “A significant obstacle in the way is state and local governments who have become increasingly dependent on these taxes as a source of revenue,’’ they said. “Government interventions represent a substantial cost imposition on those wishing to purchase a house and land package in Perth.’’ ■
