Home buyers step up for spring NEWS
THE warmer weather has put a spring back into the step of property investors and traditional buyers, with an unexpectedly high level of activity in the upper-price brackets of existing homes. Andrew Moore, chief executive of Harcourts WA, said the $800,000-plus bracket is being driven higher by families taking advantage of what was a lull in activity and a reasonable level of supply. “Activity levels from buyers has dramatically increased over the past few weeks and our sales consultants have reported large numbers through open homes,” he said. Mr Moore said properties were occasionally selling for less than comparative 2007 prices but, on the whole, Perth prices had remained relatively firm.

“Investors are now starting to outnumber first-home buyers and are facing low levels of stock and a highly competitive environment.” Another bracket experiencing a shortage of listings and good levels of activity is the mid-level price range – between $550,000 and $950,000 – due to vendors selling to first-home buyers and upgrading to bigger homes or better locations. “This price range has been quite stagnant for the past 12 months but a lack of listings and good levels of activity are starting to move this price range along,” he said. In addition, Mr Moore said there were also a high number of buyers in the $1million-plus range but not a great deal of supply. ■
