Calls for major tax overhaul Industry wants cuts to the multi-billion dollar burden carried by property owners PROPERTY owners in WA paid a massive $4 billion in property taxes last financial year. Limnios Property Group chief executive James Limnios said the latest Australian Bureau of Statistics figures on Government tax revenue show that during 2007-2008, the State and local governments in WA raised $4.08 billion in tax revenue from property owners. “That was nearly double the amount of tax revenue they collected from property owners five years ago, when their total tax take was $2.13 billion,” he said. The high rate of government taxes on property was leading to distortions in the market and making the current rental crisis worse,” he said. “The high rate of taxation means the 850,000 private property owners in WA are, on average, paying annually more than $4000 in taxes, including stamp duties, land taxes, local government rates.” He said ABS figures show stamp duty remained one of the biggest sources of revenue for the State Government at more

He added local government was also heavily dependent on property taxes, with municipal property taxes totalling more than $1 billion last financial year. “Rising land taxes and local government rates mean landlords have had to pass on these costs to tenants, which has contributed in rents rising significantly over recent years. “These high rates of taxes are acting as a deterrent for investors to purchase new investment properties, which in turn is accentuating the rental crisis,” he said. ■
