Listings surge cools demand REVIEWS

A FLOOD of new properties to market in the past six months has resulted in Perth house prices beginning to cool. Herron Todd White Property Advisors directors Rob Walker and Daren Schneider said the number of listings in Perth had surged from about 10,000 in December 2009 to more than 12,700 in March. They claim the trend suggests that Perth is entering into a buyers’ market in the second half of 2010. The latest figures from property expert RP Data support the slowdown. They show that nationally, house prices increased just 0.2 per cent in April, well down from the 1 per cent-plus-a-month growth rate earlier in the year. Prices fell in Perth, Brisbane and Darwin. However, experts say it is likely the market is just taking a breather after prices rose by as much as 20 per cent last year. Statistics from the Real Estate Institute of WA show the number of property listings in South Perth-Victoria Park, Melville and Armadale-Serpentine sub-
