THE calling of the Federal election should remove the last piece of uncertainty that has resulted in a surge in property listings in Perth over the past three months, according to Travis Coleman, property manager of Propell National Valuers. Mr Coleman said that the trifecta of the rising interest rates, the proposed mining super profits tax and leadership changes in the Federal Government had combined to make buyers uncertain even though the outlook for the State economy remained very positive. “This positive outlook for the WA economy is underlined by the most recent predictions by the Chamber of Commerce and Industry which is now predicting that it is likely to grow 3.5 per cent over the coming 12 months – a half percentage point lift on the previous forecast,’’ he said. “The property market is driven by sentiment and when there is more negative than positive news, buyers retreat

from the market, as happened during the peak of the world financial crisis. “Overall, the outlook for interest rates is now one of steady rates or just modest rises while the conflict over the mining super tax has been largely resolved. “In reality, the WA economy could soon return to the boom conditions of a few years ago putting an upward pressure on property values. However, buyers tend to be fixed on immediate issues and uncertainty around the outcome of the Federal election is dampening confidence.” Mr Coleman said historically, the leadup to and during a Federal election was a time when people postponed making large decisions such as buying a property. “However, after the election, buyers tend to move back into the real estate market once they know the composition of the new Federal Government and some certainty has been returned. “Once the election result is known, the
