Market demands wise choices Housing glut makes it important to select the right agent, reports CARMELLE WILKINSON THERE are about 16,000 properties currently listed for sale in Perth. According to Jones Ballard Property director Shaun Yeo, the significant rise has been due to the impact of rising interest rates and the uncertainty about the mining tax. “It is now a much more challenging time for property owners wanting to sell their homes,’’ he said. “In the current housing market, selecting a Shaun Yeo real estate agent who can sell your property for its highest market value is therefore very important.
“The fact is, a real estate agent plays a pivotal role in the marketing of a home and the price negotiation process with potential homebuyers.” He said Jones Ballard found that on average, most sellers invite three or four agents to make an appraisal of their property before making a decision on who they will select to market the property. “It is an unfortunate fact that real estate agents tend to rank next to politicians and used-car sales people when it comes to opinion polls identifying the most trustworthy professions,’’ he said. “Many people select a real estate agent based on first impressions without undertaking any thorough research of the performance of the agent and their ability to deliver what they are promising.” ■

According to Richard Young, principal of Caporn Young Estate Agents, sellers needed to focus on these key selling factors in a home especially if the property was in the top end of the market. “With some banks now increasing their interest rates by nearly 0.5 per cent, buyers will be even more selective when buying homes priced above $1million,’’ he said. “The current median price of a home in the western suburbs is now around $1.3 million.” Mr Young said even if a property is marketed to its full potential and only slightly overpriced, the owner would find great difficulty in finding a buyer. “However, by early 2011 when the upswing in the local economy gains strength, buyers will take a more positive outlook to the property market and take advantage of very competitive house prices especially for properties priced above $1million. “The property market in the western suburbs has under performed during recent years relative to longterm annual growth rates which are around 12 per cent.” Mr Young said major improvements in the economy driven by the predicted second resources boom should see an upward market correction in these property values in the median term. ■
