Auctions have their place ALTHOUGH WA’s auction culture is not as strong as on the east coast, REIWA Auctioneering Network chairman and Property People principal Barry Litten said auctions were more common in the western suburbs than elsewhere. “Auctions account for around 5 per cent of all sales in WA,” he said. “On the east coast it’s closer to 40 per cent.” Mr Litten said this was because WA buyers were familiar and comfortable with private treaty methods that worked so well in this State. “There are a range of reasons a vendor would choose the auction option, but most commonly it is to achieve the best possible price in an uncertain market, or the property is unique in some way and therefore difficult to price,” Mr Litten said. He said in a booming market, auctions could achieve better prices for the vendor if the competition was strong. On the other side of the coin, buyers may find a home more cheaply at an auction as it prevented them from making an offer by private treaty that might in fact exceed the owner’s expectation. For vendors looking for a quick sale, most auction campaigns maximise buyer interest in the four-week period leading up to the auction. “Of all the selling methods, auctions average the shortest time from listing to sale,” Mr Litten said. By going to the market without a declared price, agents sold buyers the house rather than the price tag. ■
Drop in UK migrants decreases value of WA homes EUROPE may seem far way, but the effect of its property market is being felt right here along our coast. According to Propell National Valuers valuations manager Travis Coleman, in European countries like Ireland, house prices had fallen by more than 30 per cent in recent years and as a result the interest in Perth’s coastal suburbs among these buyers had slowly declined. “Overseas migrants coming to Perth are therefore conditioned to a more subdued international property market and are not in the same financial position as they were several years ago,’’ he said. “As a result of this trend, cashed-up overseas migrants are becoming scarce in the Perth property market, especially for homes priced above $1million. “Propell National Valuers is finding that properties priced above $1million which are correctly priced will sell, but properties which are overpriced by even 1 per cent in this segment of the market are not finding a willing buyer.”

The latest ABS population figures for the March 2010 quarter revealed that, overall, WA’s population grew by 2.3 per cent, which was well above the national growth rate of 1.8 per cent; however, the number of migrants coming into the State had dropped. “Some 7662 overseas migrants moved
to WA, which was a drop of nearly half compared to the March quarter 2009 when 13,448 overseas migrants came to the State,’’ Mr Coleman said. “The surge in overseas migration over recent years has had a very positive impact on WA property values by boosting demand for homes. “It is also important to note that a large proportion of these overseas migrants were coming from countries such as the United Kingdom and Ireland where property prices had risen very strongly over the past decade. “These migrants were selling their homes at a large profit and then taking advantage of a favourable exchange rate to buy competitively-priced properties in Perth.” Mr Coleman said it was expected overseas migration to WA would increase due to the booming resources sector; however, in the interim, home sellers needed to take a very pragmatic approach to pricing their property. ■

THE latest REIWA figures suggest that there is a good level of activity in the Perth property market, despite several recent media reports, says Harcourts Western Australia chief executive Andrew Moore. There were 67 more property sales in Perth in the week ending November 10 than four weeks prior, in the week ending October 13. Mr Moore said that according to REIWA data, Canning Vale recorded the most property sales south of the river, closely followed by Byford, Como, Baldivis and Thornlie. Those suburbs selling strongly north of the river included Clarkson, Doubleview, Beechboro, Butler and Wanneroo. The average number of days on the market from listing to contract was 64 days. Mr Moore said he believed these recent results were encouraging. “The results produced are reassuring, particularly in terms of sales volumes,” he said. “There is a lot of negative news out there, but these figures show that there is a steady level of activity in the market at the moment. “The gradual increase in property sales in Perth is encouraging and I believe that these numbers will continue to increase as more mining and development projects get the go-ahead in Western Australia.” ■
