Interest in South Fremantle, Coogee Coastal strip recovering well with growth in buyer confidence. By TANYA MACNAUGHTON A NEW report by Colliers International Research has revealed a boost in buyer confidence in the southern coastal suburbs of North Coogee and South Fremantle. Property Mark Butler funds management group Otan requested the study and managing director Mark Butler said the research into the area confirmed a significant improvement in the residential housing market. “The report shows a recent recovery in the capital value of houses and townhouses in North Coogee heading back towards preGFC levels,” Mr Butler said. “The report predicts property prices in North Coogee are likely to continue climbing up, thanks to the projected strength of WA’s

economy over the coming years.” Mr Butler said the pick-up in confidence was evident across South Fremantle and North Coogee. “Property transactions over the past financial year have nearly doubled on the previous year and South Fremantle’s median house price in September 2010 reached $928,500 which is, notably, sitting above preGFC levels,” he said. Colliers International Research consultancy manager Erwin Edlinger said with an extensive coastal frontage, the precinct was progressing as an active and desirable oceanside setting. “In the past 12 months, the most active area of the property markets in North Coogee and South Fremantle has been in the $500,000 to $750,000 range and there’s also been a recovery evident in the $750,000 to $1.25 million range,” said Mr Edlinger. “With the ongoing regeneration of the North Coogee precinct, including South Beach, sustained growth in population density is tipped and that should drive increased dwelling demand over the next three to five years.” ■

Tips to slash energy costs Builder offers advice on ways for householders to save. By CARMELLE WILKINSON REDUCING energy costs is a high priority for property owners as the State Government announces major increases to electricity prices. In addition, gas prices are also rising, which makes energy efficiency a key issue for homeowners. According to Wilson&Hart Home Builders managing director Anthony Kinder, energy costs were a more significant issue if you owned a larger home which had additional features such as a swimming pool and ducted airconditioning. If you already own a home, you can obtain useful information on how to reduce energy consumption from the State Government's Office of Energy website at http://www.clean.energy. wa.gov.au. Tips for reducing energy consumption include: ■ Try not to use small amounts of hot water frequently – not only do you heat the water, you use but also the water left in the pipe. ■ Set the water-heating thermostat to 60C on storage hot-water systems and 50C on instantaneous systems (if you are unsure of how to do this, contact the manufacturer).

■ Insulate the first two metres of pipes leaving the hot-water storage tank. ■ Turn the hot-water system off when you go on extended holiday. “This issue of energy efficiency is seriously considered by Wilson&Hart when designing new homes for clients,” Mr Kinder said. “The design of a home can significantly reduce the overall energy costs. “For example, building larger twostorey homes along the coastal strip has become very popular in recent years because of the growing focus on lifestyle in the property market.” However, Mr Kinder said a key consideration was the size of the windows if your house was facing west. “Some people install large windows in their new home only to find that the home is too hot in summer and they spend large amounts of money cooling the property,’’ he said. Wilson&Hart has assisted clients to overcome this problem by designing their home so that it has shading and that rooms have the correct window sizing related to the area of the specific room. ■
