Coast has the gilt edge Ten minutes’ walk to the beach can make a significant difference where capital growth is concerned. By CARMELLE WILKINSON IF securing long-term rates of capital growth is important, property investors and first-home buyers should be looking to the coast. According to O’Rourke Realty Investments principal Rory O’Rourke, Perth’s coastal suburbs have performed extremely well over the past few years. “With over 40 years’ personal experience in the property market, this experience has shown me that location, location, location is the key driver of wealth creation through property investment,’’ he said. “During the last decade, for example, the median price of a home along the Perth coastal strip stretching from Scarborough to Burns Beach has increased on average by at least 11 per cent each year. “Investors should also consider that this capital growth does not take into account the considerable increase in weekly rents in this area of Perth during the same period.” Mr O’Rourke said success in the property market was achieved by ‘stayers’ not ‘players’, meaning focusing on the fundamental issues driving property values, such as the increasing focus on lifestyle. “The walking distance to the beach is now a major price driver for coastal properties – and properties which are within 10 minutes walk to the beach are poised for strong capital growth during the coming decade,’’ he said. “So when you are considering buying a near
beach property, you should personally walk to the beach to check if it is within 10 minutes walk.” According to Mr O’Rourke the growth in property values in Scarborough and Cottesloe highlights the importance of social infrastructure such as cafes and restaurants when buying a coastal property – and when buying a coastal property you should always check if there are any future commercial developments planned, as this could have a major impact on future property values. Mr O’Rourke said ocean views added hundreds of thousands of dollars to the value of a property and home builders should consider engaging an architect to advise on maximising ocean views when designing a new home. “While all Perth coastal suburbs have enjoyed strong growth rates over the last decade, try to identify coastal suburbs that may be undervalued,’’ he said. “This is because house prices between suburbs do not move in a uniform pattern. For example, during the past year, the median price of a home in Trigg increased by over 11 per cent while in Watermans Bay the median house price rose by just over 4 per cent. “Older un-renovated homes in lower priced coastal suburbs such as Craigie and Heathridge can be purchased at near land value. “These offer investors and first-home buyers the opportunity to achieve strong rates of capital growth due to the high land content.” ■
Solid commercial comeback Auction process paves the way for rebounding interest. By TANYA MACNAUGHTON COMMERCIAL buyers and investors appear to be returning to the market place, and this is a clear indication that buyer sentiment is back in positive territory, says Port City Real Estate property consultant Darren Spencer. This statement came after a successful commercial auction on Saturday, February 12 onsite at 23 Strang Court in Beaconsfield. The large 1213sq m freehold green title commercial site included an industrial factory. As the listing agent, Mr Spencer said there had been plenty of interest in the property with strong inquiries throughout the marketing program, and both he and resident auctioneer Troy Holloway were impressed by the solid turnout on the day. “There were multiple bidders and the property sold under the
hammer, exceeding the seller’s expectations,” Mr Spencer said. “The client had agreed to take the property to auction due to the location, the rarity of properties like this becoming available to purchase and an active commercial market. “This proved that the auction process is definitely the best method to sell a property, particularly properties that are unique, popular or are difficult to value.” Mr Spencer said the nature of competitive bidding at an auction ensured that the agent could achieve the best possible price for the property within a four-week period. Port City Real Estate’s next commercial property auction will be held on Saturday, March 12, at 24 Norfolk Street, Fremantle. ■
