Chance to upgrade to the top end

Prices are tempting, but look before you leap COMPETITIVE prices in the top end of the WA property market indicate now is an excellent time to upgrade. Professionals Real Estate Group CEO David Hobbs shares his top tips on what to consider. “We have received rising levels of interest from people wanting to upgrade their home to take advantage of these competitive property prices and we expect this trend to increase.” he said. “Homeowners deciding to move to a new home should put in place an action plan to ensure a smooth process.” It was important to check finances before embarking on a search. “Decide as early as possible if you can afford to buy your next home before selling your existing home,” Mr Hobbs said. “This is likely to involve extra shortterm borrowing; however, you save on the cost of rental accommodation. This strategy mostly suits homeowners who have significant equity in their existing home.” Mr Hobbs said it was important for buyers to have a plan for what they wanted in their next home. “As soon as you decide you want to relocate, take an active interest in likely areas and properties that will suit your needs,” he said. “When choosing a property to inspect, stay focused on the type of home that suits your needs. Also keep a close eye on the properties selling

in your area. In particular, keep a record of the selling prices of similar properties. “Remember to focus on the final selling price, because this is the best guide to the probable value of your own property.” Mr Hobbs said all buyers should seek reputable advice. “Make early contact with real estate agents in your area who are actively selling properties and discuss the range of services that they offer,” he said. “This will help you eventually select the agent to assist with the sale of your own property. “Select an agent who understands your overall objectives and can provide you with an honest appraisal of the value of your home and implement an effective marketing strategy. “The same agent may also assist you in identifying your new home.” Mr Hobbs said buyers should arrange a family conference as soon as possible and then carefully discuss what each family member expected from moving house. “This is a crucial step because it is surprising how many property transactions are complicated at the last minute by family members who suddenly declare their true feelings about the property they are selling or buying,” he said. Townhouses maintain the tone Boutique South Beach development will add another dimension to beachside estate. By TANYA MACNAUGHTON WA property and construction group Pindan has unveiled plans on behalf of property funds management group Otan to build a boutique townhouse development in the multi-award winning South Beach estate. Pindan development management director Nick Allingame said the proposed CY South Beach project would be part of the masterplanned beachside community of South Beach Village, featuring spacious townhouses and common facilities that will include a central private garden area. “CY South Beach will blend contemporary architecture, in keeping with the rest of the

precinct, with homes that boast open plan designs, private entries, and internal access to two secure undercover car bays and a storeroom,” Mr Allingame said. “It also offers shared extras that you don’t get with a typical stand-alone home and these are focused on healthy living.
