Coffee the catalyst for new business partnership. By JANE EVANS

It’s a land of opportunity ... but do your homework

IT’S not every day you have coffee with an old friend and he offers you a job on the spot. But when Peter Clements and James Francis-Hayes, both of William Porteous Properties International, caught up after several years, the timing for a new partnership couldn’t have been better. Already established as one of the western suburbs’ premier real estate agents, Peter asked James to come on board as a buyers’ specialist. It’s not the first time the two have worked together, though; Peter used to manage the Claremont Hotel (formerly The Continental) and James worked the door. Ten years on, the two reconnected at a property course and met for a coffee at Cimbalino’s the next morning. “I think I rang him at 9am, eager to meet up and get some advice,” James said. “About an hour later, I had a new job.” With James now working alongside him, Peter says the

HIDDEN COSTS IN SITE WORKS: Don’t be fooled into thinking your site costs will be minimal. Blow-out of sites works is one of the biggest complaints to the building registration board. Even experts cannot always tell what site works will be until some time after you have your plans back from council. Be sure you have allowed sufficient funds to cover site costs and seek an independent consultant. 3. UNLOCKING A HIDDEN GEM: Don’t discount a block that has sat on the market for a long period of time. It may have some very overwhelming issues. Understanding the potential has proved to be the key to the reason our clients

difference is in the quality of service they offer their clients. “James really cultivates a relationship with current and prospective clients and spends time finding out what it is we can do for them,” Peter said. “It allows us to both be more hands-on, and be in two places at once, which is fantastic when one of us needs to show someone through a home and the other needs to be writing up an offer,” he said. Given the new BCA changes coming in 2011, this is now a very important consideration when purchasing a block of land or even a property for a knockdown rebuild.
