Aqueous Quay apartments.

Buyers should inspect properties to avoid costly plumbing or electrical problems. IF you are considering buying a home that is more than 15 years old, it is important to carry out a detailed inspection before making a final decision. According to Home Owners Utility Services managing director Todd Allender, the quality of the electrical and plumbing systems are crucial and can vary greatly depending on the age of the house and the parts and equipment used. “As a purchaser you are entitled to, and should take advantage of, a pre- Todd Allender settlement inspection of the property before you make the final payment,’’ he said. Homebuyers should check the following: ❏ power points; ❏ electric and gas hotplates and ovens; ❏ pool pump and equipment; ❏ dishwasher; ❏ remote controls for garage doors and security gates; ❏ reticulation; ❏ water pressure in taps and constant hot water flow; ❏ plumbing inside cupboards. ■

Site is quay to success Aqueous Quay brings out the best of its lovely natural location. By CARMELLE WILKINSON SUBIACO architects Doepel Marsh said inspiration for their newly completed apartment project at Mandurah Quay was taken from its idyllic surrounds. Janine Marsh said the design of the Aqueous Quay apartments brought out the best of its natural location with conservation of the established trees a primary focus. “It really was a pleasure to have such a lovely, unique site to work with – it feels like a park or reserve – so our main aim was to keep it that way and design the apartments to fit in with the natural placement of trees and shoreline,” she said.

“Preserving long-standing trees has given the apartments a sense of privacy and permanency – and provide a wonderful backdrop for every balcony.” Constructed and developed by a Pindan-led syndicate, Aqueous features a heated indoor pool, spa, steam room, gym, tennis court, BBQ area, boat parking as well as a meeting and boardroom for residents. It consists of 59 penthouse-style apartments, offering two-bedroom/two-bathroom, threebedroom/two-bathroom and four-bedroom/twobathroom layouts. Apartments start from $595,000. The new display suite is now open from noon to 4pm Monday to Friday and between 11am and 3pm on weekends, or by appointment. Sale prices and volumes show sharp improvement year on year. RECENT statistics from real estate expert RPdata show house and unit sales in a number of western suburbs municipalities are on the rise. The Town of Vincent showed a 33.8 per cent increase in house sales, with 91 homes sold in 2010, compared to 68 at the same time last year. In the City of Subiaco, 52 homes have sold this year, compared to 47 to the same time last year, indicating a 10.6 per cent rise in sales. The median price in the area has also jumped from $970,000 last year to $1,247,500 million in 2010. According to RPdata, the premium property market across Australia is experiencing a healthy boost in sales compared to last year’s results. “In all but one instance, the capital city council areas

Local Government Areas with the greatest % change in house sales (Volumes 3 months to April 2009 vs 3 months to April 2010)

which recorded the strongest change in sales volumes were within premium markets with median prices well above the respective metropolitan median price,” RPdata senior research analyst Cameron Kusher said. “With higher volumes there have also been higher prices. “Thirty-one of the 35 regions which showed the largest increase in house sales have also shown positive movements in the median house price between April 2009 and April 2010.” Unit sales across the western suburbs also look promising, with Nedlands showing a significant 45.5 per cent change in sales, from 22 sales in 2009 to 32 sales in 2010. Melville and East Fremantle experienced 19.8 and 15.8 per cent changes respectively. ■

REVIEWS Each level tells its own special storey Stone, marble and timber create an awe-inspiring exterior, complemented by a sensational alfresco area, writes Jane Evans SEEMINGLY close to the river, it is ironic that this beautifully crafted home has arresting views of the ocean from its second and third floor. On the morning I visited the home, the sand on Rottnest Island was clearly visible. The ultra stylish home is on a commanding corner block on the edge of Chidley Point Golf Club. Designed by Einar Fredriksson and built some 2½ years ago, the residence spans three epically proportioned levels, each designated a purpose. Stone, marble, timber and stainless steel gutters create an awe-inspiring exterior. The ground floor houses a fourcar garage, accessed by remote controlled gates on Wellington Street. Through the garage, a sizeable laundry connects to a wine cellar with a separate air conditioning unit to ensure the room is

temperature controlled. Entrance to the home is on the first level via a travertine marble staircase from the street. Travertine continues both inside and out, giving the home a sleek, polished edge. A sensational alfresco terrace is framed by a turquoise-coloured heated lap pool that runs the length of the western boundary. Three sets of oversized bifold doors open out from the kitchen,

lounge and dining area, effortlessly connecting the external with the internal. Imagine the entertaining. The minimalist kitchen features Caesarstone bench tops and Gaggenau appliances with designer pendant lighting over the breakfast bar. The master suite is also on level one and occupies its own wing, east of the central living area. Double doors enclose the

luxurious, hotel-like-suite, which features a massive travertine ensuite, walk in robe and bifold doors opening out to an enormous private courtyard, strictly for the adults. There is also a home office with a built in desk. The third level of the home comprises three minor bedrooms and a central lounge flanked by balconies on both sides. â–

Exclusive resort-style sanctuary beckons Oozing architectural finesse from every corner, the clever design manages distinctive indoor-outdoor connection, writes JANE EVANS IT is the latest design to come from the Buildwise stable and now this luxurious, beachside home is for sale. The resort-style sanctuary features a distinct indoor-outdoor connection through extensive use of glass, clean detailing and a strong cubist influence. Designed by Buildwise in-house architect Mark Rietveld, the home is as impressive oustide as it inside. Traditional pitched roofs, timber and stone combine with oversized gutters, low-pitched roof forms and cantilevered elements to form an impressive boundary-to-boundary elevation. Flawless landscaping, also overseen by Mr

Rietveld, comprises a striking stone water feature at the front. Entry to the home is through an oversized timber pivot door, which continues along a sweeping curved spine wall that extends throughout the home, defining its living zones. The ground floor is taken up by a home theatre, guest bedroom with ensuite, study, dining, living and kitchen with larder. There is also an inbuilt glass door wine cellar off the entry. Miele appliances complement slim-lined, fully integrated cabinetry in the state-of-the-art kitchen. From this vantage point, floor-to-ceiling glass panels and voids reveal a stunning

outdoor entertaining zone. An L-shaped swimming pool is flanked by a cabana and cantilevered deck over the pool. A floating barbecue area divides the alfresco and lawn spaces. There are four massive bedrooms and three luxuriously appointed bathrooms. An open timber tread staircase with a reflection pond underneath is framed by glass panels and is a stunning focal point of the entrance. In addition to the home’s aesthetic brilliance, passive solar design principles have been interwoven into a practical yet exciting design that integrates quality materials, high end specification and innovative thinking. In the exclusive enclave of South City Beach, Number 82 is one of only 300 homes within walking distance of the sparkling waters of the Indian Ocean. â–

Grand dame in all her Edwardian glory Built in 1907 with a 1980s extension, this glorious home will take a lot of beating, writes JANE EVANS BUILT in 1907, this Edwardian home features stunning period details such as intricate wrought iron lacework on the verandah. It is the first time in 30 years it is being offered for sale Set back from the road amidst established gardens in a quiet cul-de-sac, the delicate brick and tile property on limestone foundations is just moments from the river, Claremont shopping precinct, restaurants and prestigious schools. Beautifully maintained over the years, original character and former extensions provide scope for further renovation and extension, if desired. There are four bedrooms and two bathrooms. Entrance to the home is on the northern side of the verandah. A formal lounge with an original fireplace and

chandelier overlooks the verandah with full-length bay windows capturing the northern sun. There is also an elegant formal dining room. Three minor bedrooms are along the southern corridor; two with fireplaces and one with built-in-robes. The spacious master bedroom is across the hallway, and features a soaring 3.4-metre ceiling.

A 1980’s extension to the rear includes a lounge/dining area and the kitchen. Crisp white walls and raked ceilings give this space a modern feel. The area opens out to a brick tiled verandah and terraced garden, which also could be further developed. This glorious home has loads of potential, but is equally glorious as is. ■

I HAVE a penchant for old houses and this one epitomises what I love about them. High ceilings, wooden floorboards, ornate fireplaces, sun-drenched rooms with bay windows, wide hallways and space – loads of it. The stunning landmark residence is in a picturesque and prestigious setting near Swanbourne, among other houses that have stood the test of the time. An expansive verandah wraps around the grand, heritage-listed home and looks on to the street from its commanding, elevated position. Red roof tiles complement the colonialstyle creme and white facade.

Leadlight panels in the front door and windows of the entry give the property oldworld charm. There are four bedrooms and three bathrooms as well as a study. Some years ago, the original home was extended to cater for entertaining and the growing family. The renovated, country-style kitchen features crisp, white timber cabinetry with marble benchtops and splashback. There is also a drawing room, formal lounge and dining room, featuring Victorianstyle french doors opening out to a stunning rear courtyard. Across the terraced garden, separate from

the main home is a self-contained pool house or billiard room overlooking the pool. The billiard room was originally the horse stables. Limestone landscaped courtyards surround the swimming pool, perfect for entertaining on a warm summer evening. There is also an undercroft double garage, cellar and storage. Fortunately, this magnificent Claremont property has been beautifully maintained. They don’t build houses like this any more. ■

REVIEWS

Savour the individual flavour This Old Swan Brewery apartment impresses with its fantastic views and unique styling, writes JANE EVANS EACH time I view an apartment at the Old Swan Brewery, I am surprised at how greatly they differ. This time it was a first-floor apartment at one end of the complex. The owner and I discussed what section of the original brewery it might have formerly occupied but regardless, it is a unique and striking space. A long hallway or gallery area forms the entrance to the home. Black and white chequered tiles line the floor leading up to an exposed brick archway that connects it to the rest of the home. The previous owner was an architect and created a concrete-floored courtyard within the centre of the home, the only one of its kind in the complex. Alongside the courtyard is a guest bedroom, ideally positioned away from the other two bedrooms. The large open-plan living area features polished jarrah floorboards, soaring ceilings and white plantation shutters, which also feature throughout the rest of the home.

There are two bathrooms plus a powder room off the entry. A balcony accessible from the living area has a stunning aspect including the greenery of Moreton Bay fig trees, Kings Park and the Swan River. It is a perfect spot to sit and enjoy a morning cup of coffee. The kitchen has stainless-steel benchtops and a glass splashback in the home’s sleek, low-maintenance style that suits the owners perfectly. “We both travel a lot, so it’s been very handy to have somewhere that is so easy to lock up and leave,â€? he said. “We have also found that we use Kings Park regularly for walking and cycling.â€? Ironically, the owner admits he and his wife have only been to the restaurants on their doorstep a handful of times since they have lived there. The glamour of a bygone era blends seamlessly with contemporary appeal in this distinctive home. As I walk out through the lobby, past Carl – the loyal, round-the-clock concierge – I think how lovely it must be to have a concierge. â–

merges seamlessly with an enormous decked entertaining area, which includes a woodfire pizza oven and barbecue. Cleverly positioned to best service this area, the modern kitchen has full cooking appliances, granite benchtops and marri cabinets. Three levels of rare beauty Limestone and timber construction offers warmth, quality and heaps of space, writes SAMANTHA JONES SPRAWLED over three luxurious levels, this home in Quindalup is something of a rarity. A limestone and timber construction, it benefits from glorious views of Geographe Bay and emphasises these vistas through an array of open living areas and glass windows and doors. High-pitched ceilings further accentuate space throughout, while timber flooring is a lovely feature that complements the light decor. Fully furnished, the property has high quality fittings and finishing and would be an ideal holiday premises. One level of the home would be suitable for guests or as a teenager’s retreat. It is completely separate from the upper floor and consists of three big bedrooms, a bathroom and a living room. The timber-decked veranda on this level overlooks the large enclosed front garden and features a tranquil water feature. The upper level incorporates an open-plan casual dining, lounge and kitchen area. An open limestone fireplace is a great feature that heightens the warmth and ambience of this central living area. The kitchen is large and has an abundance of sheoak cupboards and cabinetry, plenty of bench space and a built-in dishwasher. A timber-deck balcony is access from this area and presents excellent entertainment options. It is fitted with cafe blinds. There is also a master bedroom on this level, which has a luxurious new ensuite with twin vanity, spacious glass shower and thoughtful storage options. The double garage offers drive-through access to the rear. ■

FORM

FUNCTION

Hot and handsome What do you get when you merge form and function? You get one very cool, yet practical fireplace, writes JANE EVANS THE words “cutting edge” and “fireplace” are not usually found together, but a West Australian design company is forging that union. Cocoon Fires is the brainchild of Perth Gallery director Anthony Hinchcliff and US-based designer Federico Otero. The two formed an unlikely partnership when Hinchcliff took a two-year sabbatical that saw him travel extensively through South America in 2004. There he stumbled upon a vivacious Latin American design culture, made up of a new breed of designers pushing the traditional boundaries, and recognised the opportunity to introduce it to Australia. In 2008, Hinchcliff established Apartment By Design, a Northbridge shop and gallery space showcasing the furniture and artwork of several Latin American designers, including Otero. Cocoon Fires are a unique range of sleek, pod-shaped, stainless and carbon steel fireplaces that come in compact freestanding or suspended form. The fires run on ethanol, a biofuel that can be derived from plants including corn, wheat, barley and sugar cane. Ethanol releases no harmful emissions while burning, making the fires clean and

environmentally friendly. While Otero is the creative force behind Cocoon Fires, Hinchcliff has propelled their product into a global market. Since launching the innovative and striking fireplaces in New Zealand in late 2009, the product is now available in America, Canada, South Africa, Japan, Europe and the UK. After exhibiting at the 2010 International Contemporary Furniture Fair in New York, the Cocoon Fire was declared a “hot pick” by the NY Daily News. The product was also the recipient of an excellence award at DecorEx South Africa earlier this year. “The principle behind the cocoon fire is a functional piece of art,” said Hinchcliff. “We like the notion that when it’s not being used, it looks great just standing on its own.” For more information visit www.cocoonfires.com ✍
